We have a property development company and recently completed a purchase through Ben Rose. The team are thoroughly professional and dedicated and provided fantastic support throughout the process. Tammy was particularly great making sure the fall out from Covid didn't delay the sale unnecessarily. I would certainly recommenced the team for anyone looking to buy or sell a property in Chorley.PositiveProfessionalism

Read this before you sign on the dotted line…. Ben Rose’s contract is the reason I am not buying my dream house. I had reserved a new build on a part exchange deal after my house had not sold during 3 months on the market with Ben Rose. The builder requested Ben Rose work with them for the onward sale. Ben Rose would not agree to the builder’s terms. Ben Rose threatened to charge me full fee for agreeing to a part exchange deal, as I had sold my house myself, which is in breach of contract. They proceeded to contact a previous interested party to encourage them to make an offer, meaning that I could be liable for a £600 charge for terminating my contract, rather than the standard £300 charge. After terminating my contract with Ben Rose I have pulled out of the part exchange because Ben Rose confirmed, as per contract, they will charge me full fee if any person they “introduced” to my house, including people who enquired but did not view, purchases it in the next 2 years. They informed me that they will be checking the Land Registry for this purpose. This came after multiple issues I had with Ben Rose, in my opinion due to the over-worked and harassed staff and a low number of viewing appointments. Prospective viewers were told there were no appointments available when they phoned to request to view on a certain day. 2 such parties did not rearrange. When I attempted to arrange appointments to view several other properties on the market with Ben Rose, I was told very bluntly that I was being unreasonable in asking to view at the weekend when I had phoned on a Wednesday. When I finally did manage to view the properties, we were given 10 minutes to view a very large house, as the staff member had to get to another appointment. She was late to the next house and the owner decided to let us in himself. We were unable to enter another house as the staff member didn’t have the key and didn’t know where to find it at the property. Separately, I had contacted the Ben Rose valuer directly for advice regarding an asking price reduction after 4 weeks of no sale. When I asked the sales staff to action the price reduction as per the valuer, the staff member in question encouraged me to reduce the price even further. It was clear however that she had no knowledge of my house or the market in my area. And to top it all off, when Ben Rose showed someone round my house when I was on holiday, they left my back door unlocked and open! I advise anyone to read the small print before signing the very restrictive Ben Rose contract. It has resulted in me pulling out of a part exchange, and in a position where I risk having to pay double agent fees if I choose another agent within 2 years. And had to pay £300 for the privilege of removing myself from this very poor experience.

Dear Kathryn, We sincerely regret to hear about your dissatisfaction at the service you recently received and appreciate you taking the time to share your concerns, as it provides us with the opportunity to openly address them. In relation to the part-exchange process you referred to, we were contacted initially by the agents handling this matter on the same day as we had received another offer on your property and subsequently needed to discuss this the offer and the part-exchange terms with you before deciding how would be best to move forward. Whilst discussing these matters with you, there appeared to be some confusion about the agreement you had entered with the part-exchange agents, and it was our understanding that you would clarify the details . Unfortunately, upon doing this, it became apparent that the terms they proposed significantly differed from standard industry practices, and subsequently we were not able to reduce our fee to match their considerably lower offer, which we explained to you at the time. In circumstances such as these, whereby the vendor chooses to sell the house themselves or if a fee can’t be agreed with a part exchange agent who is acquiring the property, it is a standard estate agency terms that the full sales fee will apply. However, in this instance you decided to take your property off the market and asked for it to be removed immediately from being marketed with us. Therefore, as you did not give the necessary notice to terminate your sales contract, a £300 cancellation fee was due, which was nothing to do with another offer being made on your property and at no time where you advised that this fee would be increased to £600. In respect of your experience of booking a viewing, we apologise if any of our staff's comments appeared to be flippant and can assure you it would not have been their intention for it to be taken in this manner, as our team are committed to always providing a courteous and professional service to all our customers. Further to this, we also do our utmost to always try to arrange all viewing requests in a timely and efficient manner that accommodates both the viewer and the vendor of the property being viewed. However, like other estate agents, as most of our viewings take place at a weekend, this makes it an extremely busy time for us and subsequently we are not always able to arrange viewings for a weekend when they are requested mid-week. This can be due to the viewing availability provided by the vendor and the number of other viewings that have already been scheduled. We also employ a large number of viewers to enable us to offer as many viewing opportunities as we can, giving them a minimum of 30 minutes per property to ensure as many customers as possible are able to have a viewing, with the opportunity for a second viewing to be arranged should they need more time. The incident that occurred with your own house viewing, whereby the back door was left unlocked, we discussed this as soon as it came to our attention and apologised. We have also taken action to ensure that this will not happen again, as our client’s security is always of utmost importance to us. Finally, the issues you have raised in respect of our contractual terms, we can confirm that like other estate agents these are designed to be comprehensive and protective in relation to both parties' interests and we encourage all our clients to review these terms thoroughly to ensure they understand the commitments involved before signing the sales contract. Once again, we would like to thank you for your feedback as we value this as it helps us maintain the high level of customer service that we continually deliver. We are also committed to resolving misunderstandings and maintaining professionalism in all our client interactions, so if there is anything further you wish to discuss or need clarification on, please do not hesitate to contact us directly.

Ben Rose Chorley are the best estate agents I’ve ever come across. I’ve recently used them to sell my house and they have been amazing every step of the way. Everyone I’ve spoken to in the team has been great - Tammy and Jess have been exceptional. Right from the start, Tammy put me at ease and made me feel totally comfortable throughout the whole process. She gave me guidance, no pressure, and basically made an otherwise daunting experience seamless and trouble-free. I’m truly grateful.

I decided to sell my house late August

I decided to sell my house late August, Era Davidson and the team were amazing from the first communication to the day of completion. The house went online on a Thursday, by Saturday I had 25 viewings. On Sunday I’d received 12 offers. Monday SSTC! Over to the solicitors who were also on the ball. A bit of backwards and forwards with the buyers solicitor. Era was also there during this time trying to push them and keeping me and the buyer informed along the way.Highly recommend

Totally professional service from Ben Rose Chorley

My wife and I chose Chorley Ben Rose estate agency for its local knowledge of markets, the location of its Chorley branch and the warmth of their greeting to us. Our immediate contact was with the very professional Kerry Parker who took all our details, visited the property and gave us sound advice as to realistic pricing rather than pie in the sky valuations. This was to be good advice as the process developed during the down turn in the market during 2022.We obtained several viewings and a firm negotiated offer just below our published price. At this point, we received excellent involvement of several members of the team, led by the branch manager, Tammy Daly. All good we thought and settled back to let things happen in the legal world. Until.... our buyer lost their buyer and the chain was in danger of collapsing. Throughout all this turmoil, Leanne Derbyshire was our contact and was brilliant. Constantly updating us and gaining information along the chain.Because of deteriorating market conditions, we did indeed lose our buyer and we thought of letting the property instead. So we came into contact with the rental manager, Dean Heywood. Another charming, helpful and up-beat member of the crew and we very nearly opted for rental instead of sale. But literally at the last minute and on simultaneous but separate phone calls in the retail and the rental departments, Ben Rose heard of our buyers finding another buyer for their property and we were back into the selling of our property. Everything was cranked back up again by Leanne and others with constant help from Tammy who always made herself available for advice.Despite changes in governments, recessions, 14 day holiday shutdowns and the generally slow legal processes, we managed to complete the sale over Christmas and New Year to achieve a time-limited mortgage offer for our buyers.Never a dull moment but we can not thank the Chorley Ben Rose team enough for their care and attention plus the pleasant and calming manner of handling our somewhat agitated questions.A great team doing a great job!

We had a full shed load of problems with the purchase of our new bungalow. Fortunately Leanne and Tammy at Ben Rose were on hand to help steer a path between the particular ways of the vendors and our enthusiasm. They helped negotiate a realistic price that took into account the work that needed doing, and during the delays of probate listened to our concerns. In the end it all worked out and we now have our new home. As a buyer Ben Rose were simply brilliant.

Experience in the end was a better one then when I first instructed Ben Rose. Simon who values the house is an acquired taste, he is very pushy and a typical sales person when he visits your house and promises you the world which for me set me up for failure from the start. Our house fell through twice, which I will not blame Ben Rose for but no due diligence felt like it was done so the first sale failure could of been prevented as the first person hadn’t even done their mortgage properly! Second person was great, but again the lack of communication then turned out their mortgage fell through too! In the end the communication breakdown between me and Ben Rose was so bad that I hated ringing them and tried to leave to another competitor. Tammy the branch manager in the end, fixed this and my next sale went through fine but I was always still disappointed with the poor communication and the previous conversations with the teams that weren’t helpful! Also, I was called during a sale fall through to tell me They were instructing a house on my street at 30k less than mine… to me, it was a conflict of interest and I should have been their priority giving that I was the first customer! I was told. ‘If it isn’t us it will only be someone else who instructs at that price’. Well to be honest, that doesn’t matter but when you have the same agent selling a similar house 30k less.. which one are are you going to view! In the end, I got the price I wanted and it took a while to get there but I would not be able to recommend people to use Ben Rose as I didn’t feel that I got the service That I expected nor the level of satisfaction I would have thought I’d walk away from! I have written this review under the acknowledgement that house sales don’t always go to plan and the market is tough, this is purely based on the communication and service received. Thanks

Matthew · 27 January 2024

Agent replied · 24 August 2024

Matthew, We are extremely sorry to hear you were not satisfied with the initial service you received prior to successfully selling your property in November 2023. We are particularly surprised about the feedback you provided for our valuer Simon and the Chorley sales team, as usually this is extremely positive, as it also is for the service, follow up and communication provided by the Branch Manager, Tammy, and the Sales Negotiators. Regarding the due diligence conducted for your first buyer, we can confirm that as with all the properties we sell that this was completed, and all proof of funds were evidenced. However, the sale fell through in this instance due to the buyer wishing their partner to be placed on the deeds but not mortgage, which was something that did not come to light until later on in sales process. Finally, the reference made to a neighbouring property being marketed by us for £30k less than your property, as this lower price was at this vendor’s request and we were aware it was less than yours, this is why the Branch Manager felt it was appropriate to personally advise you of this. As you are aware, when the initial valuation was conducted of your property you were advised that based on the property market at that time and comparable properties in the area, that it would be more appropriate to market your property at a lower price, but you had wished to test the market at a higher price.
