GoogleI rented with LittleJohns for 6 months and I am very happy with the service provided. The property manager Raine Selkirk was very helpful with all my queries and kept prompt communication, allowing issues in the flat to be sorted efficiently. Thank you everyone at LittleJohns!

GoogleAvoid like a plague, entering a tenancy to find a hiding pest going on. Place was appealing dirty, appliances was left with baby oil through all the surfaces. Given a dirty property, cracks on the walls, mouldy appliances. They avoid to show you the place with the excuse of Covid and you need to rely on pictures. Deceiving pictures in their website, Room with a view and Littlejohns are the same. Beware! Awful treatment from the start.

GoogleGreat letting agent. Everything was dealt with swiftly and full deposit arrived not even a week after we had vacated the property. Mary Winchester was a great contact in the early days, with it being my first flat on my own I wasn't sure of what to do and when and she helped guide through that. Occasionally needed a second call to remind of any issues (when they rarely happened) but if a second call was required there was always an apology then it was fixed quickly after that. Have enjoyed our stay the past two years, and would recommend.

GoogleJust in response to their reply which complete ignores my main point. We paid over £10,000 in rent over the 9 months and they still felt it was acceptable to charge hundreds for a couple small blue tax marks and general upkeep in a flat with walls covered in marks and small holes. I cannot see any reasonable justification for this, and scummy is the perfect word to describe littlejohns and the landlord of our flat Barclay place., , - Will try keep as much of your deposit at the end of the tenancy as possible. We disputed their proposal to keep £500 of our deposit for various nonsense charges, which we partially won. We were charged £200+ for redecorating at the end of our 9 month tenancy, which covered costs for repainting the walls as there was apparently small blue tax marks on some walls. Despite marks, holes and disgusting old radiator fixings being signed off by littlejohns on the inventory we completed, they still felt it acceptable to charge us for two tiny marks on the wall. Despite paying 1530 per month, littlejohns and the landlord (whose mortgage is long paid off I’m sure) still felt it was acceptable to charge hundreds to redecorate a flat for a couple tiny marks, that don’t exactly stand out in the countless others around the property. In years of renting, neither my flat mates or I have had anything deducted from our deposit until we went with littlejohns. If you do have the displeasure of having to deal with a deposit issue at littlejohns, get in touch with Living Rent, and don’t let scummy letting agents ruin the city.
Despite your Inventory comments that the property was in good condition on vacation, we felt that this was not indeed the case. It was your right to take the matter to adjudication and we were happy for this to take place given the lack of agreement. As was borne out by the Adjudication decision a substantial majority of the deposit was upheld in our favour to cover damages. We reject completely in any way that we acted inappropriately and at Littlejohns we always strive to give the best service to both our landlords and tenants equally. We do not accept in any sense that the word ‘scummy’ describes Letting Agents in Edinburgh.

GoogleWould like to thank Raine for her assistance with the Maintenance in the flat I rent. Without prompting, she inspected the flat and noticed that it was drafty, the windows were very old and starting to rot, she arranged for double glazing to go in and the flat is now very cosy. This was done swiftly and hassle free and the contractors were great. Thanks Raine you are a star :)

GoogleI would absolutely recommend Littlejohns as a letting agent to rent from. After having a bad experience with my previous agents it was wonderful to deal with company who really seem to care about their tenants. The service was very friendly throughout my whole tenancy through to the move out process and any issues that arose were sorted out promptly. My property manager Raine in particular was so lovely, very helpful and I felt that she completely had my back as a tenant. I was very sorry to end my tenancy with Littlejohns and if the opportunity came to rent with them again I would have no hesitation in doing so.

GoogleI have rented with Littlejohns for the past 3 years and would highly recommend them. We had minimal issues arise with the house (as small as alarm systems needing new batteries) however these were always acknowledged and resolved within 1-3 working days. The property manager Sarah has always been friendly, clear and timely with her communication.

GoogleAvoid at all costs. This company is renowned for being particularly horrible to student tenants. They will try and get every penny possible from you. For example, we spent £150 on a professional cleaner, with receipts. Yet, they still charged us £150 for cleaning for "not hoovering the cupboard carpet." They know full well students need their deposits back as quickly as possible to move into the next flat, this is clearly part of their plan to make money. We have informed Edinburgh University and the student union, as well as Living Rent. They may be the oldest letting agent in Edinburgh, but this doesn't allow for foul behaviour.
Hello Rosa - I think it would help if you got your facts right before posting a review. Regardless you organising a professional clean of the flat, further cleaning was required throughout, NOT just the hoovering of the cupboard carpet. We have a comprehensive library of photo's taken at the Check Out by our Property Inspector and you are more than welcome to pop in and see them. Of course it would have helped, as we always advise that you are present at the check out but it appears that none of you were able to attend.
