Emergency/urgent repairs on my elderly relative’s bathroom sink not being treated as a priority (7 weeks wait).

My elderly relatives’s bathroom sink has come away at the wall and can fall at anytime. She cannot turn the taps on otherwise the water goes straight through and soaks the floor. She has informed PfP and told them this is an emergency, or urgent at the very least, but they said it isn’t and have told her they will fix it in 7 weeks from now. This is disgraceful as she is in her 70s and has health issues (currently waiting for a hernia op and can’t bend down to use the taps in the bath).

It took over an hour and a half to get…

It took over an hour and a half to get through to a customer service advisor. The company’s web site is designed to reflect away any complaints procedures. They have no simple way of managing up issues with their properties. They have company rules for how long a complaint should take to be resolved. experience shows this rarely happens. Perhaps the business is too large and very badly managed and needs urgent action taken by the housing ombudsman. A total disgrace of a company.

Exiting in a dump …

My daughters house is suposingly been modernised they have been doing it for nearly 2 months + now she hasnt had a washing machine, no cooking facilties, no kitchen furniture relying on takeaways at her expense which is causing finacial problems her cooker has been put in storage. All Parts of the work is not compleated her bathroom is so disgusting that we have took photos. The youngests bedroom you have removed the light switch and replaced with a pull cord why we will never understand ??. The plugs are hanging off the wall not flush to the plaster. the workers ( cowboys ) dont compleat work they just skim over spend more time doing very little. This is on Dykewood drive Sheffield 6. The state of her so called home is a health hazzard this needs investigating ASAP or we will be taking thing further. Im a very concerned mother and grandmother this needs sorting

As I cant give zero or minus

As I cant give zero or minus, I've gave a one star. since Tuesday 14 October 2025 I've contacted PFP 5 times to request a boiler service that was due on the 12th. I've portal requested in 12 November, phoned December, wednesday 14 January 2026 (1524201) and again through the portal Tuesday 24 February (19472540) but alas ALL the requests have been closed the following day. I've sent another complaint today wednesday 8 April 2026 but alas it'll be ignored.

Run down and dangerous area

Constant power cuts and hearing loud threatening voices from strange men next door to my flat. Some very strange noises coming from the other occupants. The area in which it’s located is terrible and people keep harassing me in this area yet the rent is very high. I have constant power cuts that last hours. My landlord has a real problem with ignoring my complaints so I’ll just write them here. Further more fhe next house along keeps revving his loud car in the morning and aggressively racing in the driveway making me fear for my life. Last night as I returned from my night out in bath I saw a couple of large intimidating men burning some kind of insence to try to intimidate me and blocking off the ally way. I want a refund of all the money I have spent here.

When I first Moved into my Places for…

When I first Moved into my Places for Peple flat through the seaside to countryside scene from London to Norfolk could not understand that as soon as I viewed has to pay rent from that day , Places for people knew people had to give notice of four weeks to the Council/Housing Association I was with at the time so basically we have pay rent on two properties as we can't move straight away as need to pack and sort a lot of stuff out they actually put people into yet a a private ltd company have very few share holders and their profit last year was over £211 million they try to put themselves across as a caring Association but they are in it for money not, last year service charges went up over 50% shameless, we had a meeting today as decided to look at communal service charges a neighbour and myself did research, we discovered lots of discrepancies for one Admin Charges are not a service charge, Health & safety Compliance is not also it's a legal requirement for any landlord this year have changed nearly £4000 for community hall which is used for 5 hours a week and is only on when tenants using hall seems a bit harsh, it was neighbour one day whom said to look at charges collectively rather then per tenant weekly we had a meeting with estate liaison today with a long list of questions. What is concerning me more is the Gas we can sort service charges later, I moved in October 2022 and had a smart meter installed I was issued a warning notice which Ovo and myself reported to them straight away, the gas engineer told me the pipes have been put in back to front and if a leak outside properties it will come inside, the engineer him and gas company are legally blinded to inform Landlord these pipes have not been fixed as another tenant in April was given same notice but naively I thought no Landlord would mess about with GAS, whilst this is going on a few weeks ago Cadent Gas engineer turned up they maintain and fit all main Gas pipes across England & Wales turned up needing to get in side building where community centre is which has a code to get in, the tenants use to have it but it was changed, so they can't get in, engineer spoke to neighbors whom was around at time and apparently their is a gas pipe put in when built under community centre and if they don't get in, if they can break in, and condem the hall and get a warrant to gain entry, this is so scary that in 2024 a big company like them, whom made all that profit don't care if me and my neighbours die we spoke with a neighbours friend whom specialises in Housing law says this is criminal negligence and we collectively are not worried as much about charges but rather the fact that one night we never wake up again you are shameless Places for people as tenants are all less able or vulnerable so sad to think a business has such lack of Health and safety and concern for their tenants

Category 1 complaint since jan 26 still nothing done regarding burns resulting in realy bad scaring due to replacement kitchen not being completed 7 other ongoing complaints 1 of which human waste leaking outside in my back garden since 13th February 26 jobs that have been waiting to be completed for 16 years repairs not completed in timely manner when reporting a repair the call handler logs it as something totally different customer service absolutely shocking

Poor repairs and cheep parts

This is the 3rd time I have had my biler stop working in the last year and a half. The boiler is over 25 years old and instead of replacing it for a new working boiler they keep patching it. Just spent over an HR on the phone trying to get them to at least fix it. I told the first of many people I spoke to I work full time and I can't be there in the morning as I'll be at work and I can't get the time of. So she booked the appointment at 8am. I then spent an hr on the phone talking to many people about getting the time changed so I was available but all they said is I have to be available for 24hrs... so 24hrs goes up until 5pm when I would be available but they can't change the appointment time. Absolutely poor customer care. So I would have to loose a days pay because they cant arrange a proper appointment. I'm sure if I didn't pay the rent they wouldn't be this slow to help them self. So now I can't get the boiler fixes for another 4 days due to not having time of until Saturday. 4 DAYS WITH NO HOT WATER. how is this possible in modern days. This is not the first time I have had to deal with poor repairs. When I first moved in, it took 4 months to get any heating.. This is fixed now, only thanks to Ryan the election who went out of his way to come back and fix the problem. Without this guy I'd be without hot water all week

Place for people are not interested in…

Place for people are not interested in their tenants, once they get the rent , that’s all they are interested in. We constantly ring up with repair request that are ignored, fencing is rotting never been touched since houses built , area is becoming dumping site ,despite many complaints. Landscaping is now just grass cutting , leaving grass cutting everywhere kerbs covered in weed and grass. Drains covered in grass , no visit or contact from area managers. I spent lots money improving my house , that’s work places for people should be doing. . The area is now fill up with druggies and woman selling sex in houses let by places for people.

The flat places for people forgot!!!

I don’t when you are talking about but I am talking about when the Housing Officer came to see me about my dog’s barking! He push his way in to my house even after I told him 3 times I didn’t want him there! He came in the house after being told I didn’t want him, I was in my nightclothes and I had a chest infection.Then he went on spouting rubbish about dogs! I told him that I needed to move as I feel intimidated and watched all the time and he some remake about nutters!Then he said that he was going on Holiday and would come and see me as soon as he was back, he also asked me to get a Doctors letter which I still have!There is lots and lots more things I could say about flat! Like both the kitchen and bathroom need replacing as they are All full

Appalling service, unfit living conditions, and zero accountability from Places for People

We have endured severe, persistent damp and mould caused by structural cavity issues. Despite months of inadequate quick-fixes and dismissive advice, thousands of pounds worth of our personal belongings and furniture have been destroyed. We are currently sleeping on a mould-covered mattress as we cannot afford to replace it, and Places for People refuses to offer fair compensation, offering insulting complaint payouts instead.

There is so little communication within…

There is so little communication within the Places 4 People offices, with their third party tradespeople, and in turn between the office and the tenants that it creates so much confusion and chaos. I cannot count the amount of times workmen are supposed to come to my place to do something, I take time off and they don’t show. Or like yesterday I was emailed weeks ago to say a plumber was coming to my place for a routine visit, I take time off work and a CARPENTER showed up who had to paint a quarter of a metre patch in the hallway. I didn’t need to be home ! I have countless examples of nobody showing up for appts, or the completely wrong tradesperson for the job, Matthew (housing manager) came to look at my windows some weeks ago which are rotten.. He promised me verbally all our windows in the whole building would be replaced by Xmas. Obviously nothing in writing and obviously it’s not happening. So frustrating. I’m upset and very disappointed in the way us tenants are treated considering we pay rent

This company is incompetent beyond belief.Made a complaint.It was closed without any action.Made a complaint about the complaint.Investigated.I Refused to accept outcome as investigation was incomplete.Complaint raised to level 2.Investigation was completed.Received outcome of level 2 and documents to complete for compensation.Documents do not say how or where it should be submitted.Return the completed document to the investigator/sender and ask if I need to send paper copy?then hear nothing……no response to my question and no payment received.I phone to ask if the person could respond …I hear nothing.MY COMPLAINT WAS ABOUT COMMUNICATION!!!

Customer service is not great…repairs for ongoing issues not done

Customer service is not great constantly chasing after 10 working days an ongoing issue that is yet to be resolved. No case management via CCA team for complex cases - the CCA chases but never calls back. There seems to be no escalation process when service requests fail to be adhered to. Still waiting for issues to be resolved in regards to mold and damp. I sent a new repairs list of all repairs needed in the kitchen. The operative attended and advised he would take pictures. Pictures were taken and sent to trade supervisor and then I chased every week for an update on action did works. Complaint was raised and reviewed - compensation offered and accepted along with the agreement they would be doing the work on the kitchen to ensure that it was able to be fit for intended purpose. Works still yet to commence.

Unhappy Tenant

It has not been the best time for me living as a tenant of Cotman/Places for People for various reasons. The latest being plagued by rats and not having any support or action. Again I was left too frightened to go out and too frightened to stay in, which I can assure you, was devastating and drove me to despair. Instead of bombarding Places for People it was left to maybe one or two people to do the contacting. Which I thank them for. We were left with no representation for months on end. I could go on but what is the point your tenants wellbeing is obviously not your priority. I would like to thank Jeff Hicks for his telephone call during another episode and I understand he was trying to help wherever he could during this awful period. Thank you again.

Poor customer service from Dylan

Chapelton is an excellent place we would have loved to have lived there. The reason for the 1 star review is because of their sales rep at Chapelton Dylan.We have looked at 2 houses here and we had Dylan both times. The viewing went ok and we were keen to see what the part exchange would be. Now Dylan did say places for people to don’t often part exchange flats or maisonettes “I have a maisonette” but there might be another couple of options and he would ask his manager which was fine . Dylan did not get back to us or try to sell the house to us . Fast forward a couple of months the house has now been reduced and Dylan phoned us and again for a sale and we said you never got back to us on the part exchange which he said he would speak to his manager again , again did not contact us . So my GF phoned a week later and the house was sold and there was no apology or acknowledgment of him not getting back to us . Again a few days ago we called hoping we didn’t get Dylan and we did and again I’ll speak to manager as he was calling him that day and for the 3rd time no response back . We have been to a few different builders and this has been by far the worst customer service we have experienced. Even if Dylan called us back to say it was a no go for part exchange it would of been fine and I wouldn’t have to right this 1 star review.

People for Places ineffective and a failure

People for Places failed to sign document in time for an exchange/completion on a sale where we were the buyer of a leasehold flat from an owner who had a quarter share; People for Places being the 'landlord' in this leasehold flat. We have lies and incompetence along the way so we backed out from this purchase not wishing to go forward with People for Places. It appears that they get 5 stars from people whom they help to get into property easily but one star from the tenants who are suffering from their incompetence. There is somethings sadly wrong with this organisation. I concur with the suggestion of others that they should undergo investigative journalism to expose their enterprise which seem more like a money generating exercise (who does it really profit?) than a charity set up to help people.

Been waiting since May to have my…

Been waiting since May to have my dampen mode issue looked at. One operative came round and said he could not take off the kitchen cabinets to investigate for mould issue fully. Since then two more operatives have come and just looked at for mold inside the cabinet. Still waiting for a full inspection.

Rude offensive office staff

I am thoroughly disappointed and disgusted at being treated like scum by office staff who accuse me of being rude when calling office after months and months of major problems!!problems are not being sorted! I would not recommend places for people whatsoever as they only care about your money!do not use them as they promise the world and give you nothing in return!! They haven’t even bothered to ring after my request…..says it all!

Living in a places for people home is…

Living in a places for people home is just the absolute worst housing experience of my life. I moved in to find the house had a severe flea infestation, what a battle i had for them to put this right. That was just the start of my nightmare. Cracks in all the walls, seals are coming away from the artex walls that contain asbestos, i have been told to fix this myself. Reported rats in my home on the 9th september, still waiting for this to be resolved. I contacted them to check if asbestos is present in floor tiles as they are damaged, brittle, breaking down. They said they don't contain asbestos but having seen the asbestos register, they DO contain asbestos, me and my disabled grandson have been exposed to this serious hazard. My mental health has nosedived, i am not sleeping with the stress of it all. Completed their complaints process so off to the ombudsman now.

Does anyone here wants to know the true meaning of " banging your head against a brick wall" ? If you do wanna know, read on.

Terrible Experience with Places for People. I am extremely disappointed with the service provided by this housing association. My experience has been nothing short of a nightmare, A living nightmare. First and foremost, the maintenance issues in my property have been consistently neglected. I’ve reported numerous problems, including a leaking roof gutters, broken heating system, and mold growth, but these issues remain unresolved despite repeated requests. It often takes weeks, sometimes even months, for any action to be taken, and when it is, the work is usually subpar or incomplete. I once had 2 workmen wearing P4P uniforms, driving P4P vehicle fighting in my property as each one of them wanted the other to finish the work.The communication with their staff is abysmal. Phone calls and emails frequently go unanswered, and when they do respond, the information is often inaccurate or misleading. This lack of transparency and efficiency is incredibly frustrating, especially when dealing with urgent repairs.Additionally, the quality of living conditions is unacceptable. The property is poorly maintained, with dirty communal areas and inadequate security measures. I feel unsafe and uncomfortable in my own home, and the housing association seems indifferent to these concerns. They will text you threatening message when the rent is 3 days late and don`t bother informing when they send someone to complete any minor repairs. Moreover, their customer service is horrendous. The staff are unhelpful, dismissive, and seem to lack basic courtesy and professionalism. It feels as though they have no regard for tenants’ needs or well-being.In summary, my experience with P4P Housing Association has been extremely frustrating and disappointing. I would strongly advise potential tenants to be wary and consider other options if possible. This housing association needs significant improvement in its management and service to provide a decent living experience.

Autodialler calls me 3-4 times per day…

Autodialler calls me 3-4 times per day when I am just a week late paying the rent. When you try to call them back they just leave you listening to music. Never respond to emails except to threaten you.Issued section 21 notice after being just 2 weeks in arrears with rent,Rent went up by 21.5% this year. It’s social housing with very ant-social service charges. When you are in financial difficulty they make you feel like a criminal, and their account managers have about as much empathy and charm as a county-court bailiff.I am not currently even in arrears and yet they still continue to harass me, They should really know better than to harass their tenants - especially with their registered offices being based in Grays Inn Road, London, in the heart of the legal community.
