We had an amazing experience with Cubitt and West. Chris Bignell got our house up on the market really quickly and arranged plenty of viewings at a time when the market is usually slow. He was incredibly communicative and friendly through the whole process. Our Sales Advisor, James Samuels, regularly updated our online account so that we had immediate access to feedback from viewings. There were many moving parts with our sale (we were selling two houses to fund purchase), and our Sales Progressor, Garry Wheeler, was brilliant. He chased all parties relentlessly to make sure that everything synched up and we were able to exchange on time. I couldn't be happier with my experience with Cubitt and West, Lewes, and highly recommend.

Just to say what a great team Cubitt & West in Lewes provided to support my sale. James was brilliant at booking in and facilitating viewings and was always supportive and positive throughout. He has a lovely friendly manner and is super responsive to even the silliest of questions. Garry has been of invaluable support throughout the conveyancing process and provided updates, encouragement and a positive attitude, even when it was taking longer than expected. He made the journey through conveyancing that bit easier to navigate and a lot less daunting. Tina and Chris have also shared their wisdom and excellent experience gained over many years in the business. Very Disappointed all round

Don't often write reviews however as my decision to use this estate agents was based on so many good reviews, I felt I needed to share my experience.After having 5 valuations of my apartment, I decided to use the Southsea branch as I was very impressed with their manager Samara. She was very prepared and seemed very knowledgeable and didn't just tell me what I wanted to hear. They were the most expensive but she justified that with all the extra things she offered to sell my property such as building initial excitement with a pre-launch, with their list of 200+ looking for a similar property working with homeserve for over 60s.Once the contract was signed, communication just disappeared and there was no pre-launch. Just the day before my property went live, only a handful of people had been contacted so there was no such pre-launch. the launch for a weekend went wrong and my property only went on one of the main sites and not the others like it should. They didn't even notice. I had to advise them on the Monday that my property was missing. One of the biggest failures was on the advert was no floor plan and I wasn't generally happy with the advert at all. It was very basic and not making the most of the property at all. Despite multiple calls I couldn't get hold of the manager and she never bothered to call me back and she was the only one that could make any changes apparently. I was then told that a floor plan hadn't been done as my own photos were used but this was never explained. Weeks went by and after going into the shop directly I finally managed to get agreement to some changes made and I was told a floor plan was being done, however all the changes still didn't get put through. I basically re-wrote the ad myself and the floor plan was only put on as a picture so it still didn't show there was a floor plan and there was a sizing error on it that again I pointed out. I didn't get any interest at all or a single viewing on my property, a very smart and tidy property, and there was no communication or feedback around what was happening and what they were doing to sell and even though I tried to express my disappointment they just didn't seem to care and then just blamed it on the price. I don't dispute the market is challenging but I strongly feel the advert let it down and the lack of a floor plan was a big failure, I've also noticed that links that I see on Facebook don't work so when you click on a property that they are advertising it just takes you to a blank white page.Selling a property is stressful enough but it should be a collaborative approach with your agent and I found the total lack of communication and feeling that they were not interested a real let down.

Selling a home can be very stressful…

Selling a home can be very stressful more so when you live in another country and rely solely on the agents. Trying to decide who to use to sell my house was a long drawn out process. However during this time there was one constant and that was a lovely lady Jo Green from the Dorking branch of Cubitt & West. During the course of maybe 6 months she periodically called just to let us know she was here if needed and she never pushed any agenda. She made me feel like she was there just for me and it was really appreciated. In fact she was the main reason why I eventually decided that Cubitt & West were the agents to deal with my sale. I briefly flew to the UK and met Jo in person and within minutes I knew she was the right lady for the sale. The sale was quite a lengthy procedure with several dates given to me along the way however, Jo told me at the outset how long the sale would take and she was correct. Jo you have my respect and thanks but I would also like to mention Carole Fraser-Eighteen, Juliana Dennis and Scott Buchanan. There was nothing these guys would not do to help or just be a voice on the end of the phone. Thank you very much indeed. I would highly recommend Cubitt and West, Dorking and also the I Am Sold auction system. Thank you to Alexandra Young and Sadie Married Pitts. Great service.

Don't use this real agent as their…

Don't use this real agent as their services are very bad. They just sold the property without looking and checking of developer's professionals and ethics to customer and left the buyer to struggle faces the issues after buying the property. I bought the brand new house through Cubitt & west and their developer was not even answering the phones calls, or reply or fix the problem even they agreed. They left the house without any purchase or supplier contact details to contact if you want to do something by yourself. Spoken to real state agent head office and the feedback I have received is this is not their problem if developer is not answering so you have to go to legal but they are not taking any responsibility as a selling agent to select the professional developer or take any action. Buyer is buying the property with their hard-earned money and paying the EMI but this real agent and their unprofessional developer are just a real problem so never recommend to use again.

I had no problem with Cubitt and West…

I had no problem with Cubitt and West Caterham at all, I got on really well with Lucy from the beginning, you could tell she liked the house which to me meant that would shine through when she spoke to prospective buyers. They all kept in touch and the house sold very quickly, then Sophie kept us updated regularly on the progress of the sale. If I had any concerns or questions there was always someone on hand to talk me through things and reassure me if I needed it. The house looked great online and we were done from start to finish in 2.5 months. If we ever move again I would not hesitate to use Lucy and her team again.

Promised the world before going on the market. That’s where the sloppy work started, given the brochure to sign off. Had to be return 3 times for amendments due to duplicate wording, missing pictures etc., basic work for anyone, but no care or attention to detail.Once the house was on the market and live on the website. Some pictures where over saturated making the house look a dirty, missing pictures and more pictures of the garden than the house.Asked them to amend this, met with a sharp and blunt response over the phone…speak to the manager.They amended this, placed the original pictures online, next to the over saturated pictures. Simple, uncomplicated work for anyone, but seems no one can be bothered to check details and pictures. All in all, a very bad experience of Cubitt and West, talks the talk but does not walk the walk.Would I recommend Cubit and West? No not at all, wasted 8 weeks of my time and money.

Though I didn’t use John O’Neill at the Cubitt & West branch, Woodingdean to buy or sell a property, he recommended their in-house solicitors and mortgage services. As a first time buyer, his recommendation and guidance was invaluable. Mortgage Matters Direct were totally amazing in securing me a mortgage, a fast and efficient service with great communication throughout. I would highly recommend them. JS Law, the conveyancers recommend by Cubitt and West were also great, Lauryn Parker-Beaton was very patient in taking me through the complexities of buying a leasehold apartment. Though it took a while, she did a good job in getting the property to completion. John’s knowledge and experience of the buying process was also invaluable, as a first-time buyer this was daunting and stressful, he simplified the whole process for me and held my hand the whole way through.
