Do not try to sale property. Time wasters no reply for phone calls. Only blackmail that you need to give28 days notice to pulling out or pay fees. Manegmant Danielle notable to control staff and organise the team at all. Sending buyers our home without agent and need to chase them how was it going and finding out for offer but not valid anymore. They promise everything but do nothing

Following your initial review on 12th December during direct email communications with us, you have indicated on multiple occasions your intention to leave further negative reviews daily unless we agree to terminate your contractual agreement early. Based on the tone and content of this review it now appears you are following through with this. We must clarify that we believe this review, along with others recently posted under different names, is not genuine and appears to be part of an attempt to damage our business’ reputation. We will reiterate our earlier response: As we mentioned previously, we were extremely surprised to receive your review, especially considering your property has only been on the market since 25th November. While we understand that the process can be frustrating, we have worked diligently to market your property despite the challenges posed by tenants in situ. As you acknowledged, the tenants were unresponsive at the start, which understandably made accessing the property for viewings more difficult. However, we still conducted several viewings and secured a reasonable offer from an investor, which you declined. We then attempted to renegotiate this offer at your request, but the investor was unwilling to increase their bid. While we were actively working to negotiate a higher offer for you, you contacted us, giving us just 24 hours to sell your property, or you would be serving notice. This expectation is entirely unrealistic. Property sales involve cooperation from all parties, including tenants and vendors, and require reasonable timeframes to secure the best possible outcome. It is simply not feasible to meet such a demand, especially after such a short time on the market. In your review, you mentioned that we were unable to accommodate viewings on a Tuesday. While we always aim to fulfil viewing requests, there are times when this simply isn’t possible due to team availability, pre-booked appointments, or staff days off. It’s important to highlight that we have a dedicated team of viewing specialists and more capacity to conduct viewings than most agents in the industry. However, it is not realistic to expect that viewings can always be arranged for any specific day or time requested. This is unfortunately a standard reality across the property industry, and it reflects where your expectations may not align with the practicalities of the sales process. Considering the challenges you acknowledged with uncooperative tenants; we are confident in the results we’ve achieved thus far. It is worth noting that in just 14 days of your property being marketed by us, during December; the quietest time of the year, we still managed to secure five viewings, two offers, and made 11 phone calls to you and your wife to keep you updated. This is an exceptionally strong result for any property, particularly in such difficult circumstances, and demonstrates the effort and commitment we have put into marketing your home. It seems your expectations of what could realistically be achieved in this short timeframe and at this time of year are not aligned with current market realities. Lastly, your mention of the 28-day notice period to terminate our services refers to a standard contractual obligation that you were fully aware of when you instructed us. We note that since your initial review was posted you have emailed us stating you will continue to leave negative feedback unless we release you from this agreement early. While we understand your frustration, we cannot accept this approach, and we will not be pressured into compromising on this matter. We remain committed to providing a professional service and acting in your best interests until your notice period concludes and we no longer market your property. Should you wish to discuss this further, we are happy to do so. Thank you

An excellent service provided from start to finish.

Ben Rose Estate Agents (Bamber Bridge) can undoubtedly be very proud of the level of care, attention and service provided regards the sale of our property that had been in the family for the last 48 years.Valued on Monday, went to Market on the Thursday, viewings on Friday and Saturday and the Sold sign went up on the following Monday. We were very lucky that there was substantial interest in our property and Ben Rose managed to negotiate an above market rate via pro-active discussions between ourselves and the purchasers and we were delighted to choose a young first time buying couple.Regular updates from Ben Rose to our Conveyors and ourselves made it a totally smooth pain free transaction thanks to Chris and his team at Bamber Bridge.

Read this before you sign on the dotted line…. Ben Rose’s contract is the reason I am not buying my dream house. I had reserved a new build on a part exchange deal after my house had not sold during 3 months on the market with Ben Rose. The builder requested Ben Rose work with them for the onward sale. Ben Rose would not agree to the builder’s terms. Ben Rose threatened to charge me full fee for agreeing to a part exchange deal, as I had sold my house myself, which is in breach of contract. They proceeded to contact a previous interested party to encourage them to make an offer, meaning that I could be liable for a £600 charge for terminating my contract, rather than the standard £300 charge. After terminating my contract with Ben Rose I have pulled out of the part exchange because Ben Rose confirmed, as per contract, they will charge me full fee if any person they “introduced” to my house, including people who enquired but did not view, purchases it in the next 2 years. They informed me that they will be checking the Land Registry for this purpose. This came after multiple issues I had with Ben Rose, in my opinion due to the over-worked and harassed staff and a low number of viewing appointments. Prospective viewers were told there were no appointments available when they phoned to request to view on a certain day. 2 such parties did not rearrange. When I attempted to arrange appointments to view several other properties on the market with Ben Rose, I was told very bluntly that I was being unreasonable in asking to view at the weekend when I had phoned on a Wednesday. When I finally did manage to view the properties, we were given 10 minutes to view a very large house, as the staff member had to get to another appointment. She was late to the next house and the owner decided to let us in himself. We were unable to enter another house as the staff member didn’t have the key and didn’t know where to find it at the property. Separately, I had contacted the Ben Rose valuer directly for advice regarding an asking price reduction after 4 weeks of no sale. When I asked the sales staff to action the price reduction as per the valuer, the staff member in question encouraged me to reduce the price even further. It was clear however that she had no knowledge of my house or the market in my area. And to top it all off, when Ben Rose showed someone round my house when I was on holiday, they left my back door unlocked and open! I advise anyone to read the small print before signing the very restrictive Ben Rose contract. It has resulted in me pulling out of a part exchange, and in a position where I risk having to pay double agent fees if I choose another agent within 2 years. And had to pay £300 for the privilege of removing myself from this very poor experience.

Dear Kathryn, We sincerely regret to hear about your dissatisfaction at the service you recently received and appreciate you taking the time to share your concerns, as it provides us with the opportunity to openly address them. In relation to the part-exchange process you referred to, we were contacted initially by the agents handling this matter on the same day as we had received another offer on your property and subsequently needed to discuss this the offer and the part-exchange terms with you before deciding how would be best to move forward. Whilst discussing these matters with you, there appeared to be some confusion about the agreement you had entered with the part-exchange agents, and it was our understanding that you would clarify the details . Unfortunately, upon doing this, it became apparent that the terms they proposed significantly differed from standard industry practices, and subsequently we were not able to reduce our fee to match their considerably lower offer, which we explained to you at the time. In circumstances such as these, whereby the vendor chooses to sell the house themselves or if a fee can’t be agreed with a part exchange agent who is acquiring the property, it is a standard estate agency terms that the full sales fee will apply. However, in this instance you decided to take your property off the market and asked for it to be removed immediately from being marketed with us. Therefore, as you did not give the necessary notice to terminate your sales contract, a £300 cancellation fee was due, which was nothing to do with another offer being made on your property and at no time where you advised that this fee would be increased to £600. In respect of your experience of booking a viewing, we apologise if any of our staff's comments appeared to be flippant and can assure you it would not have been their intention for it to be taken in this manner, as our team are committed to always providing a courteous and professional service to all our customers. Further to this, we also do our utmost to always try to arrange all viewing requests in a timely and efficient manner that accommodates both the viewer and the vendor of the property being viewed. However, like other estate agents, as most of our viewings take place at a weekend, this makes it an extremely busy time for us and subsequently we are not always able to arrange viewings for a weekend when they are requested mid-week. This can be due to the viewing availability provided by the vendor and the number of other viewings that have already been scheduled. We also employ a large number of viewers to enable us to offer as many viewing opportunities as we can, giving them a minimum of 30 minutes per property to ensure as many customers as possible are able to have a viewing, with the opportunity for a second viewing to be arranged should they need more time. The incident that occurred with your own house viewing, whereby the back door was left unlocked, we discussed this as soon as it came to our attention and apologised. We have also taken action to ensure that this will not happen again, as our client’s security is always of utmost importance to us. Finally, the issues you have raised in respect of our contractual terms, we can confirm that like other estate agents these are designed to be comprehensive and protective in relation to both parties' interests and we encourage all our clients to review these terms thoroughly to ensure they understand the commitments involved before signing the sales contract. Once again, we would like to thank you for your feedback as we value this as it helps us maintain the high level of customer service that we continually deliver. We are also committed to resolving misunderstandings and maintaining professionalism in all our client interactions, so if there is anything further you wish to discuss or need clarification on, please do not hesitate to contact us directly.

Ben Rose Chorley are the best estate agents I’ve ever come across. I’ve recently used them to sell my house and they have been amazing every step of the way. Everyone I’ve spoken to in the team has been great - Tammy and Jess have been exceptional. Right from the start, Tammy put me at ease and made me feel totally comfortable throughout the whole process. She gave me guidance, no pressure, and basically made an otherwise daunting experience seamless and trouble-free. I’m truly grateful.
