My partner and I were extremely impressed with Martin & Co during my last viewing. Ashley was very kind and helpful, while we didn't get the property in the end we really hope to rent with Martin & co in the future.

AVOID WHEN POSSIBLE: DISCRIMINATORY AGENTSI have been looking for a property to rent for a while. On Monday morning I was refreshing rightmove when a property listed by this people appeared. It ticked all of my boxes, so I immediately (within 2 minutes of the property appearing online) I sent them an email showing clear interest and requesting a viewing, including my non-British name. I was emailed 6 hours later saying they'll be in touch. I did not get a reply until the next day in the afternoon, where I was told the property already had "a couple" of viewings, and most likely the landlord will take them (notice, no offers where made at that point). After that I called several times, once being told someone would be in touch with me and they never did. I was ghosted for another day until I was fed up and called on a Wednesday. On the phone they put on this pantomime of trying to help, they even offered me a (to be confirmed by current tenet availability) a viewing for the next day in the early morning. This was at midday Wed. I heard nothing about them until the afternoon when at 17:29, one minute before their offices close, the same agent that ghosted me all week send me an email saying a let was agreed. In a market that moves so fast, I was not able to get a reply in less than within 24 hours, even less a viewing!PLEASE AVOID! I hope there would be an official entity to which report this.

Unprofessional and discriminatory practice

AVOID THIS LETTING AGENT!My girlfriend and I wanted to rent a 2 bed flat for about 12 months. We were eligible for renting it (income was 2x what was required, right-to-rent, credit history etc.) and also could guarantee the 12 months of rent based on our savings account.On the phone, I was told I could apply for it, so I was happy to continue with their process. Sent an email with our details (including our names, which are not british). Following that exact email, we started being ghosted by martinco for about 3 days, until I had enough and phoned them.On the phone they told me they already had many viewings on that day, and if I wanted to apply I would have to view first, contrary to what I was told before. Even worse is that they offered us a viewing a week later, which meant they had time to go through every single application from the first viewings and keep us as a backup...It is very clear to us that they changed their opinion about us as applicants the moment they received the email with our full names, which can be considered as discrimination as we were fully qualified to apply for that property.AVOID THIS COMPANY AT ALL COSTS! You can tell by reading all the reviews about them, that they practice shady tactics and are not a professional letting agency.

Be weary when signing a contract as a tenant.Our contract had a fixed 12 month term, which afterwards automatically switched to a rolling 1 month notice. This flexibility was one of the reasons we picked the property.However at the end of the initial term, Martin & Co. insisted that we sign a new fixed term contract.We were happy to accept a rent increase, but not another fixed term contract, as we are in the process of buying a property at the moment, but Martin & Co flat out refused to continue with the existing contract which allowed for this to be done quite easily.While this is within their legal rights, it is against the spirit in which the original contract was signed. Putting a clause in the contract that they had no intention of adhering to feels like they are just deliberately misleading their tenants.Long story short, be sure that you read your terms carefully, and do not expect Martin & Co to respect anything except the fully binding clauses. Do not consider only the things they say they will do, but think about what they are technically allowed to do, and only if you are happy with that, sign.

Written from a landlords point of view on a managed contract. They have no interest in looking after your asset and offer a self serving service with single source of over inflated non transparent estimates which they won't provide breakdowns against for the damage they have allowed to happen by the tenants they couldn't care less about...avoid and look past the telephone manner and empathy

I wouldn’t use this Estate Agents ever

I wouldn’t use this Estate Agents ever, steer clear. You book an appointment to view a property and get a 15-30 minute slot. After 5 minutes someone else turned up and he left us to talk to them. We tried to put in an offer on the property but Jas didn’t listen. We tried to book another viewing as he was so rude and wouldn’t listen to us, to be informed by text the viewing was cancelled and they had accepted an offer. Stay clear, they are rude on the phone, rude and arrogant when doing a viewing and their staff are incompetent

Like experience I don't recommend them there are very stressful every time even when is about to sign the agreement if you don't agree the new agreement which my luck the rental flat is one of the guy from the office is threatening you if you don't sign your out from the rental flat in 7 days...And every month is coming to stress you one of them useless agents to check the flat even if you are not agree with them this is seei from the landlord is have the authority to enter the property so this in very very ruthless about this.Be carefully because I lose 225£ .Is was asking this amount for so call deposit to chip the property but is LIES after you pay even the amount of the deposit this amount you don't see on adding to the deposit so my opinion RUN FROM THEM .READING OFFICE...if you find someone else please 🙏 choose them not this scam&lier agency Martin&And the LIERS Co

These guys are amazing, recently had to move home have been with them for 15 years, they found us a new tenancy almost immediately and made the move incredibly straight forward as moving home can be very stressful! Rude, incompetent and not worth the premium price.

Rented a student house from them in Oxford. They were utterly useless and treated us like children. We ended up going through our student union to straighten out illegal activities carried out by the landlord which Martin & Co weren’t helping us out with. They made many promises to us and never carried them out, just made excuses upon excuses. On the first day they messed up the keys and expected us to travel back and forth to sort it out on the bus rather than them use their company car, while giving us a 2 hour time period to complete it in. Would not recommend, and will never be using their services again.

The worst agency I've ever met

The worst agency I've ever met. I paid £ 300 for booking home and applications I signed a contract but unfortunately the agency wants more information and lots of combinations today the house has been re-exposed. I do not want to add anything tomorrow, I will contact a lawyer because in a way they treat people it is abnormal

Poor service.

Poor service. Non-responsive and Non-responsible staff. We rented a apartment for the last year. The staff changes a lot throughout the year. The agent is not-reachable anymore after handing over the keys. When we claim the deposit, the response pace is slow. they deducted half amount of the deposit with list of items but without proper reason. Avoid at all cost.

Awful organisation

They booked a virtual appointment on the phone and said the call would be at 3:05pm. I then received an email saying the appointment was at 4:05pm. At the end of the day, it didn't matter as they never phoned at either time. When I called the office and explained the situation, the guy said oh the person might be running late with the previous appointment. I suggested I will have the call at 4:30pm, to which he replied "no they will be finished by then for another appointment". Well surely, if you are running late it's not going to matter?!?! Anyway, he booked in for a virtual viewing on Friday only to be emailed on Thursday night to say the property is now reserved. So, essentially down to their complete lack of organisation and unprofessionalism you miss out on viewing a house.

Artificially inflating house prices?

Contacted (Bathgate Office) to arrange viewing of house for sale. Subjected to repeated questions regarding what I would be prepared to offer & actively pressured not to view unless I was willing to commit to offering at least 10% above the asking price & Home report valuation (£170k). While it’s probably not illegal, seems a little like price fixing, it didn’t feel like very good or even honest business practice. Why not advertise as a fixed price (seller clearly knows what they want) or stating only offers in excess of £187k or in the region of £190k will be considered. Then again a home report valuation of £170k will possibly torpedo any offers. Not a company I would willingly do business with in the future. Caveat emptor!

If there’s a zero score I am going to out here as their service are really poor!! Very rude staff specially Becky Davis!she is a b*%*ch totally b*%*ch! She’s a liar telling that the contractor has been in the property to check last Monday but we were in the property the whole day and nobody showed up! And yet she is still insisting that the contractor was there!LIAR! And this agency will not even help us finding new tenant even though we paid for the breach of contract and delaying the house repair and want us to pay for the monthly rental as they claimed that we are still “liable” with the property. Very poor service!

Should not be allowed to manage...

Should not be allowed to manage people's homes. Having finally (after 7 years) condemning the gas oven and after 2 years condemning the gas fire I am still waiting for an oven a couple of months later. I have recieved none of the promised call backs nor has anyone responded to my emails concerning this or a rent increase issue for over two weeks. I find the staff to be consistently unhelpful, rude and agressive when its something they want, I was recently given a 3 day ultimatum whether to stay or not pending a rent increase and was given incorrect information about the date due.Absolutely atrocious service to tenants and I didn't even choose them. Got stuck with them a year into my tenancy and soon after they quietly changed my tenancy to perodic.
