My son was offered a rental property by Ben-Rose at 12:30 on 20-Jan-2023 with myself acting as a Guarantor. I completed the unnecessarily detailed and invasive paperwork on the Canopy system by 14:00. Hi Mick,We are sorry your son missed out on the rental property he applied for, but unfortunately on this occasion the Landlord chose to go rent their property to the another interested applicant. We can confirm that your son was advised via email that only after he had completed and submitted the necessary paperwork in respect of renting the property would the Landlord be able to properly consider his application. It was also explained in this email, that it was the Landlord who would make the final decision as to who they wished to rent their property, which as I am sure you can appreciate is not in our control.With regard to the extensive paperwork you were required to complete as a guarantor via Canopy, legally it is imperative that we do extensive checks on anyone who is interested in renting a property prior to proceeding with their application. I can also assure you that the lettings team do not get sight of any confidential documents that are submitted in support of this search and that all other letting agents are required to carry out the same checks.I hope this provides you with some context to the concerns you raised. I feel , aside from the excellent photos , there has been very little support or feedback from the staff. I can go weeks without a call and have often felt patronised by the office staff. Apart from putting my home on Rightmove I’m not aware of any other marketing activity they carry out to establish why so few viewings. Have felt quite isolated in this process.

Initially received a number of viewings which started to dry up. Nothing from Ben Rose to advise on what could be done to improve the chances of selling the house (reduce the price, open days etc.).
Not very proactive, just post the property online and expect it to sell itself, for the cost they charge I would hope for more proactive selling.
No ownership of the property by an individual agent, regularly calling them for updates, and you speak to a different person each time, who doesn’t know details of the property, with poor communication at times.
Tie in period minimum of 16 weeks! Some others have 30 days tie in.
Personal opinion is that they have far too many properties for sale at anyone one time (apparently 2x the next agent), which is clearly good for business, but affects the personal touch that other agents have.

GoogleTerrible service and experience ! Made an Offer on a house, I later found the vendor to be a personal friend of Ben.
Spent and wasted £500 on a survey that resulted in the property being significantly down valued by 10k, but of course the RICS valuer was at fault !
Pulled out of purchase at that point, as vendor refused to even meet halfway.
I was constantly chasing up enquires throughout, severe lack of communication from this agent, never called when promised, extremely poor customer service, was a lucky escape in hindsight!

I was going to ask them for a valuation but the local rumours are flying they tried to take £300 off a 90 year old woman for withdrawing, now a man that has had 3 strokes been on the market 4 months has lost £1000 on his new build he has withdrawn from Ben Rose and they have said we aren't giving you your key back until you pay the £300. They are a disgrace.

Hi Paul, as a no sale no fee agent, we do not charge a fee for withdrawing a property from the market. If however, the contract is to be terminated early, there is a termination fee of £300, which doesn’t even cover our costs. This is an industry standard and ours is a lot less than the average.
As you can imagine, it costs a lot of money to put a property onto the market. We send a valuer round, a professional photographer, get a floorplan created and put the brochure together. We then market the property at a massive cost to us, organise and accompany viewings as well as deal with any other enquiries to name but a few. If someone decides, after a couple of weeks, they no longer wish to move, this cannot be at a cost to us otherwise we would have no business. All we ask for is 12 weeks of marketing and if we don’t sell it, you can walk away without it costing a penny. If someone has been on with us for 4 months, they would be able to come off the market at no cost.
As for their onward purchase, as with any new build there is a deposit to secure a plot. This is an agreement between the developer and the client and therefore does not involve us.
We have never refused to give anyone a key back and have most definitely never asked for any money to do so.
Customer service and property marketing is of utmost importance to us and we do appreciate all feedback provided. We am sorry that we were not able to work with you but wish you the best of luck with the sale of your property.

GoogleSix years ago, following the death of my mother, when we trying to sell her bungalow which was in need of some maintenance and TLC, we had tried a couple of estate agents with no success until Ben arrived in Chorley. He gave us realistic expectations, advice on what to do to make the place appealing and put the property on the market at a sensible and achievable price (other estate agents had advised a lot more!) He also charged much less in fees than any other agents - and the property sold within two weeks after six months of trying with others. Ben and his team offered constant support and advice whenever needed and were always there for reassurance during a trying time. We couldn't recommend him and his company more highly - thoroughly professional, helpful, kind and considerate and very, very efficient.
