GoogleFirstly I would like to thank Tim at Merrick Binch for being a fantastic estate agent as he sold my house in 7 weeks. I had previously put my house up for sale with another estate agent whom I chose just because they were selling the house opposite me and I hadn’t known who to go to. I had been to the signing contract stage with the previous estate agent twice. The first sale falling through was unfortunate. However, the second buyer should never have passed the grade. I was lied to right from the first day and looking back had I known what I know now I would never have continued with the sale as on contract signing day the buyer pulled her offer and offered a ridiculously low offer that I refused so the sale fell through. This was the week before Xmas. A friend of mine recommended Merrick Binch as another friend had sold her house through them and she was very happy with them. So I contacted Tim about 2 days before Xmas and he came to see me. He told me what he would for me and we agreed the house would go up for sale roughly middle of January 26. The house went up for sale 13/01/26. One of the viewings on the following Monday 19th put an offer in which I accepted after Tim negotiated a higher offer for me that I had asked for. From that moment to the date the house passed to the new owner on 12th March 2026, Tim phoned me throughout advising what was happening what needed doing and when it would be done etc. he was extremely well informed throughout the whole sale and I am delighted how quickly he got the sale through. I really cannot thank him enough for everything he did following the terrible experience with the previous estate agent. I will totally recommend to anyone I know that is moving to use Merrick Binch as their handling of my sale was fantastic. What a difference it makes to the buying and selling process when you can trust the person who is responsible for getting the process done. Thank you so much Tim Cooper for everything.

GoogleI recently helped my daughter collect the keys for her university house and was very disappointed with how poorly the process was handled.
She had been given a specific time slot by an agent named Milly, but when we arrived, we were told Milly was on holiday, something we were never informed of. We were also told that all the keys had already been collected, which wasn’t true. After some confusion, the remaining keys were eventually handed over, without anyone checking ID or confirming my daughter’s identity.
The whole experience felt disorganised and unprofessional. It also raised serious concerns about how securely they manage access to tenants’ homes. For a letting agency dealing with student accommodation, I expected far better communication, coordination, and basic security measures.

GoogleAfter extensively remodelling our 6 bedroomed "student house" into a luxurious, upscale, contemporary family home we initially instructed a larger organisation to take care of letting our property for us. However, after having a very positive experience with Merrick Binch's sales team we asked them to assist in finding appropriate tenants for us too.
It was Claire Merrick herself who came to view the building the next day and I immediately felt that I was dealing with a smart, knowledgeable and passionate professional. After our meeting was complete, and Claire had explained the key processes of their lettings philosophy, we agreed terms and I was left feeling reassured that Claire's charm, charisma and intelligent approach to the lettings business would deliver exactly what was required.

GoogleAs a seasoned student landlord, I’ve dealt with many letting agents over the years, but none as disappointing and unprofessional as Merrick Binch. My son and three fellow students rented a well-presented property at 245 Sovereign Road, Earlsdon, and the experience was riddled with issues from the outset.
🔹 Deposit Dispute: The agent initially demanded a deposit exceeding the legal limit of five weeks’ rent. Despite their insistence that the amount was fair, we had to push back and eventually agreed to pay only the maximum legally permitted. Astonishingly, they never formally requested the deposit, we had to chase them for payment details ourselves. Landlords, take note: this level of disorganisation is alarming.
🔹 Unannounced Visits The landlord repeatedly arrived at the property without providing the required 24 hours’ notice, often bringing workmen to address severe damp problems affecting multiple walls. This not only breached tenancy regulations but also created unnecessary stress for the tenants.
🔹 Council Tax Mishandling Merrick Binch took on responsibility themselves for notifying the Council of the student occupancy. However, they failed to include the necessary student exemption certificates, despite having received them, resulting in Council Tax demands and even court summonses for the tenants. Thankfully, we were able to intervene and prevent further action.
🔹 Unjustified Deposit Deductions At the end of the tenancy, the agent and landlord submitted a claim for £720 in damages via the Deposit Protection Scheme. This included excessive cleaning charges, such as £175 for oven cleaning alone. The DPS ultimately sided with the tenants, accepting their counter-offer of £90 as a fair resolution.
This experience was marred by negligence, poor communication, and disregard for legal obligations. I strongly advise others to steer clear of Merrick Binch who are the worst and most unprofessional letting agent that I have ever had the misfortune to deal with.
