The unwanted, large, overcrowded Elms development was forced on to the edge of this ancient rural village against the advice and wishes of all current residents. The hastily-constructed properties being built are of zero architectural merit and add no value to the mix of old buildings in the village centre dating back to mediaeval times. Despite only being partially completed the development is causing added congestion in the narrow village streets and adverse pressure on the village infrastructure which will only get worse.It is difficult to see how anybody would want to spend a fortune buying a property in such cramped conditions when there are period and later homes available near the village centre at better prices and with better facilities.

A nice house, but lack of communication, poor customer service and drainage issues let them down. Our house has issues with drainage in the garden, and currently we are unable to leave our property due to tarmac work being carried out on the only access road we have, yet we were not informed. I called the only contact number available to ask for help and to find out what was happening, and the person was very rude and unsympathetic, insisting that "well, I've been told letters were sent out", even though both myself and my only neighbour recieved no such letter and are now essentially trapped in our homes.Edit: In response to your reply, your site team have confirmed they did not put letters through any doors on our specific road, missing 7 houses impacted by this completely.Edit 2: The barriers were briefly moved allowing access at around 7am by workpersons finishing houses on Beetle Close. Seeing their vans go past, I moved my car then, before tarmac work resumed that day, so assistance wasn't needed. Ultimately you left us without emergency service access for 2 nights with no contact number or site presence to turn to. It's utterly appalling, and shows a major disregard for resident safety.

Probably the worst home experience I’ve had to deal with! My garden is so badly done when they was building that I’m still facing the consequences now and still trying to get this sorted! It was been 2 1/2 years I’ve had this problem. The garden want left with nhbc standard of top soil, drainage, bricks, mass amounts of clay in the soil,number plates, barbed wire, rocks all sorted left in the soil! I have so many pictures and emails to back me up on this and I’m just getting really annoyed now! I’m now having to put a claim in through the nhbc to try and get something done about this which I also don’t have time for! The customer service people constantly change so your enquiry doesn’t actually get taken on. This has ruined my home and my life having to spend up to nearly £8000 on trying to get my garden not to be a swamp when it rains! And yes I did lay topsoil when I first moved in and when told the Hopkins about this I was told it won’t matter because the turf will hide it, to my reply was so like sticking a plaster on cancer?

At the time of purchase we advise all our new homeowners to turf their garden as soon as possible. Delays in turfing will increase the chances of water pooling and in some cases wash the topsoil away. We hope that you are able to remedy the situation, so you can enjoy the benefits of your new home.

TrustpilotPoor experience - Chitts Hill site
Update: FYI - All the details were provided but no one was interested in reaching out. It is very distressing that Hopkins are refusing to change our faulty front door which was already assessed and agreed as faulty. I am also finding their Complaint Customer Service borderline rude and definitely more interested to save their own money rather ensuring the customer receives the quality promised at the time of purchase. We found out that our long list of issues who were due to "be resolved " by site manager have not even been passed/mentioned to the legacy manager who took over as they closed the site down now. Basically everything would need to be assessed again and then looked into to see if it's something Hopkins will sort. Shocking! Although we moved into the house at the end of October 2023, there is an incredible amount of issues still outstanding to be fixed without us being given any dates for the repairs: damaged front door, windows, light, cracked window sill, attick, rattling pipes in the bathroom and 1 bedroom and BUGS infestation etc. Apparently the bugs infestation is not even covered by the Hopkins warranty like it would be normal to buy a new house already "inhabited". Customer Services must have a competition on who provides the worst service and it's the same experience our neighbours also have unfortunately.

Olivia, the new sales consultant for Kingsfleet, was wonderful in keeping me updated, and putting up with my anxious (annoying) emails.Even now if we need anything or have questions about the site Olivia is welcoming and happy to chat or signpost who to email.The house itself has a few minor snags, which Hopkins have been quick to address, and everyone has been polite and efficient in sorting these issues.The builders and tradesmen on site are friendly and courteous, always say good morning or give right of way to residents' cars.Overall we are very pleased to have picked a Hopkins home.

TrustpilotAfter living in a Hopkins Home for 1.5…
After living in a Hopkins Home for 1.5 years we are a bit disappointed given its price in the market. Primarily it’s the lack of storage space potential in small rooms, unusable loft, uncreative understairs and normal living needs like where to put your washing don’t seem to have been thought through. We have thin walls and so the house is always noisy even when trying to be quiet!. Also the after sales has not been great in our experience. Air vents were not fitted at the build time in two rooms so were added but never finished of correctly though we have asked several times. The outside drain more than three metres from our property is constantly flooding in rain and this has still not been addressed 1.5 years later. Also some cars drive too fast on this estate and having asked for speed reminders to help as it’s a family estate there has been no response. So for us, not the best experience.

My house is semi- detached and very impressed with the sound proofing as never hear my neighbours. I’ve had a couple of minor snags which have been all been dealt with even though not urgent so can’t fault the after care service. Building work is ongoing but workmen are really great and always polite. Very happy I chose Hopkins Homes.

I’ve not yet moved into my Hopkins Homes but am due to do so on Monday 4th July 2022. Today is Friday 1st July 2022. Even so, I thought it important to write my first review and if things do get better, which I hope they will, I will update it in the future. So, my issue has been that I live some way away from where I am moving to. Due to this, I’d agreed to pay for the Hopkins Homes to carpet the bungalow throughout. I didn’t have the capacity to go back again to arrange a local carpet fitter. The sales lady told me I would have to pay when it was ordered which I’d said was ok. Hopkins never asked for any payment and the weeks went by. I was promised a fortnightly update which hasn’t happened but I understood of course that people have busy jobs to do. When the solicitors completing statements arrived, I thought the carpet may show on those but it didn’t so I expected then that Hopkins would invoice me and didn’t think for one minute that the carpet had not even been ordered. Yesterday, the sales lady called me to ask me if I could remind her what we had agreed about the carpet. Was I sorting something out or had she agreed to order it! Thankfully the site manager had gone to ask her what was happening about the carpet.So, two days now of frantic emails, calls and messages which have ended up in my sourcing a local company ( couldn’t have been more helpful, thank you Manningtree Carpets ). It’s not the carpet I ordered but that’s fine, it’s a carpet at least! Hopkins suggestion was that I move in on Monday and then carpet later. you can picture the scene I’m sure! I’m a lady on my own, not young and have two small dogs and am doing this move alone after losing my mother at Christmas whom I lived with all my life and cared for intensively for the past two years. Eventually, the kind local carpet people said they could fit the carpet on Monday morning if they could get access for 7.30am. I hoped that would have been allowed but then, the sales lady said that I would have to go an inspect the bungalow before they fitted it in case any damage was done and it wasn’t Hopkins fault. I said I could do that, and Hopkins didn’t reply or call me back. Following this up today ( no call from Hopkins again ), the sales lady accused me of not paying when it was Hopkins fault for not ordering the carpet of asking for payment as they had said. If I’m at fault then I’ve learned it’s bad use you have to do all your own follow up, at least on the development I’m going to! The funny thing was that yesterday, I did out of courtesy say to the sales lady that I would take things further as this shouldn’t have happened at all. I was asked not to as it would ‘ get her into trouble ‘. That wasn’t my intent but when I was accused today of not paying for the carpet hence my fault this has happened, I was aghast! I’m now dreading my move into this bungalow. I feel it’s going to be fraught with problems and when a problem happens, of course, I have to go first to the sales lady. What a great start! Never ever again, please think twice especially if you are on your own.

At first, they will do anything to make you feel comfortable so you can buy the property. After purchase the attitude of customer service throughout is a mess and they do not care. Customer care they think they are experts in house build, which they are definitely not as many contractors with years of experience behind their back who attended our home did point out issues which was not considered a problem to customer care from Hopkins Homes. Broken promises one after another. Also, have a look of their responses at these trustpilot reviews, this tells a lot about the company . They do not focus on the issue itself, but talk b*****it and they feel sorry. I feel sorry for the people who work in customer care, as they seem pathetic, taking on a role with no character. Probably it suits their personality.
