Shortland Horne have been fantastic in helping us to sell our home and also were very proactive in trying to search for our dream home. They kept us up to speed on interest we received on our home during the selling stage and now SSTC, we know we can call them for regular updates. Richard was our agent and he was brilliant. Great from start to finish

Great from start to finish. Richard costello came out to view our house and give us a market value for our property. He asked us what our thoughts were on the valuation and if we were happy with it. Photos of our property looked amazing we had been in there 31 years and done a lot of work, the photographer captured and highlighted this in our sale pictures. Richard kept us in the loop with everything. First day of viewing we had 8 potential buyers and 3 offers. Throughout the whole process Shortland Horne kept in contact. Sue Costello was very efficient and prompt in contacting us with queries from the Buyers and relaying our response back to them. She kept up to date with the Solicitors and ourselves on where we were within the process of the sale. Richard and Sue were both easily contactable. If they were out of the office we would leave a message with Lauren and they would respond within a good time frame. We would recommend Shortland Horne to everyone. Actually we have done. This was the 3rd time we requested their services. 2 other family members sold their property through them and they did a fantastic job then too. 13 weeks start to finish. Great work by all the team.

⭐️⭐️⭐️⭐️⭐️ Thanks to Sue & Team we were finally able to get into our new home. We had an unexpected journey, it wasn’t linear by any means, however the communication with Shortland Horne was 10/10. I will definitely (and already have) be pointing my friends in Shortland hornes direction because they were brilliant from start to finish! We’ve moved house before and this time we made a promise to make sure we picked a better estate agent that you can build rapport with. At the end of the day they are selling your personal space, so anyone coming in and out your must feel comfortable with. Rich came to value our house at the beginning, he was very calm, collected, to the point & very realistic. Sue & Lauren in the office we’re organised, kept me informed, approachable & down to earth. You felt seen & heard on every conversation, especially the ones that were stressful. John & Will are the finishing touches, always happy, smiling & lovely blokes to have show your house. We were selling for the first time, and various experiences of letting and buying had made us have low expectations of estate agents. Shortland Horne at Walsgrave blew those expectations away. On the initial visit, Rich realised our property was significantly more extended than it seemed online and immediately said he'd have to rework his initial valuation and come back to us the next day, which he did. The other two companies we had round just tried to blag on the spot. Once the sale process was underway, the communication was superb - the automated viewing booking system was great and Lauren always gave me prompt and honest feedback from people who'd viewed the house, which really helped in making a few tweaks for subsequent viewings. Will the Closer was an artist - he didn't push or spin anything, he just very calmly and gently got viewers to imagine they were the ones living there, and the offers came in. There were some serious hiccups after the sale was agreed - all from further up the chain - and this is where Shortland really came into their own. Sue always let me know what was going on; usually she was so well-informed and proactive that she was way ahead of both our buying agents and our solicitors in letting us know what was happening further up the chain. My wife and I truly believe that if we'd picked a different selling agent our chain would probably have collapsed and we'd have missed out on our dream home.

I really cannot thank the team well enough. Sue and Richard who looked after our property sale but also purchase are absolute stars as is Will who was the field agent who showed the property to our potential buyers. Dealing with very difficult, basically incompetent, solicitors working for our buyers, was something that Sue made look simple but I am sure it wasn't. They certainly drove me mad and if it wasn't for Sue, we would have never completed. Great job for which we cannot thank them enough!

Responsive, ethical and client focused experience

I am an executor for a family estate in Coventry and live outside the UK. As part of these duties, I had to sell a house in Coventry so needed an agent that I trusted to be both ethical and responsive and could work with me long distance. I chose Shortland Horne to market & sell the house -Chris Gale and Jerell Hendricks did a good job of getting it positioned well on the market and we had lots of viewings and a fast offer. Once we moved into the contract process, I found Shelley Frain to be a great partner to help nudge things along and keep me informed in very timely way. I have never felt so dismissed, mistreated, and let down by a property agency as I did with Shortland. What I went through wasn’t just poor service, it was neglect that affected my wellbeing, safety, and financial stability. I moved from abroad trusting their promises, only to face a two-week delay in moving in. The property was not delivered as promised and the assured repairs were never done. For six exhausting months, I lived with unresolved electric hazards and serious maintenance issues while Shortland repeatedly ignored my concerns. Not only did they fail to act, but the damage to the property increased and this could have been prevented. When I insisted on my demands, they stopped communicating with me and preferred to speak to my co-tenant, without explanation. It felt discriminatory, isolating, and deeply unprofessional. The neglects spilled over into conflicts with neighbours, which Shortland dismissed as “normal interactions.” Even worse, when the property was sold, its value had dropped by £20,000 probably due to its neglected condition. I escalated the case to the Council and the Property Redress Scheme. While the Council couldn’t act in time, the Redress Scheme agreed with me and held Shortland accountable, awarding me compensation. Even then, Shortland never took responsibility or offered an apology. They tried to shift blame again during the assessment, which was easily rejected. What hurts most isn’t just the inconvenience, it’s the utter disregard for duty, humanity, and basic decency.

Tl;Dr: I do not trust or have faith in this agency. I would not recommend nor will I personally use their services again. Shocked at the 5-star reviews this agency has received on their Google listing because our experience has been dreadful. Here are some (not all) of the highlights of our experience with this agency: - We were given several move-in dates, which were repeatedly delayed, resulting in unnecessary accommodation and storage costs. - There were multiple times we were told certain things would be taken care of (e.g. a washing machine would be installed) before the move-in, which were not done. - We were told the property would be cleaned before we moved in, which was not the case. There were grease marks over the kitchen units, the hood had oil dripping from it, and the radiators were covered in dust. When we brought this up with the agency, it came to light that one of the staff was aware that the cleaner did not have access to hot water when they visited the property and the cleaner had informed them that they could not do their job satisfactorily.Perhaps an uncommon feeling for a private tenant, but I feel bad for the landlord - I hope our experience is a one-off and not representative of the general customer experience.

I was extremely impressed with Shortland Horne services. Chris valued my late mother’s house for probate and kept in touch with me until it was ready to go on the market. He provided expert advice on what to value the property at. When the house was on the market the Sales Team provided regular updates on viewings. They also took responsibly for the keys and viewings as I live a distance away from the house. When I received offers they provided expert guidance on what one to accept through looking at different factors. Finally Linda in the After Sales Team provided support during the completion process. Thank you for excellent communication throughout the process. It was great to work with such friendly and professional people.

Property bought from Shortland Horne , Service was poor! Was blackmailed/ threaten by the agents to say seller will put on market again if we dont repsond. Our solicitor was working on our convenceying so it was not in our hands as we have given all required documents to proceed for the sale of the house. House was overpriced, when it came to valuation the bank said its over the market value by 10K ! Just overall poor experience! Agent did not tell us about back garden entrance at all too! We just found out when we got the keys ! Before completion we asked agents to inform seller about rubbish left in the garden which is still there ! Just a poor service and bad attitude spoken From Sue. Not even a thank you from them to say we bought a property from Shortland Horne. Or even a call from them to say to pick up the keys too !!
