GooglePROSPECTIVE TENANTS - AVOID. Agent didn't take an inventory or arrange for a clean of the property on arrival, yet when the tenancy ended after 6 months, tried to charge us £500 for a "deep clean" of a house that was filthy when we arrived, £200 for damage to a sofa (which is over 10 years old, damage was there when we arrived) and £415 for a coffee table that wasn't in the property and they had no record of. Impersonal and unpleasant to deal with. Avoid like the plague.
Hi Imogen, Thank you for leaving a review. All reviews we receive are taken seriously good or bad. Unfortunately it seems we have no where near hit your expectations on this one so my sincere apologies. Just to fully explain your points. 1) There was never an inventory on the property. - We concur. Although at the time you moved in to your rented property through Sheraton Law which has now been bought by Orlando Reid who carry out inventories on all properties. 2) The requested charges from the deposit. - This was requested by the landlord. We in fact advised the landlord that the charges won't stand due to not having an inventory however the landlord still asked us to make these requests. As you know, being an estate agent yourself, we have to carry out our clients wishes, even if we don't agree. I do not deny any of your claims and we were completely in agreement with regards to no deductions being made. Unfortunately, in this instance even though we tried to fight your case, the landlord did not agree and as a result you felt we are responsible for how the situation panned out. Apologies again for not meeting your expectations. We will keep trying to do better.

She's always on the ball with replies and gets things sorted really quickly for us, including our recent tenancy swap which got really tricky with referencing/finding guarantors. She also sorted me out with a key when I was locked out late on a Friday, even though no one was in the office :) Thank you Tamsin!

GoogleI've met a few agents over the last 15 years and Armond is a breath of fresh air by comparioson. I met Armond about 2 and a half years ago when I had a property to sell and was very impressed by his knowledge, honesty and his genuine love for the job. He works hard and is great at building relationships with buyers and sellars, making everyone feel at ease, especially as it can be a stressful time for all sides. He will take the time to keep you informed and truly do the best that he can for you. GoogleI can't recommend Sheraton Law highly enough. As an absent landlord working elsewhere around the UK and abroad, they managed my flat in SE11 with total reliability flawlessly sustained over more than 24 years through tenant after tenant and staff changes of their own. The period saw major works to the flat including installation of a new heating system, double glazing and even replacement of the block roof. I never had a bad tenant and they were always very well looked after, with rent invariably collected without issue, and all maintenance needs carefully and rapidly dealt with. Throughout the period, I was able to have absolute confidence and to trust Sheraton Law's advice implicitly - utterly invaluable for my peace of mind. Finally, when I recently came to take the flat back and live in it myself once again, Michael Taylor went above and beyond in managing the work I wanted done to my complete satisfaction. He really went the extra mile to make sure that it was in a superb condition for me to return to - even better than I had left it back in 1996. Tamsin Russell, Bryony Walters and Michael are a small, friendly, dedicated team with excellent local knowledge built up over time. Based on my experience, they are simply in a different league from others for service. I would not hesitate to use them again, whether to manage my property as a landlord, or to put it in Tom Butler's hands for sale when the time comes. GoogleI would highly recommend Armond Ghahramani to be your estate agent. I worked with him to sell my flat and he did an outstanding job. When we first discussed this, he promised that he would bring 100 percent commitment to my case and he very much stuck to his word. I felt like he was rooting for me through thick and thin. At the start he gave me an honest estimate of the price the property could achieve and didn't try to inflate this. During the process he tried to give accurate predictions of how things would develop which were often spot on. Crucially he was always available throughout the stressful process of selling a property, which was for reasons outside his control quite a complicated one. His willingness to field calls and texts went way beyond the call of duty and he always remained friendly and good spirited despite me being the kind of client that wants very regular updates indeed. During our conversation he was on top of the latest information and took the time to go through quite difficult decisions and I never had the feeling I was being hurried in order to expedite the sale. He even gave me advice on my purchase, looking at the properties I was interested in and talked me through the process, which was invaluable as I am relatively inexperienced in purchasing property. Above all I found Armond to be extremely hardworking, honest, sincere and professional.

Clear advice on legislation and potential hiccups. They were always on hand and just a phone call away at any point through the process when needed. GoogleWe couldn't fault the experience of renting through Sheraton Law at all. Charlotte was personable and sympathetic to our needs throughout the process - the viewing was set up promptly, she wasn't at all pushy (unlike other agents who quite aggressively tried to have us sign documentation while at the viewing), and we felt at every stage that we had all the information we needed and a clear idea of what would happen next and when. Fees genuinely did seem to be kept to a minimum, and were by far the lowest of any agent that we came across while searching for a property. It was also made very transparent exactly what the fees were for, so nothing felt like it was just an agent trying to squeeze more out of you for now real reason.

He was very helpful on the viewing and honest about the property. During the process I had dealings with Armond as well and found him to be very professional and helpful

GoogleDawn has been incredibly helpful in helping us find and secure a flat to rent. She is outgoing but professional, patient and always contactable, whatever time of day. She was extremely accommodating with late evening viewings and nothing ever felt like too much trouble. She clearly has an interest in finding the right people for the right house, and made a huge effort to make sure the landlord accepted our offer. What can be a hugely stressful process was quick and pain free with her help, and I wouldn't hesitate in recommending her.
