Wanted to view a property as first time buyers, had the money to spend.. even would of gone over the asking price but the so called agent ( Daryl ) did everything possible to not let us view the property until we had spoken to “Their” broker. When we said no as already have it sorted then we was told we have to show an AIP just to VIEW the property! Which is completely false information !! I honestly thought this kind of pressure selling tactics and anything to up their commission died in the 80s along with there cut throat slimy image. Complaint has been made with head office but I don’t hold any hope of them changing ! No wonder the properties they represent in mildenhall have been up for sale for an extremely long time causing the vendors they so call look after to reduce asking prices. But this won’t make any difference if agents are blocking genuine buyers from just viewings !! Agents need to be re educated and dragged into 2021 !!

House sale

I used James at the Hoddesdon branch to sell my father’s house.I would not hesitate to use James or the branch again and would be more than happy to recommend the company.Throughout, James was professional and dealt with any issues arising promptly. He kept solicitors on track to enable the sale to complete in a timely manner. Lincoln Branch - Amazing, Caring Staff

Despite having a few issues regarding our property, which were at no fault of neither the landlady, nor WHB, the service we received was amazing. Denise Seller, our property manager, was always on hand to help us with any issues we were having - the team truly seemed to care and that shone through. So thank you Denise for all your help, your fab at what you do! And a big thank you to Chloe, who was also great and always on hand to keep us updated with regards to our move to our new property. We would 100% recommend going with WHB as a tenant.

Dreadful

Our experience was awful with the Wisbech branch. Very disappointing, we were sold a premium service and had to project manage the whole process ourselves. We agreed for all viewings to be accompanied which they could not accommodate. We spent a considerable amount of time with our buyers to get to the offer stage. 8 weeks after the offer was accepted we had not had so much as a courtesy call, we had to iniciate communication. From there we had to manage the process or we would not have been at exchange and completion in acceptable timescales. There has been no courtesy call post completion and no response to an email of complaint to the manager of the branch and one of the partners.This speaks for itself.

If we had not been in touch with our…

If we had not been in touch with our buyers we would not have much of an idea what was going on with our sale. Calls were often unreturned, there was little information from Browns 90% came from our buyers, we were so happy to have swapped numbers. They called our buyers and asked them if they knew when we were going to exchange? We finally did 3.30 on a Wednesday and completed 2 days later at 4.45 on friday nothing from Browns about any of it until 5.55 a voice mail on completion day to say we'd completed!! Yes the solicitors told us but our buyers who were not paying Browns but us got a call to say congratulations the sale had gone through!!! Our buyers were with us from 2.30 waiting to move in, their agent was on the phone every 30 min giving them updates. The difference in their experience (not a Whbrown agent) compared to ours was miles apart. Even head office stepped in with us and arranged a call from Boston manager to call me to resolve some issues and the call never came. The whole selling experience is stressful anyway but Browns made the whole thing so much worse with their approach. They do seem like a nice bunch, but I'd have preferred professional over nice.

W H Brown SHOCKING!

W H Brown both at Aylsham Norfolk and Hellesdon Norfolk proved to be rude, unprofessional, unhelpful and the worst experience I have ever had from any company in my life. If you make a complaint, they ignore you and try to blame you for their mistakes. After lockdown eased and agents were able to remarket, they immediately withdrew their services stating they could not sell my home (still, it saved me having to sack them!). Going to a different Agent proved them to be wholly incorrect. The alternate agent sold my house with no fuss and at full market price in a week! If you wish to receive no service, be patronized, endure rude managers, etc, and them failing to sell your property then W H Brown is for you; If not, run to the hills and find another Agent. A truly shocking experience. I will never deal with them again!!! I can only trust that you won't either!

Would Never Reccomend

Agency was very difficult to communicate with. The person handling our case was never available and messages to them were never passed on. Our landlord told them to release our deposit in full straight away and it took them 5 weeks to get it to us. This was with many phone calls and emails inbetween which received little response. Our landlord actually moved to a different agent part way through the year because of how difficult they were to deal with. Many friends have had negtive experiences with W H Brown too so I am aware that this is not a one off. Would never reccomend.

I have been searching for rental…

I have been searching for rental property in Essex for weeks now and have found the whole process frustrating and very irritating. Many estate agents seem very unprofessional and don’t even have the decency to call you back or let you know you didn’t successfully get the property. In my experience, It appears there is so much demand they have become complacent and lazy, developed poor people skills and don’t deserve the easy business they close. As a guy with a 20 year sales/ management background I have found many of them well below par. However, Harry was a likeable, friendly and helpful guy who couldn’t do enough to help me with my property enquiries. His communication was on point and he always got back to me. I cannot recommend him or his company highly enough. Thank you for all your help Harry. I got there in the end !

WH Brown Colchester is probably the best in town.

WH Brown Colchester is probably the best estate agent in the town. Pound for pound i know its tough, but they clearly know their game in a very rough and highly competitive ever changing environment. Mr Phillip Lay-Flurie is one of the best agents I've come across and I am pleased that he has become a partner of the local branch.They're worth their weight in gold and the low cost sales mediums don't stand a chance against the real thing I'm afraid.

Colchester Culver Street Branch.Beyond appauling. Criminal at best with absolutely zero morals. The branch took a 500 deposit and entered a reservation agreement with me after my offer was accepted by the vendor. Paperwork was then send over with incorrect solicitors on, my name spelt incorrect, wrong purchase price etc etc. Two days later I return a missed call to be told 'the vendor had accepted a higher offer'. Complete breach of the reservation contract. No apology or follow up. There only suggestion to me was 'the other offer is significantly more, you can try and beat it'I would strongly advise you disregard attempting to buy any property through these crooks.

Dreadful

Bradley is a great sales man and is very convincing with how good W.H.Browns are. Always answered the phone or if he couldn't take a call would get back to us as soon as possible, never longer than maybe half an hour. Promised us they had a huge portfolio of clients that would be interested in our property and even convinced us to increase the property price again after just dropping it with another agent.Once the house was on the market, it's been impossible to get a hold of him, in fact we haven't spoke to him since, doesn't return calls and basically has no interest. He promised weekly or fortnightly updates and we have had nothing.Even with them being closed for 8 weeks with lockdown and these uncertain times, I would have expected at least one viewing after almost 19 weeks with them. I'm sure they only have one lady working there that has to deal with everything, and since they are so expensive to list with, it doesn't seem fair that they haven't got the man power to make enough effort to sell your property. The client portfolio is a myth with them, they don't know the market well enough to price your property right to sell, they just give a high figure to get you on their books, and then once they have you on Rightmove, Zoopla, etc, the just sit back and hope for the best. Wish we had of stayed with J.H.Walters and listened to their advice as the seem a lot more clued in to Lincoln property prices.Now we've wasted almost 5 months with them and lost the property we wanted to buy.

I’ll let my review speak for itself.

Ensured the house we were viewing was of a certain standard, clean and hospitable. “Doesn’t need new carpets or to be painted, just a quick clean”. photos of different property on the listing. They called us the day before viewing and said that there was other people interested so that we would pay the holding deposit as they knew we were desperate to find somewhere. House was vile, rotten doors, dog urine on carpet, stunk and just generally in a bad state of repair. I called the next day to ask for the deposit back. They hadn’t even seen the property in 6 months. Took about 25 minutes of them trying to make me accept the property until they finally said they would refund after I threatened court action. I’m pretty sure what they did was illegal. If not then just extremely unethical. Oh and now I’m being bombarded with numerous emails, phone calls and texts a day about the property everyday. Avoid this company.

I have bought and sold several houses…

I have bought and sold several houses over the years and this was the worst experience in terms of the estate agent and the conveyancer recommended by them. What should have been a relatively straightforward sale following an early offer on the house became a protracted eight month roller coaster ride. Advice about which buyer to go with was changed after The Leicester office advice to switch buyers to " the most reliable and enthusiastic person we've seen wanting a house in a long time "- she dropped out after a few days and so we then returned to our first potential buyer who actually ended up purchasing the house but who our agent said was " not very keen" . I was selling my deceased fathers house as sole executor and yet they always contacted my brother first who then had to remind them to telephone me. Communication with WHB Leicester was sporadic at best and I felt that I always had to press for them to keep the ball rolling rather than them being pro-active and keeping the conveyancer on track and working effectively with them to achieve a sale in reasonable time. I was so disenchanted with both WHB and QSequence the recommended property lawyers that I decided to work directly with the buyer. This was the best move I made and we were able to keep each other abreast of events and work jointly towards the sale. Like some other reviewers here I feel that WHB did not have a good handle on events relying on blather and obscuration much of the time. However I do have a kind word for Neel who seems a perfectly nice young man and always spoke enthusiastically on the phone and who also showed round the eventual buyer who also said he was very helpful on that occasion. I have paid them a lot of money for a threadbare service, admittedly stretched even further by the sloth like conveyancer that they recommended .

AVOID - Chelmsford - New Build Development

Avoid this company at all costs. Highly unprofessional and young workforce. 1. Overly pushy to make you use their broker and recommend conveyancing company. Will use language to imply its more beneficial to do so. I recommend you pay more and use services elsewhere. Both services were poor and did not communicate at all unless chased up very frequently. 2. No appropriate handover with the property when exchanging/completing. The developers builder gave me a handover, which was near on useless. WHB nowhere to be seen even when contacted prior to my completion date. Even if Covid19 was a factor here, not even an email or snagging process was completed. 3. Builders were living in my flat during the buying process , whb pleaded ignorance on this but they did ask them to move out once I discovered this. I have photos of them living in the property; bed, passport, pants, beer in fridge and skids marks in the toilet. Bare in mind I paid a holding deposit so no reason why anyone should have been living in the flat. 4. Damage caused as a result of the above was not fully rectified and whilst this is the builders/developers responsibility, whb should have fully rectified or co-ordinated this.

I had dealings with the Leicester office at Halford street and Robert Anderson dealt with my selling of my house and I have never met someone who was so committed and determined he dealt with all my stressful moments both his staff and especially Robert was their to wipe away my worse fears it was a difficult property but I still managed to achieve the market value I can’t thank them enough for all their commitment and. Hard work their fees were hard earnt.i definitely will be going back to them for future sales

I have just cancelled my sale with W H Brown. The service they gave was extremely poor on the rare occasion we had a viewing they NEVER reported back to us, we had to contact them. On one occasion when I sent an email regarding lack of feedback they advised that the customer was looking at other properties and would come back to them when they heard anything, is that not what a courtesy call is to advise this information.When our Property was ‘valued’ by them they advised £325000 and the contract was based on this valuation. As we wanted a quick sale it entered the market at £315000, then 9 weeks later they wanted to relaunch on Boxing Day to £309000 but we refused as it was already a reduced price. They said that January is THE busiest time of year but we had 1 viewing.We feel W H Brown did very little to market our property and once on the internet sites, sat back and did nothing.The last contact I had with them I told them I didn’t want them to market the property during the 28 day notice period he asked if they found a buyer would we turn it down I said yes, he then put the phone down on me. Say no more!!!

5 STARS ALL THE WAY!They all helped me so much ESPECIALLY Vincenza. Megan was also delightful and very informative, as was Jackie and Annabelle. (forgot the names of the rest of staff who helped, many apologies!)Regardless of the occasional hiccup, they made sure i was always informed and kept in the full picture of the situation.Vincenza went beyond the call of duty to make sure all requirements were met and i left very satisfied and now am in my dream home!Big thanks to all at the Chesterfield branch for dealing with my queries in a polite and professional manner, despite how busy they were. We made a cheeky offer on s property…

We made a cheeky offer on s property marketed with WH Brown which was accepted. One day before we were to exchange they call to say they have had a significantly higher offer. We pulled out as were not going to be bullied into paying more. The next day they call and say the buyer has pulled out. Completely underhand and dishonest. Where has this mystery buyer come from? We were lucky enough to be moving into my parents in the short term, however i feel they were hoping we would panic on the basis we would have no where to live. We were effectively in a no chain situation. The house has only now completed 6 months after this all arose, for a £1000 more than our accepted offer. Worth waiting for. Why were they accepting apparent offers so late in the chain and showing people the property when it had a buyer. Do not use. They go against every code of conduct for estate agents. Corrupt as they come.
