I had a really positive experience with Bairstow of Croydon. As a first time buyer I was pretty much clueless. From start to finish, the way Elise helped me was really professional and friendly. Just Terrible! They placed me in a fire Hazzard tenancy without any prior information about building safety defects. The letting agent did not inform me that the tenancy is affected by flammable cladding and fire safety defects. It came to my attention only months after I already moved in. As a result, I was stuck in a building that’s extremely unsafe, with no options. I was forced to “live in fear” of being abandoned and left to die if there is a fire, as happened to disabled Grenfell residents. Furthermore, The agency ignored my multiple requests for the personal evacuation plan. Note, this agency manage several properties at the address: 6 Waterworks Yard, CR0 1UL - this building is covered with flammable cladding and does not comply with safety regulations

From organising my first viewing to the end of the buying process I have received outstanding service and support from the Bairstoweves team. Most of my contact has been with Elliot and Elise who are both extremely knowledgable, friendly and great with communication. As a first time buyer, the whole buying process was new to me and honestly felt quite complicated but both Elliot and Elise have done a great job at putting my mind at ease when I felt things weren't going according to plan and explaining things about the process that I was confused about. Elliot in particular has been great in getting quick responses from the developers about things I have queried along the way and has always happily printed out all documents I've needed to sign and send off (as I don't have a printer this has been super helpful and has helped to speed things up). Thank you for all your patience with me! Overall the whole team at the branch has always been extremely friendly whenever I have had to go in to collect and sign documents. It's been a pleasure having Bairstoweves as my estate agent and I would definitely recommend them.

Very bad experiences a a tennant - avoid if you can We have signed 12 months lease with this agency. At first everything was going well. We went to view the flat with one of the agents and immediately made an offer. We have suggested that the flat is a bit dusty and some areas need to be cleaned. We were assured that the flat will be cleaned by the time we move in. We have been charged extremely high admin fees (£500) and we went through referral process. On the moving day we were given just 1 pair of keys (we are couple of professionals working during he weekday so rather inconvenient). The response from the agency was that we will get the spare key in the next few days. We also requested the date of the rent direct debit payment to be changed to the 1st of every month. The assurance was given that it is all sorted. This is where the nightmare begins. After entering the flat - we have realised that it wasn't cleaned at all. We also noticed that a random car is parked in our reserved parking spot. We called Marcus who was the person dealing with our case. He was reluctant to do anything about the situation. We were told that the flat was cleaned to 'domestic standards' (spiderwebs, foot spits in the microwave, yellow stains in the toilet etc). Luckily we were able to park the car as we managed to find the owner. Imagine our surprise next day when we went down to the car and we found a parking ticket! The permit they gave us was expired but of course no one bothered to check! Couple of days after we received a letter from Bairstow stating that we need to pay extra £50 for the change of the direct debit date... I assume by now you get the theme around how they do business. At any point they were contacting us only if they needed us to pay something. Otherwise there was complete neglect. There were several other incidents were either due to lousy procedures, poor customer service or simple greediness we were told to pay extra. We were also charged £150 upon our move out due to apparently broken night lock. Funny enough the new tenant didn't have this breakage on their check in report (luckily we knew the person moving in). The dispute is still ongoing. Don't get me wrong - I am a working professional, I have a pretty good job and salary. I work with clients on a daily basis and this approach is simply not acceptable. This is why I am taking the time to write this. In summary - awful service, overcharging, hidden fees

Lethargic approach if you are a buyer. Dismal service although luckily I didn't have to pay for that. They get a chunky cut for the sale deal so I believe the interest of being an "agent/agency" should respect both sides of deal. Usual tactics to push up sale price. Never been able to get hold of the agent over phone as there was always someone who picks a message and never returns call. Zero response to buyer emails but would send an email and call immediately if they need something from me. Overall a stressful let down experience.

First time leaving a Google review in at least recent memory, but had to write this thanking Richard Spencer for going above and beyond in mediating the sale of my first property. The experience with my solicitors was a slow and unreliable process, yet Richard's ability to act as an ideal intermediate between myself and the vendor ensured that the sale went through despite it taking 6 months, multiple missed exchange dates and long periods of radio silence from my solicitors side! Could not have asked for anything more as he was even able to procure additional documents from the vendors such as a water quality report, that my side wasn't procuring. Highly recommend the superb service offered by Richard Spencer, the sale of this property would have quite possibly fallen through without his ability to mediate, and this is a prime example of the importance of a quality estate agent when dealing with property sales.
