This company does not deserve one star. They have been managing my property for three years. It was impossible to communicate with them on any matter. Whenever I wanted to call my agent it was impossible to get through. When after 1h on the phone I was getting through to someone in the agency I have been always told that she/he is busy and will call me back. Guess what, they were never calling me back. The last months were especially horrible. I was told that I have no rights to see how new smoke alarms will be installed in my house! They found a company that will be putting smoke alarms connected by wires in PVC tubing in the living room. I was trying to explain that I do not want PVC tubing in my living room but the only other option I have been offered was very expensive wireless smoke alarm detectors. Next they said that the only way of increasing the rent is to renew the lease. This a blatant lie, as I was told by a different agency that rents can be increased without the need to renew the lease. Last but not least when I said that I want to leave them as I had enough they said that they will charge two monthly fees at the end of the contract. Today I found out that they took the whole rent. This is not lawful! I am obviously trying to deal with this as I write this review but the bottom line is that I shouldn't be even doing that. Please avoid them if you can.

Rettie & Co. have consistently provided me with excellent service and always went out of their way to assist me. Their staff are friendly and professional and never hesitate to help. They are so good, in fact, that when I moved out of my first property with them, I moved straight into one of their other properties! You will struggle to find a better letting agent in Edinburgh. I am moving away from Scotland, but if I had stayed in Edinburgh I would have stayed with Retties indefinitely!

Louise and Gordon at Rettie & Co lettings division make my job so much easier and pleasurable. I am viewing properties every week on behalf of my clients and it is always so much easier to make an appointment if I know the property is being managed by Rettie & Co. Louise goes out of her way to get me the appointment time I want and she knows the standards of properties I look for and can therefore give me lots of advice which ultimately saves me time. The after sales care is also fantastic which is so important and I would highly recommend using Rettie & Co to anyone wishing to let their property or indeed rent one from them. This morning we went to view a flat and the agent was 5 minutes late. Never mind being there 15 minutes prior to getting everything organized for the viewing. The agent could barely open the door as it was her first time at the flat. She jokingly (and nonchalantly) stated she would familiarize herself with it, with us. And this is classic, and I couldn’t make it up; she asked what Rettie were asking for in rent? Really? Needless to say I'm not renting it, and have no problem writing this review. My dog could have done a better job showing it. As an owner of two properties myself , that are rented out, I would be absolutely horrified if I employed this company on my behalf. It was every unprofessional.

I was a tenant for 2.5 years in one of their New Town properties. Every aspect of their procedures, paperwork and customer service was exceptional. They convinced the landlord to put in a very efficient boiler, repaired issues quickly and without issue and responded to any questions and emails quickly. I never once felt like an irritation, like I have with other agencies. Plus, I got my full deposit back with no issue despite two and a half years of the place being well lived-in. Great stuff.

Rettie and Co are without a shadow of a doubt the most efficient and professional residential agency in Edinburgh. I have been both a lettings and sales client in recent months and could not fault the service I received on either account. Both teams surpassed our expectations and ultimately delivered more than they promised. The lettings team appears to have a far greater understanding of the need to respond in a prompt manner when issues arise compared to some of their peers in the market. In my experience any issues that developed were dealt with swiftly and effectively. Having spoken to a number of sales agents in preparation for selling our house we thought that the team at Rettie and Co had a better understanding of the current trends and more all encompassing approach. At no time did we feel that the team were "ramping up" our expectations simply to get the business. They consulted us before every viewing was carried out and made sure that they fitted in with our schedule. The marketing material was faultless and the whole process cost effective in comparison to other agents we spoke to. Ultimately their approach delivered a result that comfortably beat our expectations and the home report valuation! We would use them again in a heart beat

As a landlord, I was not happy with the service at the time of tenancy change over - poor photos used on website and little information provided about new tenant - I had to demand basic info. Main complaint is the ridiculous charges levelled. Our wee flat rents for £525 per month. IN ADDITION to the 12.5% full management fee we were billed £648 (inc vat) at change of tenant. This is excessive and makes the flat almost uneconomic. See breakdown below. notice to quit 60 terminate lease fee 114 advertising 192 out of hours viewing 48 AT5 form served 24 reletting fee 210
