TrustpilotI will never use abbots again
I have been with abbots for 2 years , I will not be using them again ,from the get go there has been problems from taking a month to give me £50 of the first months rent to a letting agent trying to bully me into having a tenant I personally knew .lying that my ceiling had collapsed and water was everywhere to me and the plumber when water was just coming down the over flow pipe , accusing me of not paying the electrician which I did 2 months previous to withholding money from my rent for work done to the property when I had told agent and property management I would pay the workman direct so will have to wait longer to get the rest of my rent . I was also told over a year and a half ago that the tin foil over my windows had been taken down to learn last week it was still there when questioned about this " misleading " information I was told tenants have a right to peace and quiet to sleep in the day again very confused as there is such a thing as black out blinds or curtains and I don't want my property looking like a drug house on a prison estate and they told me over a year ago it had all been sorted ? . They were also approached by the letting agent I was wanting to go with in November they had a told the new letting agent they could take over the property after November's rent was paid when I asked was this going ahead and had they sent over the details I was told that conversation never happened and I had to give them 6 months notice or wait until the end of the tenancy so again very confused when I then told them I wouldn't be staying with them at the end of the tenancy i gave them a few reasons why i also said new letting agents set up fee is cheaper i then recieved an email saying they would match new agents set up fee to keep me there so again very confused as to why they were charging so much if they can change the prices of everything .
All in all I can't wait to leave I don't feel I have had a good service from them not worth the money you pay and in all honesty I wouldn't stay if they paid me

GoogleSold our house last year with Abbotts in Ely and the team were professional and organised, following up with us on progress of the sale. We were on with two agents and Abbotts definitely were more proactive and engaged. Thanks to David and the team.

TrustpilotRude, unhelpful and useless.
Rude, unhelpful and useless. Having been spoken to reluctantly by a guy who claimed to be working from home but "just about to go out", he was unfriendly, unhelpful and said he'd ring me back next day and make sure I "was put on the mailing list". That was a week ago. I should have read the reviews before even calling them. If this is the level of their service I shall definitely avoid them.

TrustpilotMy son and his young family have been…
My son and his young family have been renting from Abbott’s for about five years now. Their landlord went up in the loft and put his foot through the ceiling in their bathroom. Huge hole and mess everywhere which my daughter in law cleaned up. There is water coming through the roof and there is wires everywhere. Landlord is taking his time getting it fixed. My son went to Abbott’s and asked if they could help and they turned around and said “No we can’t, you can hand your notice in if you want too”. IBeyond belief Abbots, they have two young children one with Asthma and you suggested they make themselves homeless by handing in there notice if they are not happy. You are a big joke and all as you care about is the money. NO CUSTOMER SERVICE AT ALL I am disgusted at you.

TrustpilotMildenhall - No communication & false hope
Abbott's Mildenhall In 16 weeks we had a total of 0 viewings. I would not recommend Abbott's estate agents in Mildenhall. The service was poor. Very bad communication and customer service. We experienced mistake after mistake with these agents with no apologies or ownership of errors. Since the very beginning we had many issues with the estate agent (Spencer Bartley). Initially we decided to go back to Abbotts for the sale of our house as we bought our house from them 3 years ago and had a good experience. However the Manager we previously dealt with retired, and the communication between them and us had noticeably changed in a bad way. Spencer (the new branch manager) told us that he prices houses to be sold quickly and efficiently. Later on we realised that he massively over priced our house to get us to sign the contract. After having no interest, I had to contact Spencer as I felt that he was not communication or guiding us in regards to reducing the price. After still not having any interest, we decided to get another estates opinion. Spencer said that we cannot go multi agency, however we later realised he did not fill out our contract properly meaning the contract was void, therefore he had to oblige. With the new estate agent we soon got some viewings and was updated regularly with sound advice/guidance. The couple of viewings that did get scheduled with Abbott's got cancelled very last minute. AND our final experience with Spencer... After cleaning our house, myself and my partner left our house for a viewing that one of the Abbotts agents arranged. I received a phone call from Spencer asking why I wasn't at my house, I told him that he should have a key as requested by Spencer at the earlier stages of this horrible service. Spencer refused to believe that I left a key at the estate agent. On arriving home, we was met by Spencer with our door keys. He struggled to apologised still not taking any ownership of being at fault. Further more, even if they thought they didn't have a key he should have confirmed that I should be at my house to let them in, however there was no communication of this at all.

GoogleTheir incompetence could cost you thousands...
It started off well. I did a viewing and decided to make an offer. We negotiated and the offer was accepted.
I made it clear from the outset that I wanted to use the property for a specific purpose, which they said should be fine, but I asked multiple times for them to check to be 100% certain. They said all should be ok.
I instructed my solicitor and we started work to move towards exchange and completion.
It was at this stage that the problems started. First, it took months to get documents that I requested. Not necessarily their fault, as it was down to the seller. However, I did get a call from the area manager who was clearly trying to push me through without getting the documentation which I thought was strange and a little unprofessional.
Then the big one. My solicitor found out that the management company would not allow me to use the house for my intended purposes. It was a straight "no", and the they said this had been requested before and also refused....I assume not by Abbotts.
Trying to get Abbotts on the phone after this was not easy. They only emailed. Eventually I got through and the attitude of the agent was quite surprising. No apology, just a kind of shrug of "Oh well, these things happen, there's nothing we could have done and it's not our fault..."
Still, such a basic check was not done in the first instance which was definitely their responsibility and fault.
In the meantime, the seller had an empty property so was losing rental income. He had also instructed solicitors so I assume incurred costs.
I had racked up broker and solicitor's fees during this process, too. Luckily I had stopped at getting searches done as it didn't feel right.
Were it not for the insistence by my solicitor that we get this written permission prior to purchasing the property, Abbotts would have pushed me through the purchase without knowing all the facts that I had asked for.
Abbotts said that they would push the management company to change their mind, so I waited.
At the same time, I saw that the property came back on the market the next day.
Shortly after, I received an email saying that the seller had accepted another offer. It was to be expected but still disappointing.
My annoyance was due to the fact that they didn't even have the courtesy to give me a call and say "sorry to let you know that they've accepted another offer. We're sorry it didn't work out this time, etc."
If they had handled it differently I would not have been leaving a negative review right now.
It's easy to look good when things are going well, but it's how you handle the hard and awkward situations that counts. This is where they fall down.
I would not recommend anyone to use this company because if things go wrong they will not handle it well at all.

DO NOT USE THIS COMPANY Used this company (colchester branch) to try and sell my house biggest mistake I've ever made. No feedback on any of my 8 viewing over the 3mths with them. Even the regional manager complete liar. Estate agents turning up on unconfirmed bookings. As a first time seller this has had a big affect on selling my house as to the time it has spent on the market. New local agents total different experience we'll run loads of viewings loads of feedback just wish i had gone with them first

GoogleAbbotts went above and beyond to sell our property. It was our first experience of selling a house and they navigated us through the journey, explaining each step and keeping in constant contact throughout the process to update us on progress. They were consistently chasing up the solicitors to keep the sale running to our time frame. We are beyond grateful for the service we received and would recommend their services to anyone.

GoogleWe used abbotts to sell and buy our house through the pandemic. Pat and david where both very helpful in all aspects. We had pat come to value the house for a start and once we agreed on a price to sell we got all the paperwork sorted and went live.
We had lots of people visiting at the start and a lot of interest but no buyers. Nearly 1.5 yeara later we got a buyer. The time it took to sell was not helped by the pandemic. Both david and pat where very good and tryed there hardest on viewings.
Once we had sold i was having daily meetings with pat to help me find a property. We used there morgage adviser all over the phone. This worked realy well as i didnt get home in the normal 9-5 hours so he booked me in late and worked with me.
I cant say the same for there solicitors and servayors... Just dont use them... There useless i ended getting all my money back from the servayors as they messed up and missed so much. As for th solicitors they just kept missing things and would tell me something weeks later what i could have sorted in advanced. I luckily had pat and david chasing the solicitors daily. i know pat made over 90 phones calls to them and i spent endless hours chasing them up, pushing as they where just too slow.
But over all we where very haply with the service abbotts gave us and i would recommend them.
(Just not the companys they work with)

TrustpilotWheres my Deposit!! It's been 8 months of chasing
If you choose to rent through abbotts, I have a warning for you... DON'T DO IT unless your happy to be scammed out of your deposit. If I could give no stars I would! My landlord decided to cut ties with them mid 2023 and wanted me to have my deposit back.8 months later and Abbotts still have not released my deposit even after providing the appropriate forms. Me and my landlord have gone backwards and forwards for months trying to get it with no luck.Whats erked me the most is all the false promises they make to keep you on side, well I'm not on side anymore, I have had enough. Abbotts still have my money and I want it back. You should not be holding on to someone else's money when you hold no contract with my landlord of me. Shocking service

TrustpilotWorst experience ever
I really dint want to spend even a minute of my time for a review with such an incompetent property agent but I am doing it to save others from wasting their time and money. They would do everything to get the business ( promise higher rental more than anyone else) and once they get the business you can keep calling, messaging, emailing there will be little or no response. They don’t care about their customers and only if you get the whole management services will they give you some importance. They have a lot of customers and don’t really care if a couple get upset with their services. This place is all talks and a waste of time.

GooglePoor customer service. The first person dealing with our sale was sacked halfway through which we were not informed about. Frequently the staff were unhelpful and unprofessional--promising to return our calls but failing to do this. At times it felt like we were being misled or misinformed. On several occasions they gave us conflicting information or told us forms had been sent out when they hadn't or emails had been written/phone calls made which weren't. In our experience Abbotts is an incompetent estate agency from the area manager downwards. Avoid.

GoogleVery poor service!!!! After viewing and paying down £350.00 to hold a house to rent, the service was extremely Poor!!! The refranceing part was even more shocking when they did not understand the way my income was tax, after I had explained it to them going back and fort from the agent to the referencing company. They gave a decision that wrongfully reflexed my income. I then had to get my accountant to call them and explain the way my income and taxation works even duo I did this twice before. The office then stopped answering my phone calls, and when I did get hold of them I using 141 to block my number they answer my call right after i called showing my number. I was then given a runaround story by the staff and was told that i'll be called back within five min's once they talked to someone in the office; or they have to talk to the landlord; This went on and I was never called back by anyone till I called them the next day, I even left it for two day when I was told I was getting a call back stright away, and never did. From the day I paid my money to the day I HAD IT with all the Extremely POOR Service 17days had pass!! which was full of stress and upset for me as having to move house with 4 children is a stress in it self but having to put up with the incompetent staff at Abbotts letting, I called up to cancle everything I did not care if the landlord say yes or no to me renting the house all I wanted was my money back!! even this I now have to wait for as the only member of staff that can do refunds within the whold of Abbotts is on holiday till next Monday! I'm doing a live radio interview on BBC Cambridgeshir today and i'm going to get this story into it because people are held at ransom by letting agents cause the need somewhere to live so we put up with all The POOR Service, The Rude staff, The Lack of Empty at what is very stressful times. You had my money and still DO!! you also had an obligation to me as much as you have for the landlord to provide me with a Open,Honest and respectfull service. Which did not happen in this case!!! POOR POOR POOR POOR SERVICE "abbots" Never Again< Mr S Cox.
