Welcome to Henleys estate & letting agents your local property experts based in Cromer. We cover the whole of North Norfolk and we pride ourselves on giving a service to buyers, sellers, landlords and tenants which is second to none. Located on West Street in Cromer, the team is led by the owners Ryan Ratcliffe and Jeff Cox, both of whom were born and have lived in the area all their lives. Ryan and Jeff work in the office every day ensuring continuity and high levels of expertise and service. Between them they have almost 20 years estate agency experience in the local area. There’s hardly an inch of the local area they do not know! Henleys are available 7 days a week including evenings to ensure that we are here for our customers, but more importantly so that we don't miss any opportunities for our clients. GoogleMy thanks to Ryan, Jeff and their staff for their excellent service. I had the problem of selling my brother's property as he had moved to a care home. Henleys' advertising was excellent and all viewings were done by Jeff and Ryan themselves, saving me a 25 mile round trip. They kept me well informed with feed-back and I'm delighted to say from initial advertising to completion it took less than 2 months! I would fully recommend their first rate caring service.

GoogleSince moving a long distance away from my rental property for family reasons 5 years ago it was essential that I used a good lettings & management agent. Assuming all local agents acted in a similar manner I chose to use another local & well known agent, only to find that I was overcharged for a poor service with a number of hidden extras quoted at an extraordinary level. Dissatisfied I switched to another local agent, only to find that the service I was paying 10% of the monthly rental income for was actually no service at all After the completion of some work at my property I needed an agent to find me new tenants with all the required referencing, setting up of tenancy agreements & inventories, overseeing the changeovers, contacting services etc. For this I approached Henleys, dealing initially with Ryan Ratcliffe & now with their lettings manager Pamela Jonas The service I have received has been professional, enthusiastic, advisory & ‘going the extra mile’ I have no hesitation in recommending Henleys as letting agents & would be happy to use them to manage my property if my own local contacts were unable to continue Melanie Stewart

GooglePeople who say estate agents are terrible haven't met the team at Henley's! Friendly, professional and passionate about the local area, they stood out for us as really caring about helping us fulfill our dream of owning a home in North Norfolk. Right from the start, they knew all the details about the property straight off and were happy for us to take all the time we needed to view, explore and chat about our options. As solicitor's prevarications threatened to derail the sale, Ryan was happy to wade in and get things back on track - without his efforts we might well have decided to give up and look for something else! GoogleWe’re in the process of buying a property for our elderly parents through Henleys and can’t speak highly enough of our experience, especially in dealing with Charlotte and Eleanor who are two of the loveliest people you could ever wish to meet. Charlotte was fantastic during both viewings - she showed patience and kindness to my parents and went above and beyond to answer their questions. She was helpful, genuine, warm and extremely professional - we’ve never felt so at ease during viewings, she’s a true gem! Eleanor is handling the after-sales process for us and we’ve been equally delighted by her friendliness and helpfulness too. I would like to send thanks for the services of Father Jeff and Sister Eleanor at The Priory of St Henleys who did an excellent job of selling our property. They were always on hand when required to offer spiritual enlightenment and nudge the sale of the property over the line. Praise Be!!!! Review as a Letting Agent 2021 - 2023 Escape To Victory!!! I had become unhappy with our previous property management company and asked my business partner to ring round 3 other agents. She spoke to Tom at Henleys and called me immediately singing his praises. I then spoke to Tom and asked him some very challenging questions to test his knowledge. We didn’t speak with anyone else. Tom is Da Man!!!! Tom at Henleys is efficient, friendly, and extremely knowledgeable with a fantastic moral compass. He does a fantastic job for both us and very very importantly our rental tenant. I am not sure if Tom is a secret Mafia Don...Whenever there is a problem with the property workers appear on site on time. Things happen without fuss. Perhaps Cromer’s Guild of Tradespeople are terrified of finding a crabs head in their beds....Who knows? On the other hand it could be because they like and trust Tom as much as we do. I get beautifully written reports about the property and I trust Tom and his judgement. When he rang me to say the boiler at the property had stopped working he had already instructed a no obligation quote...and later he rang me to say we needed a new boiler. I just said do it, didn’t even need to see the paperwork. Despite probably having to spend a couple of grand we managed to have a right old laugh!!! In business there has to be trust but it should also be fun too. I trust Tom and so should you. My life is so much easier with Tom on the case. If Tom were a movie star he would do an "Escape To Victory" PELE style bicycle kick and bang it in the back of the net every single time.
