Warning about them

Warning about themSo I seen a property on sale in Lozells, enquired and had viewing arranged on Saturday 27 Oct . Was told bids take place the following Monday on phone. Phoned in gave a bid and asked if I need to send in any id as I was wondering how will they accept a bid without knowing who and where I live. Spoke to Elise, she said no id is required yet. Thought no worries phoned the next day increased the offer as well as I said do I need any id was told no again but this time I was told I was the highest bidder. I received an email by Gurj, on it, it stated I needed to give them my id and etc. So I phoned once again I was told no Id or any documentation is not needed at this point. Enquired the following day to see what’s happening spoke to Gurj, he knew who I was but said you haven’t bought in your id so we can’t accept your bid, I explained the whole situation he said okay, I will give until the next day 10am to see if the other person brings in the id if they don’t then you bring yours and we will accept your offer as I was the highest bidder. I was upset, the fact I was being told different information but thought hey there is chance. Next day Gurj phoned me at 930am saying the other person did not bring in thier id if i was interested to take mine to thier branch. I quickly got everything together and gave it all in, which he scanned and kept a copy, he then asked if I had a solicitor, I said I do have a family recomnded one but if Martin & co have one I’ll get a quote. Came home phoned mortgage advisor saying I found a house, arranged my own solicitor; Martin & co solicitors recomnded solicitors charged too much. I then emailed Gurj the solicitor details as he was asking for it on email, he didn’t reply back to me or solicitors so at this point the solicitor said we haven’t got the sale memo yet to me so emailed agin he replied that they was considering two bids and the other person was the one who at first didn’t take in thier id, I was really angry as I thought for a few days (over a week) I was the highest bidder and it all was sorted and the solicitor was waiting for the memo. I then sent him an email explaing this and he then sent a email saying that I lost the property. I was very disappointed, got into contact with the branch manager Ashley. Martin and Co Birmingham City. Responded to emails and queries/ concerns in timely manner. Helpful agents, especially Neil who looked after us for the second half of our tenancy. Landlord was very fair. Inventory was completed with detailed photos at start of our tenancy and this gave us a lot of confidence when coming to the end of our tenancy as we have been taken advantage of before. First Class personal and professional…

First Class personal and professional service - I used Martin and Co Mansfield to sell our property. All of the staff were amazing. They were friendly and always wanting to help and go that extra mile. If they didn't know the answer they would find out and call me back. Rebecca was really organised and when I rang to enquire about a query she already had the answer. My house sale took a while due to factors up the chain. The staff at Martin and Co also supported the guy I was buying off as he used an agent that didn't have this service. They chased solicitors for me liaised up and down the chain and nothing was too much trouble. I received timely emails with updates. When I first had viewings the staff did all they could to ensure that the viewers were genuine as I had little time for them to visit the property. They provided me with feedback very quickly from prospective buyers. Vanessa Rebecca and Jack are first class and I would not hesitate to use their company again. Personal 1st class customer service is just what you need when you are doing something as big a buying and selling and I certainly received it.

Excellent Service

As first time buyers, Martin & Co made the process of buying our first property smooth and hassle-free. They were good at keeping us updated and were very helpful. Shannon was quick to provide us with multiple property details that matched our requirements on the first day we contacted her. We started looking back in April and now pick up the keys to our new home tomorrow - we can't believe how quick and efficient the service has been! I will definitely be recommending.

The repairs are just not getting done no matter how many times we call & email them, should not take a month to sort out the mould and other repairs

We have been here one month, we didnt notice the damage and damp when we viewed the property. Of course we took pictures and sent them through email. We kept getting excuses that the landlord was not responding. We keep asking them to send us emails asking to keep us updated but nothing. Previously Naomi kept getting our details wrong, I mean how much of a moron can she be?? We called about it and we even we to the office face to face and she still got it wrong!! One month down the line and nothing has been done! Why? My previous landlord, Blackpool council did any sort of repair within the week. I expected more from estate agents since they’re supposed to be so much better?? When we moved in the property was filthy, it hasn’t even been cleaned (took pictures on day one) My friend had the same problem and if we knew their letting agents were Martin and co we would have stayed well away from Martin and co and them two morons at the office!! (Naomi & Samantha) we contacted the council and citizens advice bureau, hopefully they will sort this idiotic company into doing something

The Sunderland branch are amazing!

Recently rented a property via Martin & Co and I couldn't fault them. The Sunderland team have been amazing. We moved out of a property and moved into a property under management of Martin & Co, the situation could have easily became rather confusing and difficult however the staff particularly Sarah and Regan were amazing. Very professional and friendly, Sarah went out of her way to accommodate us and ensure we knew what was going on. We were kept up to date on all stages and moved into our new home within a week of our first viewing. I would highly recommend using Martin & Co, they are most definitely the best estate agent we have ever used.

I was very impressed by the professional and personal service given by the team at Martin & Co in Falmouth. I was on the lookout for a rental property in the Falmouth area. They are very welcoming when you enter their office and they took the time to listen to my individual needs, to match me to suitable properties. I viewed a lovely 2 bed property in Budock Water and the agent Tom was very professional and knowledgable about the property. I was very impressed by their whole service and would highly recommend Martin & Co if you are looking for a property to rent or buy in this part of Cornwall.

PLEASE I beg you do not use this company. The company has actually tried to remove my comment.. I have never in my life dealt with such unprofessional, rude, and, condescending people. From the start to the end of the tenancy it was a nightmare. The house wasn’t cleaned at all. I literally had peoples toe nail clippings and hair still in the draws, floor and, rubbish still in the bin.. the list could go on in the house.. there was food still left on the walls from the last tenants and, even found a used syringe under the sofa. The house was vile. We had to deep clean before unpacking. We had no WiFi for a month due to them not able to organise anything. We had no working microwave, oven which was falling a part when first moved in. We used our own microwave, toaster and, kettle as they were so disgusting. We had large amounts of glass and old cigarettes all over the garden. I was told the house was ‘professionally cleaned’ When ‘professional’ people would come to the house they would come into the house without knocking, even into my bedroom when I was asleep… We also had a case where they come and left the door wide open and unlocked with no one in. Honestly the list could go on. They are now trying to charge us over 1000 pounds for damages and cleaning cost!? We honestly kept this house spotless and we’ll respected. So we can’t believe it. Please don’t use. They are horrible people and this company needs to be looked into. To try take away peoples hard working money on unfair and untrue claims is so wrong.* I have spoke with your team and sent many emails with all the issues. I have sent pictures and complained with proper evidence. AGAIN why so rude.. you are only showing yourself up even more. Please check first before attacking someone. YOUR company is 2 stars with over 70% poor reviews! You tried to take my review down and I got it back up with PROOF.

Poor Managment Skills

Unfortunately my experiences with Martin and Co Dundee left a lot to be desired.As the manager of my rental property they had to be repeatedly chased up to make payment on bills and occasionally chased up to make payments to myself. My first three months were meant to have had the management fee waived, but I was charged them and had to proactively chase them up to get the fees returned.When selling the property, Ian, was often unable to maintain professional conduct. He wrote emails like they were a text conversation, meaning I would often have to wade through multiple emails. He also struggled dealing with the other owners in my building, not able to maintain professional distance from building issues. He told me on a call, “I wouldn’t sell your property to my gran”. He chased up payment multiple times before my money had arrived, and also after I had paid him. He’s not a bad person, just frustrating and a bit useless

Underhand tactics to drive up prices

Took annual leave to try and see as many properties as I could in one day. Ended up getting nothing but rushed group bookings all day. Group bookings by themselves are never great because you have anywhere from 4 to 8 other people traipsing through the house at the same time as you are while you are all trying to visualise where your stuff will fit in while queuing up to peek in each room. However I genuinely believe the group booking tactic is done deliberately to incite a bidding war. During the viewings I am told nearly every place "the sales guys" have offers waiting to go to the landlord then at the end of the day when you phone the office to enquire about the property you get told "We have received various offers already and ______ is expecting to go above asking price. Please put forward your best and final offer to improve your chances of securing the property.". The next day you get told you have been outbid so you ask about the second place and once again you are asked to make your best strongest bid first? Call me old fashioned but if I see a place advertised and I take a day of annual leave to see a place a) I am expecting to see it properly one on one and b) I am expecting to pay the advertised price as that is what I have weighed up when comparing locations, number of rooms and house spec. I would personally stay away. I am yet to hear of another letting agent holding offers intentionally, encouraging people to outbid each other and (especially during covid) do group bookings.

No wonder you just have 2*s on here. A plumber came round to fix a problem in our next door neighbours property involving a leak... They turned off an outdoor stopcock which serves our property leaving us with a one year old who we cannot give any water, a bath, we cannot use the toilet etc. Your agents said they were sending a plumber round within an hour - still waiting hours later. Rang the emergency number and no response. Awful. Do not use them!

Literally worst experience with any agency. They assume because we are students they can do whatever they want . We reported the boiler not working from November until January and nothing was done at all, they then claimed we hadn't informed them about any of the issues and denied claiming it wasn't their responsibility to fix boiler despite having emails on both ends proving they had said this word for word , they then said that in order to look at the boiler we would have to pay for this to get done. Extremely unprofessional with staff on the phone literally laughing while talking to us about how stressful not having heating for the whole of winter is . Definitely the least competent agency for student houses I've ever experienced.talked to previous tenants about it aswell and they also said they had all the same issues with the house and the agency will do everything in their power to shift the blame onto u instead of actually fixing the issue . Update , they claimed one of our housemates yelled at them over the phone and could provide proof of this and then we asked for the proof that they offered and they said they will no longer be replying and they offered this proof before we asked for the it. Later claimed we had never informed them of these issues and one of us confirmed this and they could prove it , we then again asked for this evidence they offered because this is untrue , they againnn refusd and continue to refuse to provide this for us and have said they will no longer be discussing it with us and have now just fully stopped replying to any email in regards to providing the evidence they offered Simply because they know it's untrue and won't admit to it but will lie to our neighbour and tell them all of the issues with the house are because we aren't paying for our gas when we have proven to them and have offered proof as to having paid double and more to what we should be . Which not only breaks privacy laws but they've shared personal details of the house on multiple occasions to the point of solicitor having to respond to them which they obviously ignored! Save yourself a headache and go with someone else .

Tenancy Reference Number 2525, We are disappointed to read your review. We treat all of our tenants with respect and honesty whether a residential or a multiple-occupancy tenancy. When we were informed that the boiler was not working properly we had the experts visit immediately and BlueFlame confirmed that the boiler was fully functional and there were no gas leaks. We informed the Tenants that they should contact their Gas Supplier if they felt there may be something wrong with the meter as this is the correct process however, so as to assist you, we contacted the supplier on your behalf to obtain the information as to what the problem was. We were informed by British Gas that there was nothing wrong with the meter and that the issue is that not enough money has been added to the meter to pay for the gas consumed. British Gas informed us that in January only £20 was added to the meter. At this property you arrange your own utility suppliers and you need to speak to these suppliers directly if you feel your funds are being mis-allocated.

A list of reasons why you should not go with Martin & Co. -Martin & Co do not care about the tenants or the tenants living conditions. -Martin & Co do not do thorough inspections of the house. -If you report a problem with the house that is Martin & co's responsibility to fix they will deny you ever telling you them (even though they should keep logs). -Martin & Co will give you attitude and make you feel belittled. -Martin & Co do not respect you or the neighbours surrounding the house. -Martin & Co do not communicate to the landlord and therfore the information you provide will get lost. - In general the agency is horrible and unprofessional and I would advise you to save yourselves from the headache they have given us.

Tenancy Reference Number 2525, We are disappointed that you feel that any member of the Martin and Co Team have been unhelpful, have had an attitude or have not carried out thorough inspections. When the tenancy started the Landlord himself offered to show you all how the boiler and other appliances in the property worked however this offer was declined as one of you had lived in the property previously. You yourself confirmed to Tom from Martin and Co that you had not informed the office of the maintenance issues and assured him you would do this so that we could get the jobs looked into. We never received the information. A 121 page initial inventory report was carried out in July 2021 and signed as approved by the Tenants. Two further inspection reports have been carried out on 29th September and 3rd December (11 and 12 pages respectively) and Tenants are invited to be present at each inspection to inform us of any issues. As mentioned when responding to Mr Angelov’s review we have listened to all our telephone recordings and re-read all emails between the Martin and Co team and the Tenants and have not found any rude, hostile or ‘belittling’ responses to the Tenants to any request what-so-ever.
