Lived in this property 14 years. Had a damp course twice and both failed. Black mold in every room. 2 bedroom home and both my children G14/B5 have to sleep in with me as their room is too moldy. Have reported countless times and PfP just send workmen out to look and then I never hear back. Places managers have fobbed me off and no repairs get done. Zero communication. House is freezing and damp and PfP won’t do anything. Said they’d move me to another property several times but then hear nothing back. Slug infestation from the damp. I’m also in remission from cancer and this is how they’ve left me and my children to live.

Denise Murphy hunstan I have waited over 7 months for the damp and mold to be delt with. A surveyor came done the report places for people sent me a list of jobs that needed doing. Loft insulation loft vent. Damp and mold cleaner and sealer on the living room wall. Bathroom wall. Both bedroom walls the front door needed an overhaul plus the rubber that goes all round the inside door needed doing. Pointing to almost all exterior walls. Guttering fixed and cleaned. I was sent this list and informed that all this work was going to be done today. This morning comes the electrician came looked at the installation of the extra fan but because he’s not the person that needs to do the loft ventilation was told not to do that as an contractor they use that specialises in that field had to come and do it. So I would have to wait for there person to come and look at the job before they do this. No time period for this that was booked weeks ago to be done today. The electrician was lovely nothing to do with him. Bad communication and organising from places to people. The two men that cleaned and fixed all the guttering did the loft insulation were great. The one person sent to do the mold damp stuff said it was a lot of work it wouldn’t be done today as normally a big job like this is given to private contractors. So no mold and damp stuff done today like promised.the same guy was down to overall the door which he levelled and put new sealant around the frame. Unfortunately couldn’t do the rubber around the inside of the door as this has to be ordered. So another job that can’t be done who knows when. The pointing that needs doing also did not get done because it’s such a big job as it’s in bad state needs a lot doing bricks coming loose holes cracks everywhere on external walls back as well as the front. So another job that’s booked for today not done Apparently needs a private contractor. Now at this point I still have not been told about this from any supervisor or managers. That all this needs private contractors. But from the poor workmen sent here. I want to also point out I was asked why I had my walls cleaned off. My answer would you live with damp and mold on your walls for continuous months and not clean it.I have been given no information as to when all this work that is meant to be done today is going to be done. I want to add at this point, I have complex post traumatic stress disorder. Severe anxiety and depression. And other mental health issues. Along with other disabilities. So you can imagine the stress anxiety and issues I’ve had preparing myself for today having people in my home. Constant lack of sleep with worry. Only to find hardly anything has been done that was meant to be. No consideration for my health or mental health. Has been given and incompetence with not organising this correctly in the first place. It’s a complete shambles. I also had to move furniture remove curtains which is difficult for me. For no reason. Yes, I am very angry and at this point I still don’t know when any of this work is going to be done in my home if you can call it at home. Totally unacceptable behaviour from a big company like Places For People. Today is the14th and still I have not been contacted regarding when the other contractors will be attending to do the work that should have been done on the 12th. I put a stage one complaint in regarding this and nobody has had the decency to contact me two days after the fact and after me putting in the stage one complaint in. And yes the message below says contact us by email and they are sorry to hear my issues. Well still no contact from them. I had to call again today to raise another complaint and was told the first one has not been looked at yet. So it wouldn’t be possible. Great way to treat customers. No care consideration or empathy.

We couldn’t be happier with places for…

We couldn’t be happier with places for people, we recently purchased a home via shared ownership. Our sales executives Charlotte & Waleed were absolutely amazing! They were both so patient and thorough, they took their time during the viewings, home demonstration and completion. Nothing felt rushed, they ensured we understood how everything worked in our new home. Everything was thoroughly explained right down to who to call in case of an emergency. From viewing to completion was a total of 2 months - It was such a fast and smooth process.

CRACK HOUSES FOR CRACKHEADS. This is the unofficial title of Places for People. According to area management (PFP asked me to amend my review rather than name them so we shall) "It is important that we support perpetrators". She actually wrote this in a response to a complaint. They let the drug addicts move back in after they've been renting their flat out fraudulently. PFP could have had them charged with a criminal charge and force the courts to re-emburse them for money made for renting the flat. But as ever they look after the criminals. Supporting them when they cause anti social behaviour and are either out shoplifting or in smoking Crack Cocaine. Bringing Crack Cocaine dealers to deal at the property. Dealing on the front door step. Then they lie constantly when in reality they do everything to support drug use and drug dealing in their properties. They've been supporting Crack Cocaine and Heroin use and dealing in my building for four and a half years now. There is something wrong with the people in management of this company because it's not just one or two of them. It's all of them. They absolutely hate tenants. This organisation is corrupt to the very core. Stay away at all costs.LAST NIGHT I WAS KEPT UP ALL NIGHT BY THE CRACKHEADS COMING AND GOING AND THEIR DEALER OPENLY SELLING CRACK FROM OUR GARDEN. SO KEEP YOUR COMPULSORY RESPONSE. PLACES FOR PEOPLE SUPPORTS DRUG ADDICTS AND DRUG DEALING ON THEIR PROPERTIES. UNDER THE MISUSE OF DRUGS ACT 1971 SECTION 8 ITS A CRIMINAL OFFENCE TO KNOWINGLY ALLOW YOUR PROPERTY TO BE USED FOR CRIMINAL ACTIVITIES. Totally crap

Totally crap. Went for a 3 hr assessment after them saying they were so impressed with my CV. After sitting assessment and sitting with people that work in a garage and behind a bar. I thought yes with all my experience etc I have this sorted I think they want younger people who they can mold unti there working environment. Very disappointed 😞

Awful housing association they dont even follow there own complaints procedure 2 years i have been waiting too get something resolved reported it online portal complete waste of time housing officer/manager cant even give you a reply instead they close the case formal stage 1 complaint i got acknowledgement told i would be contacted then ignored so complete waste of time put in a formal stage 2 complaint once again got email they had received it try to talk me out of processing with it but after 2 years of been ignored i told them to go ahead with it got told i would receive a formal stage 2 acknowledgement shortly well still waiting for that how they get away with treating there tenants is a nothing short of disgraceful the emotional distress they cause you can't even put into words i will say it again Awful housing association

Amazing Landlord - Very Helpful staff.

Fantastic! i would like to say that places for people have been so helpful with helping us move from a flat to a house. Emma Harrison has been amazing with any questions i have had she has answered quickly even when i have mitered - (sorry Emma) i think they are very fair with there housing and helping people find a home and i would highly recommend them as a landlord! they are better then the council - any repairs i have needed they have been there straight away and fixed any issues ( there hasn't been many) Brilliant place and Brilliant people.

Unacceptable call/phone times

Called to cancel an upcoming appointment, due to illness .. took one (1) hour thirty (30) mins for the call to be picked up by a handler... then I had to be put back on hold, to have the cancelled appointment, rebooked. The on hold call went unanswered ... my call was disconnected, with the call ending at two (2) hours thirty eight (38) mins.

The worst land lord so far

The worst land lord so far. I have a guttering repair that is still on going from April last year! fascia boards that where replaced have no gone rotten because they never painted them. Guttering is still! leaking. After a nearly a years worth of complaining about it they still can not fix the problem. How many more times to i have to ask. ? How many more work men have to come round and inform them about what needs to be done. Yet they will not sort the problem out? I now have damp in my loft and in the rear bedroom and in the bathroom. Which is completely unacceptable.

Communication skills training recommended

If I could leave 0 stars, I would. Since day one, dealing with Places for People Scotland has been a dreadful experience for me as a tenant. Communication with staff is extremely poor, no matter who you deal with. They are not responding to your emails, unless you are chasing them up on several occasions by yourself. When I called Edinburgh office looking to speak with certain person, woman of the phone told me “if Lucy has not given you her phone number, it means you can’t talk to her on the phone”. I have never heard such thing in my life! Maybe if their staff were responding for emails, they wouldn’t have to be chased up. Maintenance is a mess, online portal does not log in jobs on their side, even though you get a confirmation email. Then one is attending and you end up wasting your time. I was given a property in not acceptable condition, for example, massive holes in the walls inside the wardrobe. I’m now waiting 5th day to hear back from the “Void Team” to schedule a joiner to attend. Amy Tait does not seem to understand some of their tenants are working and I need to know ahead when someone has attend. The fact, such basics were missed, says a lot about their standards, on maybe lack of them. Once again, extremely poor communication causing unnecessary frustration. Management does not seem to be bothered with their poor reputation, shame.

Worried about planned merger with South Devon Rural

I am a tenant of South Devon Rural Housing Association in Devon which is planning on merging with PfP. But having read through the large amount of negative reviews (46 % are rated one star only-that`s nearly half of all the reviews on here out of 1082 tenants are unhappy) As I find SDRH don`t have very good follow through already-good at things like a broken toilet but very slow at bigger issues that often drop off their radar, these rather damning reviews from PfP do not fill me with confidence! Both SDR and PfP are both very good at producing glossy magazines telling everyone hoe great they are. But in reality there isn`t always much care for the standards of living of their tenants and usually some CEO and building investors are making a fair packet on building private homes to buy and to rent at far from really `affordable` homes. I say housing associations should focus more on replenishing the social housing stock that got messed up by the Thatcher years and that this should be in the majority. In 2022/23 only 12% of PfP homes were for social rent. That is absolutely minimal. The area I live in Dartington in South Devon-over the last few years has been covered in new builds which proposed an amount of social housing at the first post then by the time they are built these figures were reduced considerably. And they get away with it. Also the terms `affordable` rent and `affordable` homes ca be wildly above what most people can afford. Don`t be fooled by these people who present themselves as advocates of the poor-its basically all about making money for a few and widening the gap i the social divide.

I moved into my P4P property a year ago…

I moved into my P4P property a year ago and on the whole I’m very happy with it. There was a 3 month delay in getting the property ready and I did end up making a complaint as they kept moving the goalposts. The housing officers were superb and very organised. I book repairs online and the very pleasant tradesmen turn up on time and do the work properly. My only real complaint is they don’t have a Major Works programme so there is no schedule for windows/roofs/kitchens/bathrooms, etc, to be reviewed and replaced - I have neighbours who in 20 years have not had their kitchen replaced even though it was old when they moved in. My double glazed windows are very old and a bit draughty and the roof looks like it will need replacing soon but they work on doing repairs rather than anticipating future works which is what my previous Council housing landlords did. And that means that it becomes about who shouts the loudest with the quiet ones being overlooked.

Still no response to my snotty email i…

Still no response to my snotty email i sent them. Never missed payment for over 3 years i have lived in this nightmare house, and yet you keep failing to sort the house problems out, you take the money and run and dont respond.Your a disgusting company, so for that i will not be paying anymore rent from end of january 2024,reported you to my local council and the housing ombudsman and will find others to report you to,Enough is enough now and unless i dont take actions, you bunch of cowboys wont do a single thing, filthy urchins

Unsafe and unhelpful

Absolutely astonishingly bad. Incorrectly wired in the smoke and heat detectors on my flat. Contacted them several times, mostly with no response. Refused to help in any way, or investigate further (serious safety issue if this is the case through the whole building). It’s not cost me £3k and counting to resolve. Avoid at all costs.

Disgraceful

We live in a building with 14 apartments and every apartment is occupied by elderly, very elderly IE 90 years of age and severely disabled people. For the last four days we have had no lift. Residents are now running out of food. Rubbish is being stored in the flats causing a health hazard. Ive complained to my councillor SNP but no reply. We have been told the repair is out for tender. This is a disgraceful how they treat senior citizens.

New home

I have been offered a property in Nottingham, the initial contact from Emma was an easy process, sending in my documents, contacting me to send all documentation requested were passed and officially offered the property was a quick and painless process. Then being contacted by Regan to update me on the works being carried out and completion date, it's been a smooth process so far, should be getting the keys in a few weeks. This company is institutionally racist towards people of colour, non English. They are also prejudice towards the elderly, disabled and LGBT communities. Their treatment of disabled, elderly and LGBT Individuals is criminal. In fact the only people that they do support is drug users and drug dealers. They also have no compunction in breaking laws on a daily basis. PLEASE PLEASE PLEASE stay away from this company. I have been a tenant of theirs for 7 years and I have seen and experienced harassment from them. Seen it done to many tenants. The good reviews on here are all lies and fake reviews. 3rd worst housing landlord

Placesforpeople housing association are far the worst landlord . Pfp were voted 3rd worst housing landlord I have progressive lung disease yet they capped my gas in july 22 to date to prove a point to me i nearly lost my life at xmas 22 and in april 23 due to the cold in the flat no heating no hot water . they need investigated for fraud they charged my father £25 a month for 5.5 years to cut his grass out side his front door yet he has no garden they charge £25 a year yet only cut the grass every 4 months out of 12 months They will lie threaten and leave you for dead . We have a tenants centre which is always closed yet tenants pay towards heating/water/electricity on top of the normal property charges so tenants are paying 2 energy bills and up keep yet the only ones permitted to use without being charged are there managers contractors and work force.

Lies and let downs

Having lived in a places for people property for nearly three years it has been a complete and utter joke, don’t bother reporting repairs as they are constant let down with excuses after excuses, If I knew how bad they were I would never of moved in as once in it is near impossible to get out as no one will help you, when I first moved in I was with out a toilet for several months. Need repairs made on my kitchen but have waited months being let down time after time, false promises and incompetent trades turning up cluess. totally derepressed with it all now, utter waste of space, unless you owe rent you won’t get any contact, complaints are a farce, you have been warned

My email has been blocked so that I cannot complain about ASB

ASB suffered since 2021. PFP do nothing except issue "final" warning after "final" warning. They then bully me by telling me that if I complain again then an injunction will be taken out on me and that it is me that will get into trouble for harassment. I report there behaviour and lack of action to the Housing ombudsman and then wait patiently for them to investigate. In the meantime Dave is still shouting and swearing as he has arguments with himself that are audiable in my garden, inside my flat even with the TV on.He also follows me outside still. If I have work and have to leave at 6.37am he ensures that he is also outside walking around aimlessly to intimidate me. If I am out his washing machine is off. If I am in its on continously until I either go to bed or leave the flat. Whenever I go into my garden he finds a reason to come outside too. If I am having a lie in he will go into the cupboard in the hallway that is underneath my bedroom and hammer. He is deliberately tormenting me.I can't go inside and have peace because all I hear is a washing machine or shouting.If I go into my garden all I hear is him shouting and swearing. It's been constant for 2 and a half years. I contact PFP this week because I am fed up of having to ignore this behaviour and them do nothing about it. I have been told I am only allowed to contact the tenanfynenforcement officer.So i do. I am ignored. At my wits end I therefore contact two other people in the business that have previously been aware of daves behaviour1. Andy lomas 2. Jemma RobertsI send my email to find that both have blocked my email address. I therefore send the same emails from my work address and they go through. I have five to send one that summarises things and four with video footage.The first two get sent and then I am blocked again and the last three failed.Throughout my entire complaint re ASB they have tried to fob me off and dismiss it. I have been passed from person to person as no one wants to take responsibility.Then when Andy claims that he will sort things once and for all, I am still not listened to. Boxes are ticked but what is needed to obtain evidence isn't conducted.Dave is very clever. Whenever he is issued with his final.warning he goes quiet for two weeks knowing full well eyes are on him. It is during that time and that time only that PFP try and obtain evidence. He denies he is doing anything and they clearly believe him otherwise they wouldn't have blocked my email and prevented me from being able to complain about him going forward. His stalking can be proven by placing a camera directly infront of both our doors. His shouting can be proven with noise recording equipment.His washing machine torment is proven because the neighbour next door can hear it too and I have text messages from the last 10 days that confirm he can hear the washing machine too. His utility bills would also prove that I am telling the truth. Since 9 June he has had it on every single day for most of the day, evening and into the night. I am a good tenant and I do not deserve to live like this. It is unacceptable that this is how PFP treat genuine victims of ASB. He is mentally destroying me and all I have ever asked for since day one is real help to make it stop.

The sloppiest organisation I have ever…

The sloppiest organisation I have ever encountered. I am a leaseholder. They never bother responding to questions, promise call backs but never do, screw up simple service charge calculations, of course in their favor, take years to correct it if they bother correcting it. Building is mismanaged, things take ages to get fixed and when they do fix them, they break instantly again. Front door mechanism breaks weekly, and they have not realized after years that the best way forward would be to change the mechanism instead of spending leaseholder money on fixing weekly a bad system. Stay away at all cost if you can.

Horrible company

Horrible company. 0 customer service. Impossible communication. No details provided to buyers. Rude. Refund is currently taking almost a month to process. When they needed a reservation fee paid the demand was immediately! No answers to very significant questions such as what is allowed what is not allowed in terms of renovations. No clear guidance or rules on rent on remaining share. No specification provided before reservation or even after, including after several requests and begging… No measurements of rooms/walls etc. absolutely humiliating approach by the builders office and no communication. Make you feel like scam for being an Affordable property buyer! Do not recommend! Xenophobic and hateful. Discrimination on another level. If you are a single parent and from an international background do not approach this company.
