Having read the contents of your recent 1-star review, I have subsequently conducted some internal investigations and wanted to reply personally. We do not deny that the referencing we undertake via a third-party specialist on prospective tenants is comprehensive. Ultimately, we act for landlords who instruct us to ensure that any tenants being considered for a tenancy are able to pay their rent on a regular basis, based on the relevant criteria submitted prior to the commencement of any tenancy. Without going into too much detail on this review platform, what I can say is that the information that was provided by you to us initially as part of the tenancy application process which includes referencing, transpired to be somewhat different to what the referencing specialists discovered after undertaking their standard checks. Furthermore, a reference received from a significant managing agent from a previous tenancy confirmed that you had outstanding rent arrears. It was for these reasons that your application for a tenancy was declined. In such instances we would consider it inappropriate for us to recommend any tenant to one of our landlords who was not fully transparent with the information they provided to us initially, and where they had not paid their rent as agreed on their previous tenancy. In terms of us refunding the initial holding deposit back to you, our personnel incur significant time in processing an application and where initial information provided by prospective tenants is incorrect, and as a result they fail referencing, the holding deposit is retained to cover associated costs.
