While we were in the process of moving in to our rented property, that was listed by this branch they seemed to be very professional and helpful with the process. Until, we moved in, and just a week later, we found that the property had a lot of issues such as: none of the windows closed properly, there was mould, damp, the roof needed to be replaced and insulated etc. Because this property wasn’t managed by Oaks they couldn't do anything apart from contacting my landlord. We then realised the landlord wasn’t going to be doing any repairs any time soon, so we decided (1 month later) that we had to move again once we found a suitable property, as this house was a health hazard. So I called this branch to help me find a new property urgently, but their response was none even after the Christmas holidays. And this is where I think they lacked professionalism, I was asking for help as I was going through a difficult situation, but they didn’t offer me any help. Surely they would feel morally bound to help, especially because they had rented me a property with lots of issues. I guess it’s just business...NegativeResponsiveness, Professionalism

My partner and I purchased our first property late last year through Oaks and it was as streamlined and stress-free as we could have hoped for. We'd previously been messed around by another estate agent with a different property which marred the house buying process for us, along with damaging our trust in estate agents and how honest they were. After finding our current property through Oaks, we found them to be a breath of fresh air - transparent, efficient, responsive and friendly! They were always at the end of an email or phone call and coordinated well between ourselves and the vendor. We dealt with both James, the MD, who was very on the ball and helpful, but more so with Ciaran who helped us every step of the way, from arranging the initial viewing, right through to completion of sale! Landlords stay away from this agency

If you are a landlord, avoid these cowboys at all costs. They will only place desperate people into your property. They will change contracts to suit tenants and when you query why their tenancy agreement does not cover basic (damage to property), they ask you to pay their solicitors to put clauses into their contract; something which all the other agencies cover. They promise you the world until they advertise your property but then will give you lie after lie by getting 5 different people to email you; this is just to try and confuse you!. They charge tenants extortionate fees, although they cannot deliver in finding them a property to live in. They put you in a positions, where potential tenants who come to view the property beg you to either take them or ask the agents to return their money.

One of the highlights of my stay was the sense of community. The neighbours were incredibly friendly and welcoming, creating a warm and inviting atmosphere. We didn’t realise that once you’ve paid up they stop working for you, so two desperate years later and literally watching Oaks sold boards go up all around us we finally got the message and called Oaks to help us. Oaks were fantastic for the full end to end experience - as both a buyer and a seller. I worked with the Croydon team after spending 5 months with another local competitor who were unresponsive and doing a lot of time wasting viewings. I moved to Oaks and within 2 weeks they had found buyers for my flat after taking great pictures, taking time to learn about the property and always providing me great + honest feedback. I had a deeply disappointing experience with them. Initially, they appeared lovely and professional, making the rental process seem smooth and reassuring. However, this positive impression quickly faded once moved into the property. After the move-in, their attitude shifted dramatically. Communication became sporadic at best; they would often ignore my calls and emails, leaving urgent issues unresolved for extended periods. When I did manage to get in touch, the way they spoke to me was dismissive and disrespectful, making me feel like a nuisance rather than a valued tenant. Their lack of responsiveness was compounded by an unwarranted level of harassment. It felt as though they were more interested in intimidation than in addressing legitimate concerns. This behavior created an uncomfortable living situation, adding unnecessary stress to what should have been a straightforward tenancy. Based on my experience, I cannot recommend to anyone. Their initial charm is a facade that quickly crumbles, revealing an unprofessional and hostile approach to property management. Save yourself the trouble and look elsewhere for a more reliable and respectful letting agent.
