GoogleIn the nine-month period we resided at a property ‘managed’ by Lettings2Sales, I can honestly say we experienced the most shocking, irresponsible, rude and condescending contact from the company from beginning to end.
On move in date 10th September 2020 we were unlawfully charged service fees, which were banned September 1st, 2020. We contested this however Sue Beer the agency manager threated that we would lose the house if we refused to pay, this was simply the beginning of the nightmare we were about to endure.
Correspondence with agency was significantly scarce and they were not readily available when a problem of any kind occurred, usually it was a case of contacting the landlord directly.
Following a new tenant being moved into property it became apparent that creditable references had neither been sought out or provided and tenant became problematic and a significant threat to the safety of all housemates.
Police visited the property on multiple occasions and despite our plea’s and appeals to exit contact to protect all housemates from harm Lettings2Sales denied our request. After seeking advice ARLA regarding Welsh Government guidelines it appeared that Letting2Sales had breached a number of these, providing a duty of care to its tenants most predominately. They refused to converse with a legal aid contact who had phoned on behalf of ourselves, so following this, the last option was to file a police report and inform the landlord directly.
To our amazement our landlord was unaware of the damage, illegal activity and police presence that had been occurring at his property as a result of tenant moving in. He advised us that this would present a detrimental threat to his landlord’s insurance, not to mention his credibility, for this reason the landlord terminated contract with problematic tenant.
To add insult to injury the agency manager Sue Beer compiled a fake, inaccurate reference that claimed the problem tenant had resided in the property for at least 6 months and had was not problematic at all, this in exchange for the tenant to write a ‘glowing’ review of the company.
The need for an agency on both the landlord’s and indeed tenant’s part when they shun any form of responsibility and cooperation is somewhat baffling to me.NegativeResponsiveness, Quality, Professionalism

Further to your review I have now had chance to look back on your file, digested the events that unfolded during your tenancy, as I was not directly involved I believe that my view is not biased.
On the 3rd August 2019 yourself and two other tenants reserved the property, on your review you indicate this was 2020 which is incorrect.
When you moved into the property there were a few maintenance issues & the landlord visited the property, you also exchanged numbers and even though you were told not to, you contacted him directly with other issues however as we are the managing agents we are here to take the stress away from the landlord and this also lead to confusion. I completely disagree that we were hard to get hold of and that correspondence was scarce as we are always available, I have looked back and can see many e-mails between my staff and yourselves that were dealt with swiftly. We have been established for over 20 years and manage 250 properties and pride ourselves on our professional service.
On the 2nd April 2020 one of your house mates gave notice to leave the property and you all had the option to do the same but chose to remain and find a new tenant. You chose to find a new tenant yourselves and asked them to contact us and you were all in agreement to this. Your allegations saying that the new tenant was not referenced are completely incorrect as they were a Government worker and passed their referencing with RENT4SURE, we have a certificate in our office as proof. It is our policy and in our Landlords interest to reference every incoming tenant and in your case we even referenced guarantors as there were multiple failed references.
On the 18th May 2020 a member of my staff was constantly contacted by who we believe to be a relative of yours, this is referred to in your review as your legal aid contact. He was beyond rude and abusive to her and at the time she was heavily pregnant. She requested that they didn’t make contact with her again, technically we are only supposed to talk to existing tenants who are on the contract this was explained (a thread of text messages have been saved).
On the 21st May 2020 we received a formal complaint from you regarding the conduct of the new tenant, this was only 10 days after they moved in? After receiving your complaint we contacted our landlord, we urged you to try and resolve the issues as adults amongst yourselves. You were all in a legally binding agreement and it was not as simple as just releasing you from the contract. After careful consideration and consultation with our landlord we were sympathetic to all concerned and served you a months’ notice on 21st May 2020. It was wrong for the new tenant to invite another person into the property especially as you were isolating.
We strongly deny your allegation that a ‘fake’ reference was provided to the new tenant after they were given notice, this is certainly not the way we conduct business. You have also fabricated that the new tenant had left a Google review as this is not the case and it is not visible. The new tenant was your choice and as far as I can see there was a clash of personalities & due to the seriousness of the allegations and the Police involvement that were made towards them I do not believe that your Google review is a good place to air your views and ask for future correspondence to be sent directly to myself at michael@ltsproperty.co.uk, during these difficult times the behaviour of all three of you was totally unacceptable.

GoogleMy wife and I first met the letting2sales team when we bought an investment apartment in Cardiff Bay through Mike, and he asked if we would like to use the team to arrange a tenant. We got the keys on a Friday and Mike had a prospective tenant view the flat on Saturday and sign the rental agreement on Monday. This has been a similar situation every time one of our tenants has moved out; we have never had an apartment vacant for longer than a few days. We later got to know the rest of the rest of the letting2sales team and have had excellent service from Sue and Hannah; whenever there is a problem they have arranged for a contractor to fix it at extremely competitive prices, and they have shielded us from minor complaints from tenants by dealing with the issue effectively and efficiently. We have had experience with another agent so we have a basis for comparison and we can say without any hesitation that the letting2sales team are by far the best.

GoogleThe service provided by Lettings2Sales for our rental property was questionable from the get go. Despite being a very small team they seemed somewhat unorganized when it came to communicating with them. On the few occasions we contacted them regarding maintenance issues they seemed reluctant to do anything and just passed us off to the apartment building manager even though they should have contacted them directly on the landlord's behalf (as we were told when we tried to contact the building manager). When the apartment was put on the sales market at the landlords request Mike who deals with sales was in regular contact with us and while he seemed nice enough he was somewhat misleading as he constantly assured us that the property would more than likely sell to an investor so we wouldn't have to move. Needless to say, that didn't happen and we received our notice without any warning. They charged extortionate fees to provide a reference to our new agent so we could move and it was recently brought to my attention that we were supposed to receive certain legally required documents with our tenancy documents that as far as I'm aware were never received. What's more, they only registered our deposit with the DPS when the property went on the sales market, a year and a half after it was supposed to be registered.
My advice to anyone moving house who is renting is to make sure you know what you're getting into. I was somewhat inexperienced when I signed up with these guys but I can now say to anyone wanting to rent through them, make sure you get everything you're supposed to from them, or avoid using them entirely. I can't say for sure but from my experience dealing with them sales seems to be more of a priority for them than their rental properties.
Edit: I appreciate that you took the time to respond, however I'm surprised on your insistence that we were so untidy and insulted that you'd assume a hypothetical investor wouldn't want us as tenants on that matter alone. I don't consider myself to be an especially untidy person and the only time we were asked to tidy was when you required the property to be 'photographable'. At no point afterwards was the condition of the property mentioned to us despite us being present for the majority of viewings. If we had known the property was not to your standards we would have made a greater effort to maintain a consistent standard.
I understand that the deposit was protected with the DPS for my benefit. I'm surprised that you said it was a coincidence that it was registered around the same time as the landlord decided to sell considering it must be registered within 30 days of the tenancy start date (as stated in the Housing Act 2004 - something I was not aware of until after we had been given notice) and the landlord decided to put the property on the market well over a year after the tenancy started.
As for picking up the phone and speaking to you, the issues that we could have complained about were not brought to my attention until after we'd been given notice, by which point I simply didn't have the time as I was busy with more important matters. I appreciate that the landlord decided not to hold money for the additional cleaning work you stipulated required doing as we had cleaned the property to the best of our ability around our work schedule and was handed back in a good, clean condition despite the minor discrepancies you highlighted.

Further to your review whilst we embrace constructive criticism here at L2S as it helps us to improve our business I find your review quite bitter maybe due to the fact you were given notice I feel the points you have raised are one sided.
Our fees are competitive and certainly not high we do not even charge a re-signing fee (worth checking your new agent ) .
We have a 24hrs maintenance team and works are carried out very swiftly ,
Your deposit was held with the DPS and was re-protected to safe guard you ? It was a coincidence that it happened when the Landlord thought of selling ,
At this time I did say hopefully we could sell to an investor and that hopefully they would keep you on as tenants , I have to be honest I went out of my way ease the situation and sell to an investor but I was hampered with how untidy the apartment was and I mean untidy !!!!!! to be quite frank if I did sell it to an investor they more-than likely wouldn’t have taken you on as tenants so you did yourselves no favours .
When we gave you notice we even suggested a property we had available for you to move to but you said that you were reducing in rent and the properties we had available were above your budget . In relation to your deposit when we visited the property on your vacation there were some cleaning issues and we explained that we would have to hold back monies or you could if you wish re-visit the property to address these cleaning issues but you declined as you both were too busy , as the property was to be sold and not re-rented we spoke to the owner and we agreed to return your full deposit ?
From the above, all that I can conclude is that we are in fact considerate agents and for a small team friendly and very professional . sometimes I wish there was a website where agents could complain about their tenants and perhaps tenants would think before writing comments without the full facts . If you were unhappy it might have been and idea to pick up a phone and talk ? reviews can be unfair and damaging without two sides . hopefully you will be happy in your new home .
