GoogleNot the easiest of sales but My pad kept me in the picture and pitched the asking price just right.so sold quickly and we managed to get everything done in spite of COVID 19. GooglePhillips & Co. (My Pad) provided a first class service communicating with both solicitors/conveyancers. The team had to request frequent updates on any progress made given that it took the purchaser' s conveyancer 3 months to request the death certificate. All members of the team had a strong customer focus, were well informed of the ongoing situation, and highly professional. I would have no reservations in employing their services again and therefore highly recommend the business to anyone requiring an Estate Agent.

GoogleMy Pad's shear incompetence cost me an extra £2500 on my house purchase by not letting me view the property when I asked too, they said they didn't have keys because it had only just been listed but they would call me when they got them to arrange a viewing, they never called me back so when I called them again they said "oh he's showing people round now so just pop down", when I did four other couples were all viewing the property, I put an offer in straight away for the full asking price but was guzumped by one of the other viewers, had they called me when they got the keys like they said they would and showed me around on my own it wouldn't have cost me £2500 over the asking price, totally unprofessional, they never even put up a sold board and the for sale board stayed up for months until I took it to the tip, on the particulars they never even stated that the property was a non standard construction, it's a Wimpy No Fines build and had my mortgage advisor not been on the ball with his expert local knowledge I would have ended up losing £250 on a HSBC survey only to find out that they don't mortgage non standard construction builds, and before you say you have no record of me it's Smith and the completion date was 05.07.18 Westbourne Park Mackworth DE22 4GZ, yes it's been five years but every day I think of the £2500 you cost me through your incompetence ! Edit 19.04.23 Thank you for confirming what I have written, how can I have gazumped someone when I was the first one to put an offer in for the full asking price ? my wife was also present when I called to ask if we could have a viewing after you failed to call me back once you got the keys, and you definatley said "oh he's showing people round now so just pop down" so you are basically calling both me and my wife liars, and you are trying to call me idiotic and small minded, that just about sums up your attitude towards your buyers, I am not the first reviewer on here to say that you don't call people back and that you leave properties listed long after they have been sold or let, you seem to be unable to acknowledge your failings or god forbid even say a simple "sorry", so lets just see what the court of public opinion make of it all shall we because I certainly won't be deleting my review.
Thank you for your review Mr Smith, the contents I have noted and would respond as follows; Thankfully we have a complete documented timeline for all transactions on all of our properties. For the basis of this response I will quote directly from this. To clarify a few of your points, all estate agents act for the seller and are governed by the Property Ombudsman. Every offer be it good, bad or indifferent has to be reported to the sellers in writing and by telephone for them to accept or decline. It is illegal not to do so. The price of a property can either go over or under the asking price which has been significant post Covid, with buyers offering over to secure based on supply and demand. The term 'Gazumping' is used when an offer on a property is accepted further on down the transaction route where solicitors have been instructed and another offer higher is put forward of which the seller accepts without contacting the initial buyer prior to exchanging contracts. Estate agents do not have to declare the type of construction on a property, particularly if it is mortgageable. It is good practice to declare if a property is unmortgageable which saves a lot of time in the long run. The Wimpey Nofines construction is mortgageable which is why you proceeded with the purchase and eventually completed on it. Our records show four viewings around the 23rd and 24th of April 2018. We cannot give exclusivity for one viewer to secure a property without exposing it to the market and accepting other candidates. The fact that you stated that we had informed you 'that we were at the property at that time and to just pop down' is absurd. After the viewings were carried out, you offered £115,000 asking price on the 24th. We also received another offer the next day of £117,000 from another viewer in a proceedable position. At this stage you were informed that there was a higher offer and were given the opportunity to increase. The following day, 26th April, you decided to increase your offer to £117,500, which was accepted by the seller. The previous bidder was informed of a higher offer and decided not to increase. The property eventually completed on the 11th of July 2018. Summing up - It is quite ironic and somewhat idiotic that you would complain with some bitterness about gazumping when it was actually you, who by your own definition, gazumped the other bidder to obtain the property. Five years on you have decided to write a spiteful review, where you state that 'every day after all this time, it has festered with you' even though you took it upon yourself to outbid another potential buyer by £500.00 and had to pay £117,500 for your property that is now worth in today's market in excess of £165,000... You couldn't make it up... Please do not remove this review. It is a perfect example of how estate agents have to deal with with a small minded minority of buyers.

GoogleAbsolutely fantastic service from start to finish. All staff go above and beyond to ensure buying and selling a house can be as smooth as possible. I didn’t live local and so all the viewings etc were managed and done by Stuart and it was all made very easy - I was kept in the loop with all the information I needed. My Pad are always on the end of the phone or an email to answer any questions I had and I couldn’t recommend them enough when buying or selling a property.

GoogleRight from the beginning with the first phone call we knew this was going to be the best agent to sell our house with. When Stuart came out to value the property he straight away felt like someone we had known for years. We took all his advice on board about how to prepare the property for sale and it sold first day at above the asking price. After that the regular updates from the office were most welcome and I know our buyer also valued the support given to him. We will be recommending My Pad Phillips & Co to anyone we know in the future.

GoogleMyPad sold my house in less than 2 weeks. The team are so helpful, nothing is too much trouble. They helped to progress the sale in a timely manner and made the entire sale process almost stress free. I was kept informed throughout and the staff were always available to answer my questions. I honestly cannot recommend them enough, these people care about their clients and do all they can to give an excellent service at a good price. I would not consider using any other agent for my next sale. Highly recommended.

GoogleI'm pleased to have bought a house through My Pad. They gave me the impression that they value me as a buyer and recognise that I'm an important part of their business - this differentiates them from their competitors (especially the competitor in Duffield). Special mention to Niall who answered my phone calls professionally and with great enthusiasm; every time I gave him some information it was evident that he took prompt action to use it. Questions about the purchase were quickly answered, and even if he couldn't get a rapid answer he always told me what he was doing about it. In summary, My Pad are good to work with as a buyer.
