Didn’t turn up for the viewing! Left standing outside with broken leg.

Absolutely unacceptable, my poor mother travelled all the way in an uber with a broken foot, to get a call last minute saying oh sorry I was unaware I had a viewing I’ll be there in 10 mins, my mum stood outside the property to get a call later saying they can’t make it so she was waiting outside with a broken foot and wasted her money on Ubers there and back. Rubbish estate agency.. the cheek to make excuses saying they are very busy, we are all busy! It’s your job!

Honestly I don´t know where to start

Honestly I don´t know where to start. But after speaking to their Regional manager it all makes sense. First thing they wanted was to get us to speak to their specialist panel of mortgage brokes that can get more deals etc. In contrast to the last estate agents we bought from they wanted a fee up front etc. They were also keen to market our house for us and I asked multiple times to send me a some information oin their fees etc which was avoided 3 or 4 times. We have seen house that has been on the market for overa year, I spoke to the vendors son while at the viewing and he explained they weren´t in a rush and wouldnt need us to have a an offer on our house to accept an offer. I asked him and he said no he was happy because they arent in a rush. We were loking to put anb offer in when a reginal manager i have never spoken to calls up again trying to market our house, I told him I didnt get a good feeling from them and chose another estate agent we had a better experience withg and he went on to bash them for not being able to get photos for 2 weeks. I said the marketing on the other company and the treatment is much better and I was going to use them anyway and he proceeded to send a whstsap message. I get my name is difficult but I am dyslexic and a sales person and I make sure I spell people name correnctly so I mentioned like I said before about trust and I will post the transcript below of teh cinversation.. You make up your minds if you would trust this person running a bussiness.

Jazmyn was fantastic throughout the whole process. Me and my friend needed a house last minute, and she was very much on the ball. We would constantly come into the office and she always had a smile on her face ready to answer questions. She and the manager Paul, got us into a property within 3 working days. I would highly recommend them to anyone looking for a house in Canterbury.

My family had rented a house with Mann agency Gravesend for which paid all the fee in advance including rent and deposit. When it comes to day of moving 14th December 2024, we received a call from jay squire (manager) that we can't take the keys since gas certificate is not in place and there might be gas leaking. He was not even sorry while speaking to us. Since we had paid until 14th December to our current landlord who had already rented the room to someone else who was also coming on same day evening 5pm . Even that person came as well. We were panic because we had no place to go. Our moving van were also rented and ready. My sister who was also moving with us she is heavily pregnant and I already have a 4 year old kid. Due to which we all were panic . We visited the office mann properties, what the staff treated and spoke to us very rudely especially Katie Garrett except sales manager( I am not sure if think his name is Rob ) and one more member of staff i think Dan they were the only one who talked to us nicely. Otherwise Katie totally refused to help us and said she can't manage anyone and left us almost homeless. She even said we should go to council to get a house , do you really think they will give us a house in few hours instead of helping those people who are already in queue since years. Renting manager was also not helpful at all. Eventually Katie told us to go out from the office and told us she will call police which was obviously not a solution for atleast us. They closed the office earlier and locked it inside so we had to sit outside in cold with our kid just in hope that they will do something. But no it was just the worst day of life. Then on Monday 16th December when I visited to the office to take the money back jay told he will not give us our full money back even we were not faulty we were ready to move but they were the one who breached the contract . Even I reviewed on Google for it they deleted it as well which was even not including a single word like violence or abusive or something like that. Which is totally against the uk law as well. Kindly choose the good company if you are really looking for a peaceful experience never go to them

Despite the naturally stressful times we faced, Beth managed everyone involved in a very professional, personal and efficient way. Our recent search for a suitable property for myself and my partner was proving a difficult task. We had already been badly let down by another estate agent. We came to Mann estate agents where we were helped by Danny and Paul. We were living in a hotel, having to eat takeaways as we had no kitchen to cook, so time was of the essence. We only had 6 days left in our hotel. Paul and Danny arranged us a viewing on a property that was suitable for our needs and worked really had to ensure all the paperwork was completed before our 6 days were up in the hotel accommodation. This company was nothing but professional and worked so hard to ensure we received our keys for the property within the 6 day time frame. I cannot praise them enough and would recommend this company to everyone. Many thanks for all of your help and hard work. Thank you to the staff at Mann in Canterbury. I’ve recently bought a house in the St Dunstan’s area of Canterbury which I’m really happy about. Considering the purchase was taking place during the lockdown restrictions and with Christmas fast approaching, I was amazed how quickly and smoothly it went, everybody worked together to get the purchase/sale done as quickly and as smoothly as possible. Unfortunately had to change my review! We rented a flat September 2019-August 2020 in Canterbury. Everything was smooth and Joe from Mann was very helpful getting us a flat, however we were only told by Mann that the flat had a slight mould problem after we had signed and moved in. Little did we know, the flat and all flats above and opposite had SEVERE mould problems. I developed asthma and an eye issue throughout that year and my lungs still aren't the same now. I told Mann about this problem and they said "don't worry you won't be blamed for mould" after I told them I couldn't breathe. No support from them at all when I told them the landlords wouldn't help the mould problem. Very disappointed with Mann. (Flat was in Bingley Court and I've heard most flats on the river side have mould issues now).

The service is very good and they manage to find me good tenants, drama free, and I feel they have my back. Deeply Disappointing Experience, Strood Mann Sales and Letting Agents

Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g left waiting outside properties, unclear instructions and poor communication.Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.
