First, why would I retract my decision to take the apartment and I have already paid you with a deposit £300 and I know this amount will not refund if there is a defect in the agreement !? Hi Hussain,Thank you for leaving a review, but we don’t recognise the story you have told, so we would like to place the matters of fact on record.You viewed a property on Churchill Way that was advertised at £1,200 per month exclusive of all bills. We have checked and double-checked this at our end. If you believe the website you enquired through (AccommodationForStudents) displayed it differently, you can address your concerns with them, but we are 100% sure that the information we provided is correct as we note that other enquiries we received had the amount quoted correctly.After you completed an application form and paid an agreed holding deposit of £275 (not £300 as claimed), you proceeded to dispute the previously agreed £1,200 figure and claimed it should be £1,120: a difference of £80 per month. This amount was never agreed by CPS Homes or the landlord, which we communicated to you.You then requested to view an alternative property in Altolusso with us, but the landlord of that property accepted other occupants before you had a chance to view it. We then asked if you would like to proceed with the property on Churchill Way. We didn’t hear back from you and you failed to provide us with the information required to proceed with the let. As a result, we had to inform you that the deadline for information had passed and the landlord had decided to remarket the property to other occupants, as was his right.It’s our opinion that you were aware of the £1,200 per month rent when paying the holding deposit, but you wished to renegotiate the rent to a more favourable figure after looking at other available properties online, as perhaps proven by your request to view an alternative property.We wish you the best of luck in your search for a property.Kind regards,The CPS Homes Team.

GoogleNumber 1, make sure you ACTUALLY see the real property and all of the inside. 2, when they say its a house share with "professionals", makes sure you meet these so called "professionals" FIRST! Apparently, their definition of professionals are slobs that never clean. Smell the house of drugs, think its OK to leave crust infested dishes everywhere and slam doors instead of quietly closing them. Oh and never washes their hands after bathroom use. I couldn't recommend this place at all given the false picture they painted. And don't think the LL cares about anymore then rent money. Out ASAP!

Hello, Thanks for leaving a review, though we do dispute it in its entirety. We'd love to know which property you rent/rented from us, so we can verify the claims you have made. Currently, they do not tally with any complaints we have received, and of course we haven't been able to locate you on our database by name. We 100% agree that you should view a property before choosing to rent it. We encourage everybody to do this. If you chose not to, you would have been advised that proceeding based on the photos or video alone was not recommended and entirely at your own risk. We conduct many viewings each day, so there would have been ample opportunity for you to view the property. The second half of your complaint is aimed at the people you allegedly share/shared a property with, rather than CPS Homes. If we have observed or received a complaint about the condition of a property, the matter would have been raised with the contract-holders in question. Though we ultimately cannot dictate how somebody lives, the terms of the written statement of occupation contract stipulate the manner in which the property should be kept, and we can comfortably say that the vast majority of occupants follow this. Where they do not, we will point out the terms of the contract they agreed to and schedule a follow-up inspection(s). This usually results in improvement. If it does not, then it is the landlord's decision what action they would like to take to remedy the issue. Please do get in touch if you require any further input. All the best, The CPS Homes Team.

After a really hard few weeks trying to find a suitable property in the current rental market, I have just secured a lovely modern flat near the city centre through CPS homes. Their communication throughout the process has been really good, calling back when they said they will, responding to emails promptly, liaising with the landlord on all of my questions, and explaining things as much as I needed. Special thanks to Cath, who first set up the viewing for me, and especially to Jordan Parry who showed me round and talked me through the application process after. Very friendly team. Would recommend

We would not be able to successfully let properties if we routinely failed to respond, so it’s clear that in this instance there has been a breakdown in communication, for which we apologise unreservedly. Didn’t received any email or text message regarding the address or time slot as promised. Had to phone in that very morning just to be told that it was my fault not asking for the address by calling again and that they have no responsibility whatsoever for what happened. This is awful for professionals who need to take time off in advance and travel for hours to do viewing in Cardiff.

GoogleI've just sold a house through CPS Homes and are very impressed with them. In theory the house sale should have been very straightforward but, due to the buyers solicitors being extremely slow, it turned into a 5 month slog. Sian and Chelsea who head up the sales team were the oil in the cogs of the selling process and managed to keep things on track for all parties. Their communication was superb and obviously they know their market inside out. I would highly recommend using CPS Homes if you are thinking of selling a property around Cardiff. Thank you ladies.

YellDeposit Unfairly Taken!
CPS charged my friend ridiculous amounts of money on her deposit for normal wear and tear like replacing the lightbulbs! Landlord Emma James is very wealthy and does not need the money, while my friend really *does* need it. Petty and cruel of them to take her money when she's done nothing wrong. This is my honest opinion of CPS based on this experience: avoid these untrustworthy agents!!!
