GoogleI didn't sell my property with Merrick binch but bought my home with them. I viewed a property with Nick who was very professional and helpful. I then spoke with Wendy who was really nice. During the buying of property I talked with Di who was lovely. Have to say I got more advice from Merrick binch than I did from agents selling our property. The ordeal I experienced with this agent goes beyond the realm of ordinary disappointment. It was a soul-crushing, nightmarish journey that left me feeling violated and betrayed. My account serves as an alarmingly stark cautionary tale for anyone considering entrusting their real estate needs to this agent. From the very onset, this agent's lack of professionalism, their penchant for deceit, and their sheer indifference to their clients' well-being were painfully evident. It was glaringly apparent that they prioritized their personal financial gain above all else, leaving their clients to navigate the wreckage of their reckless decisions. The labyrinth of lies and unfulfilled promises was nothing short of a cruel and twisted joke. This agent presented me with a vision of a perfect home, a paradise on earth, only to see that vision crumble before my eyes as soon as the deal was done. Their promises were nothing but empty, manipulative words meant to lure me into their web of deception. Communication with this agent was a test of endurance. They consistently avoided my calls and emails, conveniently developing amnesia when it came to addressing my concerns or providing even the most basic updates. It felt as though they took perverse delight in keeping me in the dark, allowing their unethical practices to flourish without restraint. Their unquenchable greed was, perhaps, the most shocking revelation of this entire ordeal. Their actions left me in no doubt that their sole motivation was the commission they could extract from my misery. I was coerced into purchasing a property that was entirely unsuitable for my needs, all for the sake of filling this agent's greedy needs. Now, I find myself trapped in a house I deeply regret buying, burdened with a multitude of unexpected problems and expenses that this agent conveniently omitted from the transaction. The decision to engage with this agent was an unequivocal low point in my life, and I wouldn't wish this level of torment on my worst enemy. If you hold your peace of mind, financial stability, and faith in the real estate industry dear, I beseech you to explore alternative avenues and seek out a professional who operates with integrity and genuine care for their clients. This agent shows the darkest facets of this industry, marked by avarice, deceit, and a complete absence of moral compass. The aftermath of their involvement is profound and enduring, and I wouldn't wish this anguish on anyone. Approach with extreme caution, and be sure to choose an agent who treats your interests with the seriousness and respect they deserve.

GoogleBeyond useless. Refuse to answer the phone, emails, or return calls. They could not care less about renting out your property, and would rather leave it empty and lower the price than bother conducting a viewing.

GoogleTHE WORST EXPERIENCE EVER. I WOULD NEVER RECOMMEND THIS ESTATE AGENT TO ANYONE. I am a doctor and have been renting in the UK for the last 7 years. My experience with Merrick Binch was the worst ever. It was a horrible nightmare. I wish if there was negative stars on Google review. If any of my colleagues either doctors or nurses ask me about my experience, I will respond with detail and complete honesty. My review is based on a true story. The staff, in my opinion is very rude. They just ignore all your emails and do not respond to you. They only started to respond when we raised a formal complaint against them and sent it to the council. Then and only then, they started to respond. They are very unprofessional. During inspection of the house, we reported many things and they took pictures of it. At the end of tenancy, we asked for these reports and pictures. We didn’t have any response from them despite sending them several emails. We raised this to the council. After that they responded and said that they lost it !!!!!!! This is-to my understanding-is against the code of practice for property ombudsman and they must keep records of inspections, reports and manintenance as per this code of practice. I am not sure how and why they said they lost it . Can anyone guess why or tell me why and how it happened? If anyone stuck with this company, make sure to report anything via email and attach all pictures. DO NOT EVER rely on reporting via the phone or during inspection. The process of check out report was very concerning and raising a lot of suspicions. We shared our suspicions and concerns with the city council. The council agreed that it not normal and encouraged us to raise a formal complaint. We were not offered to attend the check out inspection (even though this is against the code of practice for letting agents-to my understanding). The report was sent to us 10 days after we left the house !!. I don’t understand why they took that long time ! We responded to it immediately. And they couldn’t take any money from us based on this report. Surprisingly, 6 days later , they sent us another email asking us to pay for things that is, by law, a landlord responsibility, like cleaning the gutters and cleaning the exterior of the porch ! In addition to few other things that we have reported during inspection. We sent them several emails asking them to release the inspection reports and pictures they have take and guess what ? They kept ignoring our emails. We raised this to the council and only then they started to respond. Imagine what was their answer? They said they lost it. This is against the code of practice of property ombudsman. Moreover, that lack professionalism in taking actions about the safety of the house and safety of the tenants, even though they are managing the property. This is like gas safety checks (which, according the the code of practice for letting agencies, they are responsible for) and collapsed garden fence in a house that is facing a highway. We highlighted to them the house is unsafe and, to us- they didn’t take the proper action about that . We have been living in the house for more than 3 months and the garden fence is collapsed and it is facing a highway and we are having children. This was completely horrible and unsafe. It was really horrible!!! In short, I will never ever repeat this horrible experience again and I don’t want this horrible experience to happen to anyone else. I have evidence for every single word I am writing in this review.

Wendy said she would sell my house the first time I met her, she was true to her word, they didn’t push me to lower the price like other agents tried to do. Di at their office kept me updated throughout the process, and was amazing to communicate with. These guys are great, a lot of local agents could learn a lot from these guys. A big thank you from me.

GoogleSomeone recommended Merrick Binch to me in early 2012 . My own view is that Merrick Binch have ALWAYS been highly professional, excellent service, incredibly easy to work with - (for once it is actually quite easy to write a review, when really all you simply want to say is “10 out of 10”.) They are never any trouble whatsoever, and I have never once been disappointed, or upset. If anything, I probably rarely give them enough credit to be fair. They always work hard and are pretty willing and considerate to see my side on matters, and support me where necessary. I often hear friends and acquaintances tell me their own horror stories or ‘difficulties’ about other managing agents around the country that they have used in the past. I would thoroughly and gladly recommend Merrick Binch without any hesitation to anyone else interested. Everything has worked very smoothly for me with Merrick Binch now for well since 2012. I would not want to change to anyone else, simple! Using Merrick Binch, easiest decision I ever made……. best decision I ever made. If ever I needed to sell my flat, then I would also use them. No question. I wouldn’t say I am happy with Merrick Binch …..more like “over the moon-delighted” with them! Alisha from the Rentals team is really outstanding indeed and so helpful!!!!! UPDATE: as of April 2022, I am now using them to try and sell my flat.

Since moving in they have dealt with maintenance issues straight away with really friendly maintenance contractors who do a fantastic job and turn up on time.
