Beresfords Colchester reviews

Having seen your recent review I was naturally very concerned at some of the comments made. As a result I searched for your details across our entire database and we have no record of having ever dealt with you. Therefore I can only assume you have other reasons for wanting to post such a derogatory review but of course should this not be the case then please feel free to contact me personally via sb@beresfords.co.uk I thought it would also be worth explaining that legally any dilapidation deposit retained by an agent on behalf of tenants has to be registered in a government approved scheme. The only time any of this deposit can be used is if tenants vacate a property and do not leave it in a similar condition as when they first moved in. In such instances any amount withheld will be a contribution towards any related works required and both landlord and tenant must confirm their acceptance of any such deduction in writing otherwise the matter is passed on to an independent adjudicator who will decide what amount if any, is to be retained from the deposit before the balance is sent back to the tenants. So an agent cannot simply take money as you have suggested! Hopefully this explanation should reassure anyone else reading this review that there is a proper process in place which protects a dilapidation deposit paid by tenants and in most cases the full amount is returned providing of course that tenants have abided by the terms of their Tenancy Agreement and looked after the property whilst in occupation.
