I’ve been renting with Simply Lettings since 2024 and they’ve been fantastic. From my very first viewing, I was welcomed by Pedro, who was friendly, informative, and incredibly helpful. The whole process was smooth and stress free a huge contrast to my previous experiences with other letting agents. Any issues I’ve had during my tenancy have been dealt with immediately, which really shows how much they care. I’m now moving into my second property with Simply Lettings, and the process has been just as smooth, if not smoother, than the first. A big thank you to Sam, Pedro, Kirsten, and the whole team - I couldn’t recommend them more highly.

Kirsten was a brilliant help for a fairly time-pressured rental move. She was accomodating at different stages, and kept us in the loop as things progressed. There was a bathroom leak on day 1 and Robbie helped arrange a fix nearly within 24hrs so overall seems Simply Lettings have a great team

I rarely leave reviews but I cannot recommend Simply Lettings highly enough! From the very first interaction, their team has been incredibly friendly and approachable, making the entire renting process smooth and stress-free. The time it took to get documents signed was impressively speedy. No endless back-and-forth, just straightforward efficiency. Compared to the letting agency I was with previously, Simply Lettings is in a league of its own. They’re 1000 times better in every aspect! If any issues arise in the flat, they get sorted quickly and without hassle. With my previous agency, I had to wait ages for anything to be addressed, if it even got sorted at all! The contrast in service is night and day. A special thank you to Karen, Sam, Robbie, and Callie for being so wonderful to work with. My experience with Simply Lettings has been amazing. Pedro, who showed me the flat, was incredibly friendly, prompt, and thorough in answering all my questions. As I’m not a UK citizen, I really appreciated how clearly he explained the steps I needed to take and what would work best in my situation when applying for the flat. I’m currently going through the referencing process, and Kristen has also been very helpful and quick to respond to any questions I’ve had. Overall, it’s been a really lovely experience the whole team has made sure the process has been as stress-free as possible. I’d absolutely recommend Simply Lettings to anyone looking to rent.

This is an awful letting agent. Stay well away unless you want your deposit for holding taken,as my guarantor pulled out and I found myself a new guarantor (same day) and then refused them even tho the fitted the criteria. Then told me that they won't give me a refund £448 (holding deposit) because I pulled put which I did not. They've robbed me blind and I will be taking further action in court.

For a landlord, this is a rare jewel of an agency. Tenants are also very positive in their feedback to me. After many frustrating years of working with rental agencies in Brighton who offer poor service and poor communication, I found Simply Lettings 5 years ago and have never looked back. A small, dedicated team led by the owner Sam, who get the job done, find excellent tenants and are great at communication. Sam sets the style with his can-do approach and his excellent local knowledge. An absolute pleasure to deal with and always available to deal with anything.

Over and above the call of duty!! Moving into our dream home almost became a nightmare until Sam from Simply Lettings stepped in! Due to unforeseen circumstances our move was delayed by 2 weeks which had a knock on effect across the chain. Sam was able to reassure us and actively took responsibility to ensure our rescheduled move in date went as smoothly as possible. It goes without saying we felt totally at peace with how the move was progressing and every concern was dealt with professionally and quickly. Amazing work by the team at Simply Lettings Brighton.

Cannot recommend this agency enough. As a student moving to Brighton, the prospect of renting and living alone was daunting but Simpl Letting and the entire team were the most helpful (more so than my university) in the process. The team are amazing and friendly and have prompt email and phone replies. Their communication is astounding and I will never rent with another agency in brighton. Definitely student friendly unlike some of the other student led agencies in Brighton so if you are a student I highly recommend Simple Lettings.

I am rewriting this review because the response from agent was not accurate I see they have once agan posted an inaccurate reply so please ignore it. The truth is I wanted to view a property for rent but before I got past the appointment I was asked if I had a guarantor. I said this wasnt my first choice but could get one if needed. I reiterate! I told agent i could provide one. I asked to see the property and if it was suitable, we could proceed with the formalities. The agent refused to let me view the property until I had submitted details of guarantor, a totally ridiculous position to adopt. what's the point of contacting a guarantor if I don't want to proceed with the property? This is highly irregular to say the least. No wonder the property has been vacant for many months.The agent was pompous, unhelpful and obstructive, she wouldnt even let me finish speaking, totally unprofessional. I dont recommend this company.

Pedro is an absolute delight, he is very personable and friendly and made the viewing really relaxed.
