The worst letting agency in Cardiff

The worst letting agency in Cardiff. We gave them a date we would be moving out of our student property so that they were able to carry out checks in order to return our deposit. 2 WEEKS before this date I go to my property to see that an expensive handbag, bedding and clothing had been removed. When asked where it was and who had taken it we were told they had no recollection of anyone being in the house. Now they have claimed money OFF our deposit for REMOVAL OF RUBBISH. We did not want these things removed they removed them 2 weeks before the date we agreed to move out and then charged us for it. Absolute disgrace I would go anywhere but here as any problems in the house they don’t sort, they rip you off and they let people in your home and then deny it. They also had 2.5 on reviews but now suddenly have 4, which is funny as I don’t know one house of students that actually had a pleasant experience with this pathetic company. I’m embarrassed I even used them.

avoid at all cost...!!!

I to am one of the majority of tenants that have had a bad experience with this company, my house is managed by CPS as an “agent” to my landlord, their service is a joke the staff are very rude and impolite when they don’t get their own way. CPS do not make manageable inspection arrangements either.Avoid at all cost, if you don’t I’ll be one of the many on here to tell you I told you so...!!!

Fast enuf to take you money

Fast enuf to take you money but when leaving place they wont give bond back. Will be going to claims court as they charging me for item that are out of my control. 1 item they chargjng me for is cleaning costs witch i am disputing. I left my place spotless and have pics to prove. Not waiting for cps to get back to me im going to small claims with my photos. Very bad company better 1's out there

I have dealt with CPS homes for a number of years with respect to rental of my apartment in Cardiff Bay. The current team there is managed by Clare Sinclair whom I find to be courteous, efficient and professional in dealing with all aspects of managing the letting agent / landlord relationship. In a world where many people are too ready to criticise bad service , to few of us praise examples of excellent customer service !! Clare illustrates excellently how to properly manage the customer relationship and has been a great help to me in what has been a very difficult few months in dealing with some problem tenants . I recommend this letting agency to anyone !!!!

Poor service and overall abusive letting.

By far the worst housing experience I have had, the maintenance team is useless and overall they do not care about the tenants. I was with them for three years and always had issues with them but nothing ever gets resolved and most of the properties are damp and poorly maintained. This has been my genuine experience with over the past three years. Also cps are removing negative reviews which really shows the type of company they are.

DO NOT GO WITH CPS ESPECIALLY IF YOU ARE A STUDENT

CPS introduced me and 3 of my house mates (we’re students) to a home where we didn’t have a cooker for a month and when we eventually had a new one they left the old one in the middle of the kitchen, there was a leak in my friends room which the landlord didn’t fix, the cleanliness was very poor, mould in the shower and damp in all of the rooms. They are also holding our deposit back for no reason as we left the house cleaner than when we moved in. When we asked them for help with the landlord they said they couldn’t do anything as they didn’t manage the property YET they introduced us to it and took £90 each from us. Also gave us 10 minutes notice before every viewing. Very poor service would not recommend

Not only did CPS sell our property in Cardiff in an afternoon for more than the listed price, they also found us a brilliant home family home for the future. I can thoroughly recommend CPS Agent, Nathan Walker, as he couldn't do enough to make things happen and made us feel very comfortable about our new home. He really did give us a 6 Star Service (1 Extra). 'Online' only services don't compare - 'People need that personal touch' when they are spending their life's savings! And we got that at CPS - Highly recommended for both Selling and Buying.

Good experience so far!

Good experience so far! The Property Advisor (Tom) who showed us around the flat we are securing was very friendly and knowledgeable. He wasn't pushy in the slightest. Viewing and paying the agency fees was done very quickly and efficiently. The initial email from Maya containing details and forms to rent was also friendly and detailed. The only slightly negative comment I would make is that it was awkward to have our work/financial situation discussed between staff in front of us.

The worst agency that I've seen in my life. I'm a french student that came for the first time in cardiff and only for two month. My friend and I went for the first time in Cardiff we didn't know about cps we have seen an ad of rooms it looked good and because we hadn't time to look for an other room so we decided to take it. First they wanted the deposit before our names after that because it was our first time and we were from aboard they tell us in plus to pay the two month directly. We hadn't the money they give us just 2 day to make us live the hell after that they didn't even help us to find the house we take 2h to make two street because we didn't speak English very well.after 2h we find it when we come in the smell was horrible some of the tools of the kitchen were broken we hadn't place in the fridge because they take all of it in the room under the bed it was so dirty and the bed too the wall of my friend room was so dirty after those two month we had to live in hell for the last day we were the last with my friend to go and all of the flat let their trash we had to clean it to them to have our deposit we cannot fish it because they was so many thing they were 7 and we were two to clean it the women who came to contol it tell us because we cleaned it alone and we were her for only two month that they are not going to take that much because all of the thing that was broken were like that when we first came and know that we came back to France they tell us that they are going to take the half of our deposit because they think that we have broken the think who where in the house whereas it was like that because the students were here for a year. So know all the students have their normal deposit but we have the half of it. It was really surprising I didn't know that cps was thief so I don't recomende it even more for student from aboard. They laught of you. Never going to come back in this agency. If my friend want to study in cardiff in the future I won't recommend cps because I don't want them to live like I've lived. Thanks cps to make me live my first experience in cardiff like that.

Cps homes, the rental team have been really helpful in advising me and assisting with my first time rental of a property, I was new to the rental market and they were able to cater for all my needs. At present there were no properties that suited my needs but the but The team have remained in contact with new properties coming onboard all the time, Jordan especially was great in assisting me with everything. BEWARE!!!

We had the misfortune of letting a property via CPS and the whole experience was an unpleasant one. The way they operate and treat tenants is despicable! We had quite a few issues with the property and on a number of occasions CPS sent their contractors around without giving us any notice, breaching their legal obligations. We had a major mice infestation which CPS failed to resolve in spite of us giving them many months do so! We had no option but to give notice to leave the property (whilst still in contract) and CPS were adamant that we would have to pay an early leave fee. Given the circumstances we refused to pay and CPS told us categorically that we either pay or they would take the money from our deposit! We said we would challenge this and they told us in no uncertain terms that we’d be unsuccessful.We were constantly in communication with CPS and we found them to be unsympathetic and condescending. The situation became unbearable.After we had moved out we put our case to the Deposit Protection Scheme and CPS did the same. The mediator considered both sides and we were delighted when DPS agreed with us and found that we had not acted unreasonably and that we should not have to pay anything at all for terminating our contract early.Our deposit was returned to us apart from a small fee for damage to a mattress.If you feel strongly about something do not be afraid to challenge it. CPS will have you believe that they are always right, but in reality this is not the case. Far from it!

Excellent - would recommend

CPS Homes have been extremely helpful throughout in finding and securing a flat. Communication was excellent - the whole process was clearly explained by Roberta, and she is always willing to answer any questions I have. CPS Homes have also been very accommodating to our needs, as both I and my partner are not based in Cardiff at the moment, and the arrangements to finalise the tenancy agreements and contracts have been scheduled in a way which minimises travel to the office in Cardiff until the tenancy begins, which we greatly appreciate.

My partner's daughter rented a house in …

My partner's daughter rented a house in Cardiff about through CPS all seemed ok at the start when she and house mates moved in around September time. Then it started to get cold and the damp arrived, the basement had water in it. This was all reported to CPS with little response. Upon returning from Christmas holiday they found the house in turmoil the builders had moved in with no warning. She had to stay in a Hotel for two nights after which she moved back to the house. When she asked CPS for a refund for the Hotel she was told no as her room and bathroom upstairs was ok they didn't think they needed to this went on for weeks of negotiations to no avail When they moved out at the end of the contract they didn't even get there full deposit back CPS you are a disgrace

Signed for a house we felt pressured to sign for because we were told they only had "3 houses left" which was a lie. Eventually we found our dream house and exchanged the agency fees but were told conflicting information about when payments were due so we now have less time to pay our agency fees/deposit than we believed we did. Overall, we got the house we wanted and are satisfied but there was a bumpy road leading to this point.
