I had a bit of a difficult time with Butler and Stag towards the end of my tenancy. After paying £300 for a tenancy renewal they broke the agreement and allowed viewings to commence when the landlord put the property up for sale 5 months before the end of the tenancy. We agreed 2 days a week but constant telephone calls begging us to let potential buyers see the flat led us to feel uneasy about living their. We were kind of forced to use their own “cleaning company” for the end of tenancy check-out because they would “definitely” say the property was professionally cleaned, this cost over £250 for an unfurnished 2 bed flat. As well as a £170 checkout fee, which i know is standard but felt unnecessary as the flat had sold. We were promised after the flat had sold someone from Butler and Stag would be in touch to potentially reduce the move out fees because of the innconvience the viewings caused but no one bothered and when we followed up with Nick from the Shoreditch office he was not willing to offer any incentive as it would be “unfair to other tennants.”Overall not the best experience which is a shame as they have many positive reviews but towards the end of the tenancy it seemed they wanted to prioritise the landlord selling the property than protecting any right we had as a tennant. After living in the property for two years, paying rent on time and leaving the property in a better condition than what we had found it in felt a real let down. After finally selling the property they didn’t even drop us a curtesy email to say thanks or let us know the viewings would not continue. Very disappointing but hopefully learnings that can avoid future scenarios.

Dear Roy,We sympathise with your position. The landlord asked us to market the property for sale, naturally we acted on their instruction, as any agent would do. Prior to marketing, we liaised with you in order to agree two time slots, in which we were able to view. Unfortunately, the buyer we found, quite early on, had second thoughts about purchasing and wanted to show her parents who could only do a day outside of the times given. Being such a volatile sales market my colleague asked if you would accommodate (on this one accession) with 24 hours’ notice. By this time your tenancy was coming to an end and therefore within the statutory notice period. I took your comments on board about feeling pressurised and addressed this with my colleague and spoke to you myself. You kindly consented, but only if we were to ‘incentivise’ you by paying for the end of tenancy cleaning cost. As you can appreciate, as a business, it would be foolish for us to pay such costs at the request of a viewing. I explained this and said I was happy to put the parents off until the Saturday slot you had originally given. However, you were insistent that the viewing could go ahead outside of your given hours, but you were looking for an incentive. I was merely trying to point out that this cannot happen. If we were to pay for every tenants check out costs we would soon go out of business. We did ask your landlord if they could subsidise your rent in any way but they were not willing to.I am sorry you feel the communication was lacking. I myself have over 20 emails I sent you keeping you informed throughout the process and was willing to mediate when you suggested approaching the landlord directly. Unfortunately, cleaning and check out costs are in the tenancy agreement you signed and agreed to at the beginning of the tenancy. The fact the landlord sold the property should not have any bearing on these. You are not obliged to use our recommended cleaners, I simply had to point out a ‘professional clean’ was required as per the tenancy. It is required so we can carry out the check-out report and release your deposit in full. All of this is carried out by third parties, we simply act as an intermediary, so waiving costs is not an option for us. Again, I am sorry you feel this way. If we ever make a mistake then I will always hold my hands up but I feel in this case we carried out our duty to the landlord as instructed whilst keeping you abreast of developments. If the lack of contribution towards your costs are your main concern then I am sorry I could not help you further, ultimately it is at the landlords discretion. As you stated, you were our tenant for 2 years and we always had a good relationship so this is a very disappointing review to receive given our huge focus on customer service.
