This is my first time with an estate agent. I was anxious but once I started getting views I was less anxious. I was told the property would get sold however I was getting impatient and was about to give up. When I got the call to say I got a buyer and it was a guarantee. Well I was so happy that they were true to their word that they would get it sold.

GoogleSingle handedly, the WORST service I have ever received. Being a tenant, unfortunately we don't get to choose who our Estate Agents are - especially with the current housing issues, but honestly if you do have the choice I strongly advise against Reeds Rains. Firstly they tried to rob over £300 off me and my boyfriend to end our contract early, due to me becoming pregnant and having to move back to my hometown for family support. £300 pound. They were having a laugh, told them immediately that I will have to check with Citizens Advice about these 'fees' because If there's one thing I'm not its a mug. So as soon as I said this, magically the fees got wiped due to a 'mix up' - convenient. Then we eventually do move out our property and they tell us the deposit of nearly £600 will be released to us 7 days after moving out, well 3 weeks later and you guessed it... we are yet to receive that money. I have emailed multiple times, with no reply. Every time we called the person was 'out' and would call us back, which again never happened. We literally just kept waiting and calling and waiting, they told us that it would be with us by xxx date. It wasn't. Eventually, 2.5 weeks after moving out we call them, only to be told the refund was never processed - what a surprise, and it will 'be with you by the end of the week', well the end of the week is looming and still no refund. Genuinely just robbing, lying creatures. Oh and not to mention they deducted £70 from our deposit for a 'professional oven clean', I asked for an invoice for this, which of course is yet to be sent over. I won't be letting that slide either. Genuinely if they don't buck their ideas up I have no choice but to take this further as at this point it is robbery. Avoid at all costs, if you are in a position to do so.

From the very start of my application to my moving in, Lucy who was assigned to me was both professional and loving. I have never met a team of persons like these and I will always be grateful for all they do to promote how to treat fellow humans. Lucy deserves more than just this review, she is a star ⭐️⭐️⭐️⭐️⭐️.. thanks for everything Reeds Rains Estate Agents... My kids love the new home crazily.

Sam was brilliant from start to finish. We demanded a lot and asked a lot of questions which he answered in good time! We had some problems with timings of our move in date but Sam was always helping us and was honest in what information he gave us. Would definitely recommend!

We used Reeds Rains in Bangor to let our property several times and have always received a good service. Sarah has been great and always found us excellent tennents. Some cheaper letting agents have opened in Bangor, but decided not to chance it as we have to date received a quality hassle free service. Would recommend.

TrustpilotExcellent Service with one Criticism
Still at the early stages of the process but I cannot fault the attention and courtesy shown by all staff that I have seen and spoken to. If there is any criticism I can make it would be the fixed price fee of the agent. If I could explain further, I wanted to handle all viewings but there was no reduction of the fee offered knowing that the cost to them for handling the viewing would incur agent’s time and fuel which would be a saving to them.

We rented through this agency, and even though some of the employees are nice, there are some that are very bad-mannered also.The keys were kept even though the landlord gave the okay 5 hours ahead. The keys were not handed at the property but at the agency.The landlord requested for the agency to submit meeters and a contract, but neither was handed in.In the end, the landlord cut the collaboration for the property off too.

Our landlord decided to change from Reeds Rains to a local agent. Reeds managed to mistakenly inform the utility companies that we had moved out so they tried to cancel our accounts. We were nearly left with no electricity or water. Utterly unapologetic when asked about it. They have been useless in the 10 years we’ve been renting through them, thank goodness our landlord is great.

Avoid this bunch at all costs. They will cheat you out of your hard earned money. They miserably fail to live up to any responsibility even when provided with evidence that proves without doubt their incompetence. Lacking a moral and ethical compass. A very rotten apple. I only apologise for misleading you with 1 star but that was the "entry fee" for posting an honest review.

They are liars and time wasters I put my offer in asked if the property was freehold they assured me it was and it was leasehold and lead me along for 3 month dont believe them they wasted my money and time so make things easy look find trustworthy estate agents the branch I delt with was birmingham yadley branch crap service and misleading agents

Hello, I'm sorry that you feel the service you received was not up to our usual high standard as we do pride ourselves on good customer service. With regards to the detail on the property being bought, the property is Freehold as stated at the beginning of the sale, however part way through the sale the solicitors found that there was also a leasehold title running concurrently on the property (dual title), which even the owner was unaware of. At your solicitors request the owners agreed to get the two titles merged but unfortunately the delays in being able to get this done obviously did not tie in with the time frames you required. I am sorry that you were unable to hang on until the merging of the titles was complete and that you feel dissatisfied with the service you received.Kind regards,Reeds Rains Yardley

Reedsrains at bamberbridge have put me through hell and are still doing it.I am vulnerable and disabled.And what I've heard the other day from a surveyor well its not good for me.Instead of reedsrains sorting the house and sorting the damp in 2019 they left it and it's got worse to the point that all the plaster as to come of the walls.The man said all furniture as to come out for the house to be done.I have no money for removals and no money to store my stuff in storage.I have 2 big tanks with my lizards in and I will have nowhere to live.I also have 2 dogs were am I meant to go and how am I meant to find all that money.I think im going to have to sue them.I feel so stressed and ill its unreal they are horrible people and have made life worse for me that I don't need as I have ptsd,Anxiety and depression along with osteoarthritis,fibromyalgia,diabetes and lots of other illnesses.I don't even know if the person that owns the house knows what's going on really.It was changed from a 2 bed to a 3 bed so one of the rooms can't fit a bed in,The other small room as a sewer pipe running through it on top of the floor boards and the main bedroom my room is full of damp.I am now on the settee sat up with legs up on a stool to go to sleep.I don't need all this.Please don't rent an house from them.Thanks for reading.I can't put a date of experience as it doesn't go bk that far.

I used Reed Rains fully managed service and gave them 12 months service charge. Unfortunately, I have not got resonable service in return. My tenants always complain about the bad service from Reed Rains and they also complain to me. I tried to talked to Reed Rains for many times (by email and by phone call) but it is in vain. No one cares ! I sent many many email to maintanence department to ask for help. I asked them to follow but what the response is .......
