Rented a house with CPS for two years. When we arrived the house was in poor condition! The oven wasn’t working, it had not been cleaned as reported, wardrobes broken, and mould everywhere. There was general wear and tear over the two years, but they tried to take all of our deposits. Luckily we had taken pictures of before and after and had several emails over the two years of asking asking for repairs which was used as evidence to gain our deposit back! We were also charged for cleaning when we left the house in a much better state than when we moved. They also turned up with viewings without given any notice. Very unhelpful company, would avoid at all costs.

I came back here to write this after watching Joe Lycetts exposé, now realising that it was not a unique case what happened to myself and my roommates.Myself and two housemates rented during out studies at cardiff University, at the end of our tenancy large deductions were taken from our deposit for damage that existed prior to our tenancy - we even provided pictures of the damage beforehand and even still were threatened that we had to take them to the court to get our full deposit back. This whole process took months, where we ended up taking the deposit with large deductions as we needed the money to contribute to life outside of uni.Additionally, whenever there was a problem with the house that was out of our control, it would take a minimum of a week to have someone come in to inspect it - then even longer as the person who would inspect would call a handyman to make an appointment for the repairs later on. Most of the repairs would need to be repeated multiple times and still had issues (we had a shower that needed re-sealing multiple times so that it would stop leaking into downstairs - as such there were atleast 3/4 weekends we were asked to not use our one shower so that it could dry).This was the worst renting experience of our 3 years there and would thoroughly recommend that students and anyone else considering using CPS Homes to use a different service.FURTHER CLARIFICATION ON THEIR RESPONSEYet again you can see the issues with dealing with CPS. Noting the fact that they consistently provide a slow service, they refuse to acknowledge the real world circumstances and reasoning brought before them. They abuse the fact that students leaving university will need any money possible, and take advantage of this as such. By delaying the process, and taking weeks to reply to our e-mails regarding deposits (to which the reply does not answer the questions asked, and refused acknowledgement of evidence shown), when we need the money it is simply not possible to wait potentially months more to get a deposit back when the money is needed immediately.We were never shown proper invoices which showed a detailed description of the work done. There were charges for cleaning to the single hall and ~10 stairs leading to our apartment, which was shared by the rest of the apartments in the building. They claim to have a dedicated maintenance team, whom had to repeat the same job multiple times. They claim it to be a maintenance team, but it is a best a friend of the owners who needs some quick cash. We explained to CPS at the time that we were not happy that we were able to use our shower on multiple occasions, having known our neighbours downstairs were suffering a leak we were morally obliged to try and help rectify the situation - this does not excuse CPS for consistently failing to fix the problem, and causing multiple problems for ourselves and our neighbours.I wanted to mention that even taking pictures of every piece of damage to the property at the start of tenancy with date stamps of said damage is not sufficient evidence for them, and they would argue this (most likely to extend the time, hoping that you back down).Finally, if there is anything to take away from this, it's that the questionable practices and lack of ethical reasoning shown by CPS are to be taken into serious consideration before approaching them - there are many better alternatives.

Good Afternoon George, Thank you for taking time to place your comments on record. All tenants of properties that we manage see that their deposit is registered within the Deposit Protection Scheme (DPS) as required by law. Contrary to what outside sources would like to have you believe, we don’t want to claim for deductions to any deposit. We don’t profit in any way from said deductions; in fact, at a time when we’re already busy with new tenants moving in and have a lot of deposits to return, it creates work for us when we have to send a contractor out to a property, so it’s quicker and easier all-round if you get your full deposit back. I can see that in the case of your deposit, we conducted a checkout inspection with you whereby it was identified that cleaning was required and handyman jobs needed to take place. As you did not agree with the claim and submitted new evidence to us, the overall amount for the cleaning charge was reduced to 40% of the original cost, which you agreed to. Where claims are made that tenants do not agree with, they can take this to the ADR (Alternative Dispute Resolution) within the DPS who seek to resolve the issue, based on evidence, from a neutral standpoint. You chose not to exercise your right to do this, as you agreed to the claim with us directly. Having looked through the work orders for the property I can see that there were issues raised from the flat below yours in relation to leaks coming from the bathroom. Maintenance such as re-sealing showers does take time, and does need to be left for a while to ensure the job ahs been completed properly. This was discussed with yourselves when the problem arose, and we booked the works in with you at a date/time that was mutually agreed. We can only apologise if you felt as though you had to wait unreasonably long for works to be completed, but we do have a dedicated Maintenance Team who strive to complete works as soon as they are reported to us, liaising with Landlords and ensuring they are actioned at the earliest possible opportunity. GoogleAs a Landlord with 25 years experience of letting a small number of self managed properties to Students in Cardiff, I have found CPS to be of invaluable assistance. I used to carry out all my own administration, but now, particularly with the increased burden of legislation on landlords, I use CPS to find tenants and complete the contracts. This has meant I have had little problems with tenants renting the property and have also greatly increased the rental income, without any hassle.
I manage the tenancies myself, as prefer the personal contact with the students renting, but find CPS have provided invaluable free advice on a number of matters and couldn’t be more helpful. This has included issues concerning legislation, student behaviour, maintenance and rental income.
I have also used CPS to sell a property, which was very successful, despite difficulties with the transaction.
I have found whoever I call at CPS has been friendly and extremely helpful, but will mention Rhys Owen in particular, who, with his team, efficiently rent the property quicker than I expect each year.

In 2011 I decided to leave Cardiff and go back home to North Wales to live, entrusting my house in Cardiff with CPS as a letting agent and over the years the company have done a great job looking after my house, sorting out tenants, contracts, maintenance etc. The reason why I’m writing a review now is because I wanted to say thank you to 3 individuals in the company for their excellent work recently. My tenants of 4 years were leaving once their contract expired and Jordan, Florence and Max were there to sort everything out, from re-marketing my property, property check out inspection, inventory for DPS regarding bond, obtaining Employer references and credits checks from the new tenants, and making sure they were happy and if they had any issues, the list could go on! I had total faith in them as they were in constant contact with me via phone or emails, sending me 100’s of photos of my house interior and exterior, to show me what condition the house was and what needed to be done before the new tenants were moving in. They organised all the contractors to do the maintenance works which was fantastic as I didn’t have to travel down to Cardiff to sort anything out! To reassure you and anyone reading, we’re very much in the business of marketing properties, not kettles and chairs :-). The vast majority of our photos show the property itself, as they should. That said, from time to time we do include a few styled shots or details within a room to help people picture how a space could look and feel when lived in. We're not the only ones who choose to do this.
When someone is choosing their next home, they’re not only looking at four walls and a ceiling. They’re often imagining the lifestyle that could come with it too. A well-placed chair in the corner is sometimes there to show scale, atmosphere and potential, not because we think anyone is putting in an offer based on the furniture, honest :-).
We appreciate that not everyone enjoys that style of marketing, and that’s absolutely fair enough. But rest assured, we’re still selling homes rather than small kitchen appliances.

We have dealt with CPS Homes for many years. I have to say, they are reliable, more efficient than ever, personable, competitively priced, and 'on the ball' when it comes to getting tenants in and contracts sorted (we use two agents, the other one appears to be moving through mud by comparison, inaction, miscommunication, sloppy).CPS, like most agents, has had criticism directed at it over the years. I can't speak for people's personal experiences, or their forays into property development, but we wouldn't work with CPS Homes if they were in any way dishonest or treated tenants badly. Another thing worth noting is how CPS Homes has responded to the new Welsh laws/regs, Welsh Government has seen fit to totally rewrite the rules and terms of the tenant, sorry 'contract holder' and landlord way of working. (If the changes make things easier to understand, landlords more acountable, homes safer, and things fairer, then it's to be welcomed.) However, some clauses in the new standard Government contract specifically allows tenants to sublet rooms, not only will this set off alarm bells in the head of any landlord, but the fact that the Government is giving tenants the right to infringe upon HMO regulations and laws, and thereby put landlords of said HMO into a position where they are in breach of the law, has been a big concern to us. CPS Homes to their credit have been all over this, and their contract wording has dealt with this and other areas of concern so as to protect landlords from this unnecessary exposure and potential for trouble by the well-meaning Senedd meddlers. In this, CPS Homes should be applauded because not all estate agents have been as pro-active, and I know this for a fact.We like to think, well, we do, have a positive and healthy relationship with our (mostly) student tenants, by which I mean as a small, hands-on landlord firm we are sometimes in direct communication with tenants, especially when it comes to dealing with issues, because we carry out most of our own maintenance. I have been involved with lettings for around 20 years and have dealt with many Cardiff agents in that time, and what I have sometimes found is that both agent AND tenant have felt let down, or they're getting a poor service from these agents. There have even been instances where landlord (me) and tenant have come together to argue with an agent (whose name I won't mention) over its deposit depletion tactics! Working with CPS Homes seems to complement what we do, and aid us in providing our landlord services. They come highly recommended.

I hope you are well. I had 3 viewings today with cps. I was totally relying on your company as i had trust in it for finding myself a flat. I woke up today with a cancelled appointment. I went to the other appointment at 10:20 at vega house and no one was waiting for me. I called your number like 10 times with different people answering me giving different answers. One employee told me just wait she is coming. Another said she is inside the flat go knock the door; which i managed to get inside the building and i did knock the door multiple times and no one answered so i called back and the last employee said that i missed the viewing and she was waiting till 10:45 and left. I told him how come since i am already here since half an hour and calling you guys many times and your colleagues were reassuring me with different answers everytime. I was very frustrated and he said that she can't come back. And he can only offer another viewing on tuesday. I have wasted 2 hours of my day because your employee didn't show up or showed up in the wrong place and didn't bother to call me. I have pictures of my car parking receipt and timing of parking 10:17 proving i was there on time. I need explanation of what happened please and how come she says she left at 10:45 and we didn't meet? I am also requiring the cost of the parking which is 3.5 pounds + the gas consumed from the car for driving 3.5 miles from my current home. And for my time wasted and walking in the rain with my old mother with arthritic knees; i think i just lost that because that can’t be replaced.

We’re sorry that we didn’t get meeting you for your scheduled viewing appointment. It was part of an ‘open-house’ block of viewing appointments, where several other people were also booked in to view the property within 10 minutes of each other. We were able to meet up with and show everybody else around, and we can see that you did successfully view a different property with us later in the day that was also an ‘open-house’ block, so we hope you’ll see that things usually do go according to plan.
With this particular appointment, we can see that we did leave you a voicemail beforehand asking you to meet us directly outside the entrance to the building, which is also where we told everybody else to meet us. We can’t be sure what happened after that, but we did come down to the entrance and successfully meet everybody else booked in for the block. We know that we have since discussed this matter with you via e-mail, so we will continue to communicate via that method.
We will be reviewing how we relay meeting information to viewers we’re meeting at flats in the future.

GoogleOur viewing with CPS Homes took place after we had been to a number of viewings with other agents and it was definitely one of the best we experienced. The flat was excellent and was exactly how it had been described on the RightMove website - we decided to take it straight away. Tom was our guide and he was extremely helpful, giving us a great overview of the flat and the location. It's not an easy decision to make when you are choosing a place that you will be living for the next few months to a year, but Tom and the staff at CPS Homes helped us to make the right choice and gave us the opportunity to ask any questions we had. The service was great, from the first telephone call to arrange the viewing to the day of the viewing itself. Tom called me a few times to make sure that the viewing slot was suitable and to advise me of other properties, which I found very helpful. Thank you for your review. We’re sorry that you’ve had a less than positive experience with CPS Homes, though we would like to address the comments you have made as we do not recognise them to be true.
As is well-reported in the media, the demand for properties available to rent is currently extremely high. According to Rightmove, the number of enquiries each property is receiving from would-be tenants is now 17, which is more than double the 8 it was in 2019. Ultimately, only one of these 17 interested parties can move into the property, meaning the other 16 will unfortunately be disappointed, which we understand you are in this particular situation.
Like every agent, we must check that anybody who has enquired about an available property is able to meet the referencing criteria that we agree with landlords in advance of advertising. We have a duty to the landlord to ensure that anybody we put forward as a prospective tenant is indeed suitable. In order to determine this, we have to gain certain information such as employment details, a current/previous landlord reference and perform a credit check. For students, we appreciate that they are unlikely to have a credit history, may not have rented previously and may not be employed, so we simply ask that they are able to appoint a guarantor who is 25+ years old, resident in the UK and a UK homeowner. Most students are able to meet this criteria, but we recognise that some may not, especially in the case of overseas students. As such, the landlord will typically accept a payment of rent in advance in lieu of the guarantor. Landlords may also accept a guarantor and/or payment of rent in advance for non-students who are unable to provide satisfactory employment information or a landlord reference.
We hope this demonstrates that the properties we advertise are well and truly available to allcomers. However, like every agent, we do have a duty to the landlord to ensure that anybody we put forward as a prospective tenant is suitable.
