I wanted a one-stop shop for all the elements involved in selling a property as we were going abroad and, apart from one or two minor issues about viewings, this is exactly what we received. From conducted viewings through to a seamless legal service, staff were pleasant, professional and communicative at every stage, making the whole process as stress-free as possible. I would highly recommend McEwan Fraser; whilst they may charge at the higher end of the market, this is worth every penny for a quick and efficient sale. I viewed a fixed price property on a Saturday and wanted to go for it. I heard that McEwan Fraser were the only company open on a weekend so raced round to their office and was helped by Jadiene Morison to put in a verbal offer and then also a formal offer very first thing on Monday. It was entirely due to her understanding, responsiveness and helpfulness that I managed to be the first over the line (there was a lot of interest on this property) and secure the purchase. I couldn't rate Jadiene high enough. I was even more impressed to hear that submitting offers is a free service for them. I am hugely grateful.

My name is Julie Roberts and I sold my property with McEwan Fraser Legal at Flat 13, 7 Hawkhill Close Edinburgh. On the 22 June 2017 I put my one bed, fully furnished flat on the market for sale with Mov8. Almost 6 months later there was not a single note of interest nor any offers made on the property despite a significant volume of viewers; staggering given that all industry reports and news articles were pointing to a very buoyant housing market in Edinburgh. When I questioned Mov8 on what they were doing to proactively sell my flat and follow up with viewers, there answer was always standard, ‘I’m trying to get in touch with them’ / ‘I have left a message’ and that was it. It was essentially down to me to manage them, that is not what I had paid for, nor what had been promised as a service. At Christmas time I contacted Gary Wales, property surveyor from McEwan Fraser to ask him to come and look at the flat as I was baffled as to what was going wrong. From the get go, the service and interaction I had with Gary and his colleagues was outstanding and second to none compared with Mov8. As a surveyor, Gary came to view my property straight away and was just as baffled as me, as to why not even a single offer had been made. Although an expensive decision for me, I switched to McEwan Fraser right there and then and thank goodness that I did. Gary and his team made the switch completely seamless, covering all paperwork and finances within the week and, working with Karla in sales, devised a refreshed approach to marketing and selling my property that saw it go on the market with McEwan Fraser at the start of January. It sold in just under 3 weeks, achieving 10% over the Home Report valuation, utterly phenomenal! I absolutely cannot recommend Gary, Karla and the wider team at McEwan Fraser enough. They consistently demonstrated a highly professional, seamless service from start to finish, where I was at the very heart of what they were doing. I got the real feeling that they were on my side and that they very much cared about what they were doing and worked hard to ensure they delivered the best result for me; including delivering a quality pipeline of interested viewers who’s expectations matched what my property had to offer. The fact that the flat went so quickly is testament to the model that they operate. There was no ‘washing their hands off me’, both Gary and Karla, my main points of contact stayed in touch regularly with me to ensure I was happy with what was happening and always keen to answer questions. Karla always ensured she called me to update me on prospects and their thoughts after viewing, and didn’t just rely on their customer portal to relay information. I felt involved and engaged at every step and even motivated by their enthusiasm. The courtesy shown from the wider sales team when phoning to arrange viewings was also outstanding and their communication in terms of keeping me up to date with scheduled viewings was just brilliant. If you are thinking of selling your property do not think of doing it with anyone else. McEwan Fraser are game changers in the industry. I simply cannot recommend them enough!

Where to start? I've sold many secondary properties in my time, but only used MFL on my last sale. I'm fairly well versed at how this works (or should work). There are too many problems to list them all, but issues include: Surveyor didn't really listen to our concerns, but instead kept cited all their awards. Looking back, this should have been where my gut told me there was a problem - I've never had "concerns" when selling before. The schedule looked nice, but there were some really clumsy erorrs - nearby popular landmark pictures had the incorrect names, the map with property pin was in the wrong location, and some of the wording of the text was not completely favourable. However I was advised to not worry about the errors as getting it on the market ASAP was important. This particular property had a lot of eaves - the entire property is basically eaves, and the floor plan in 3D didn't show any of these. Apparently the 3D can't do eaves at all. It made the property look almost twice as big! This was noted by many of the people who came to view the property who were disappointed. I was surprised that the photographer was also the person who did the drawings. The accuracy wasn't great at all. I'm not sure of the point in 3D plans, especially when they don't correspond at all. When the property went on the web, it was advertised incorrectly as a house, rather than a flat. This meant the crucial first weekend had people looking for houses rather than flats, so they were immediately not interested. Photos didn't go online for the first week in two other property websites and I had to prompt the company to resolve it. Incorrect billing - sent bill that was intended for someone else! There is nothing they can do to correct this now - the issues fell on deaf ears at the time when it counted.

Used MFL for conveyancing in both my sale and subsequent purchase. My solicitor was Magnus Moodie along with Sophie Li, who were both truly excellent and I cannot recommend them highly enough! All correspondence was via email and their responses were always helpful, informative and reassuring. Magnus went out of his way to address and sort issues that arose during the sale, which were definitely outside the normal house sale process. I'm not sure if other legal firms would have been so accommodating as Magnus, for this I am eternally grateful. MFL have great solicitors who go to great lengths to make sure your sale or purchase remains hassle free and on track. Most of all, their solicitors are great at communicating and instilling confidence in the client that everything will be taken care of, regardless of how extraordinary the issues may be! McEwan Fraser's legal service is definitely the best I have come across and I would not hesitate to use them again and likewise, will highly recommend them to others. Also, their office was in Edinburgh but I sold property in Glasgow and bought in South Ayrshire. The geographical distance had no impact as everything was done online, such a big improvement than doing everything by post. Once again, thank you Magnus and Sophie, your expertise was very much appreciated.

The selling process with McEwan Fraser started off well: an enthusiastic valuation, talk of how easy it will be etc. It all sounded too good to true - and indeed it was. Problems throughout: from incorrect schedule information, forgotten visualisations, mix ups with viewing times and more. Oh, and the legal team forgot about me so I had to chase them 2 weeks before sale completion date to hear that I'd been forgotten about due to a staff holiday. I got the feeling my level of business wasnt important to them. Would I use them again? Absolutely not. I would like to mention Ross most favourably though - professional, courteous & efficient. Without him it would havd been a single star review.

I have a very mixed view of this company hence the reflection on the stars. It would be better if you could review the estate agent separately from the legal team. As a seller I would not use this estate agent again. Their sales pitch was good but thereafter was not so good. Attempts were made at communication but generally I found them unhelpful. Seemed unable to communicate within their own team very well. Given the substantial extra you pay for their service; it's not worth it. The company was interested in achieving quite frankly a ridiculous high price for my property. I thought I'd hit the jackpot believing they'd get that price. Unfortunately, I believe, that is why my property did not sell with this company. They couldn't be honest about what could be achieved price wise and valuable time was lost. I managed to sell my property through part exchange with a new builder, not through McEwan Fraser & Legal. As part of the agreement, the builder agreed to pay any outstanding monies due on the condition I used McEwan Fraser & Legal as conveyance solicitor. MF&L were substantially higher priced than who I had initially picked but since I was having outstanding monies paid I went ahead. Despite my reservations the legal team were excellent. I really couldn't fault them. The solicitor, Zoe, explained everything and didn't make me feel silly for asking questions. I had most of my correspondence with Zoe's secretary, Gemma. She was great with my constant worry and numerous emails. Quick to respond to my emails. Once we got to this part in process of the part exchange the legal team were exactly what we needed. As a buyer, however, I found them unhelpful. Bookings to see properties could not be booked until weeks ahead. Despite working shift work myself, I'm able to attend viewings at most times in the day/evening on any day but bookings were difficult to arrange. If that was my property being sold I'd be annoyed that someone wanted to view but couldn't because there wasn't a agent to attend a viewing for such a long time. I also found that I couldn't just download a home report. I needed to request it. After being sent a home report/ attended a viewing, I was sent a feedback form for each. It was just a ridiculous amount of feedback forms. I realised that the people that had viewed my property had also been subjected to countless feedback forms for everything. I informed their team via email that I was unhappy with the volumes of feedback forms and didn't receive a response. They clearly only care about the feedback forms for number purposes rather than actual review. So as an estate agent, no, I would use them nor would I encourage anyone else to. I would use the legal team again though.

We agreed to sell with McEwan Fraser Legal because of the great presentation made by Ken Meisak. Ken is great, warm, professional and ultimately a great salesman so a credit to MFL. He was also fully transparent with all aspects of the sale and financials involved which was refreshing and reassuring. Our trust in Ken wasn't misplaced and everything he promised was delivered. Our house was under offer within less than 2 weeks. Communication was superb throughout. Our negotiator Peter Moore was fantastic. He has that unique ability to take on the role of trusted and friendly advisor whilst remaining fully professional and having the interests of both his clients and his company at the forefront. He was always happy to chat through our options when offers started coming in and never got impatient with our questions. There was a minor issue regarding the fees which ended up being an oversight by accounts however this was very quickly resolved. I would happily recommend MFL and would sell with them again. I would give them 4.5* out of 5*.

Fabulous service, Michael Mullen was excellent , carrying out many of our viewings for us and providing good feedback as well as answering all our queries. This is such a contrast to Slater Hogg with whom we tried to sell our home some 2 years previously. They only facilitated 1 viewer in 10 months while McEwan Fraser not only generated a significant level of interest in our property but most turned into viewings. I would definitely recommend using MFL to sell your property. Right from the start you are updated immediately on how your property is being marketed, when it will be go live, brochure completed etc. The message board is brilliant, no need to keep phoning into the office to get updates on viewers or information on notes of interest, you can view on line anytime anywhere. I was selling my late Dad's house and Hayley especially made the process so much less painful. Thank you Hayley. I had a large number of viewers to the property immediately and achieved a sale quickly. MFL did all the viewings which was invaluable to me due to the circumstances of the sale.
