Mine was a very complicated sale due to legal issues which came to light once the sale started. The staff at Wards in Rochester were amazing, helping me through the process despite all the difficulties and dealing with Covid restrictions too. I wouldn’t hesitate to use them again and can’t thank all the staff enough.

GoogleHad the best experience with Wards- from really listening to different qualities we liked in houses, to making us feel that no ask was too unreasonable. Georgia, was excellent with our viewings and really listened to feedback we had about each property. Unfortunately, we had a less than desirable completion day, but Wards were such great advocates for us and made us feel really valued. Everyone I spoke to and dealt with couldn’t do enough for us. We will definitely be using them with future transactions!

I viewed a three bedroom property that was for rent. On viewing this property they told me they would be replacing the front door that was wooden, very lose and had a gap down the side so wind would get in very easily and anyone could break into my house. Also a cracked window in one of the bedrooms . I was advised by wards the landlord would do this work.6 months into living there I contacted wards about these works, they told me the landlord is not willing to fix them as it's very expensive.Also in the garden there was stones from the beach, my kids could not play out there because the stones were sharp. The landlord said she did not want the stones removed so my children could not use the garden in the summer.The landlord come round a few times to inspect the property always told me should liked the grey in the front room with the silver glitter wall. Wards would also do separate house inspection and take photos.My first inspection came and I received an email from wards and my landlord telling me to remove the stones in the back garden, I told them I have been complaining about the stones since I've lived here, I am not able to remove them as I was 6 months pregnant. Wards told me to clear them and keep them in a storage in garden.I was shocked about this!I made a complaint to wards regarding the stones and that I picked up what I could while being heavy pregnant. Not long after the landlord turns up at the property and cleans some more of the stones, she did not seem happy and told me ' you don't like the stones?' I explained my kids can't play out there and I also mentioned again about the broken window in my sons room and the front door, she told she could not afford to do it.I spoke to wards and told them I will be looking to move.6 months after, I had to leave my property for mine and my kids welfare so I was put into temp accomodation.I spoke to wards and the landlord and explained what had happened, they did not end my tenancy early, they just wanted more money out of me. Checkout report, the lanlord keeped all of my deposit £2k because she was not happy with the decorating and was charging me a few hundred to paint each room in the house, I had not touched upstairs but every little chip in the walls, door frames she was charging me for. She wanted money to clean all carpets throughout the house but the carpets were a red colour and warn out before I moved in. She wanted to charge me for doing that house up because I moved out and she wouldn't have an income anymore Wards never keep to there word. They all just want money out of you but are not willing to help in hard times. Even though the house was not in great condition as a single working mum this was the most affordable for me and I was promised these works would get completed.The house Is still empty now...a year on......

GoogleI'm sure they did their best, and we did have some actual viewings but a sub from another office who didn't update information meant we missed out on anyone for some weeks in new year and when I terminated contact I was sent a list of people I'd never heard of and who certainly never viewed, BUT was told that if any of those names subsequently bought the house I'd be liable to pay Wards fees! I understood that 'arranged a viewing' meant they told me when the person was coming to look at the house not sent a list of unknown names, so beware of 'padded' figures on recommendations. After I queried the lust & wording the man hung up on me!
