As owners who currently don't live in the U.K., we have relied on RAH to let the property for several years now. After some uneven service and spotty communications from past members of the letting team, we were fortunate enough to be connected to Ruby Goddard a couple years ago. Ruby has been a tremendous letting agent, responding promptly and efficiently to all issues that arise, from communicating with tenants to identifying and managing repairs to the flat. As long as Ruby manages the property, we are happy to give RAH high marks for professionalism and service.

We let our property in Cambridge through RAH. The team at RAH were really good, and in particular Hannah Khan, who was simply brilliant. Hannah took our call at the start of this process when we were calling around Cambridge estate agents for information, and she won us over immediately. She was professional, pleasant, and very knowledgeable. We decided to let out the property through them and have had a really good experience in dealing with RAH in general. We had really good and responsive communication, our queries got sorted out very quickly and when things needed to be done to the property, it was done quickly and at a reasonable price. In the end, our tenants ended up being less than kind to our house, but Hannah was on hand to organize all the repairs, cleaning etc. We were looked after really well and we would highly recommend Hannah and her colleagues to anyone looking to let out their property.

We considered renting through RAH but had a dreadful experience as potential tenants. They were difficult to get ahold of, with many days and even weeks between emails and frequent phone chasing. They are not on the side of tenants, clearly.

AVOID this lettings agent. Me and my partner went to view a property to rent; we had specifically told them that we were travelling from Leeds to Cambridge (3 hour drive & an overnight stay to get there early in the day) to view this property, and if there was any chance of a problem occuring on the day to let us know within 24 hours so that we could save a 6 hour round trip. All good, got a call in the morning (9am) to confirm viewing, so we waited until 1pm which was our viewing time. We arrive at the property to see another prospective tenant waiting on the doorstep who told us the viewings were running behind as the agent was trying to find the key for the property. We take a walk around the area to pass the time. Upon returning, there is now a rather large crowd of other potential tenants, and one rude estate agent telling us that the person in charge of the key has gone out for the day and they don't want to call them as they might be far away. I explain that we have travelled 3 hours and have paid to stay overnight in order to view this property, and made it clear that we had already expressed this so as not to be caught in a situation such as this. The estate agent said 'i'm sorry there's really nothing I can do, I want to get home and if I call the keyholder now they might get back later than when I want to leave'. This is deeply unprofessional - I understand there are working hours but the fact is that RA&H obviously did not call to confirm with the keyholder that day, so it is their responsibility to make it work. The agent offered us a viewing the next day, but we explained that we could not afford to pay for yet another night's stay. The other prospective tenant that we had bumped into earlier also mentioned that this was the third time it had happened that week - whilst on the phone, RA&H said no viewings were going ahead until the date that we had travelled down - they seem to be lying out of their ears. One other thing to mention is that they STILL charge agency fees, which are illegal in the UK. I had a very good experience renting through this estate agent. On all the issues we had with the property they responded quickly, and on all the issues we had tended to side with us over the landlord. We found their assessment of the property before we moved in to be honest, acknowledging some of the deficiencies left by the previous tenant/landlord. Consequently, when we queried an issue raised concerning the refunding of our deposit, their response was balanced and they agreed to return the deposit in full.
