More or less ok. Positive was that they let us use the garage despite it was not mentioned in the contract because of its terrible condition. That was helpful. But there was more of negative stuff. The maintenance issues in the house were always only partially solved and they tricked us during the checkout so we payed around 50 GBP more than what would be fair for cleaning... would not recommend but if you are desperate for the house you definitely can survive their treatment

We bought a house from them some months ago, and they made the process very distressing. We felt cheated and basically ripped off. Very unethical selling strategies. Taking advantage of the obscure speculative offer (bidding) system operating in the UK to buy a house, they pushed us to buy a house taking the lawyers they said and the broker they said under the threat that the "owners would accept other offers if we didn't choose those lawyers and brokers" (of course we never knew if there were other offers or if they matched ours or whether the whole thing was true as offers aren't disclosed during the bidding process, hence inflating prices btw). We had already worked for months with our own broker that had come recommended from family and friends and guess what... their lawyers and brokers were the most expensive ones. We felt powerless and completely blackmailed and had to do as told for the fear of losing our house. I'd really recommend to stay away from these people.

Hello Laura, Thanks for taking the time to review us. We are totally shocked to have received your review, over a year after completion and the many thanks you gave us during the purchase. You mention we "take advantage of the obscure and speculative offer system, that operates in the U.K." It is against the estate agents act to divulge the amount anyone offers on our vendor's properties. We explained to you, and all interested parties, of how many offers there were and gave each potential buyer the opportunity to make their Best & Final offer on the property. You decided how much was a fair amount to pay on the property; no one else. Because we do not divulge the amount of anyone's offer, to any other buyer, your offer was solely based on how much you were prepared to pay for the property. In response to your accusation that we threatened to not sell you the property, if you didn't use our solicitor and mortgage broker, this is simply not true. We have since checked all correspondence, and the email we sent to you confirming that your offer was accepted asked you to provide your chosen solicitor. In this email, we offered you a quote from a solicitor we often work with - if you didn't have one you planned to work with. You responded by stating you hadn't chosen a solicitor yet, and would happily have a look at the one we often work with. We do not have a paper trail of a conversation regarding mortgage services, however every time we book a viewing we offer the services of a local mortgage company we work with closely. We have absolutely never threatened anyone with not purchasing a property, if they don't use our recommendation. We have used Radcliffe and Rust for both buying and selling a house. In both cases, the service from Richard was excellent. He was very proactive chasing the other parties and sorting out problems. His communication was excellent and he responded to emails, texts and calls promptly and outside of office hours. We are tenants with them and the process could have not been any more painful. They messed up on the transfer of utility services and we ended up doubled billed. They are also extremely disorganized and seem to have a high turn out of staff. They also lost our immigration codes and apparently only confirmed we were allowed to rent in the UK after we moved in. Once we moved in the problems continued, we found some maintenance issues and are still waiting (3 months now) for something to be done about it. Finally, they also have pretty high fees for breaking contracts earlier forcing you to not only cover the rent until they find a new tenant but also pay £2200 for the privilege.

Hello Bruno, Thanks for taking the time to review. Even a negative review can be used to better our service. Where you have mentioned the messing up on utility bills, we use a service through the utility hub for transferring utilities over from the old tenant to the new and, generally the service works well. Has the utility company that has charged you twice now sent your money back? I would be interested in understanding how the two lots of utility monies were paid to the suppliers, as we do not send any of your money to, nor share your bank details with, any utility suppliers. We have had one member of staff leave since you joined us as a tenant, but it does happen to be the negotiator that dealt with your move in. I do not think one person leaving is a high turnover of staff. The immigration codes that you gave us didn't work when we used them to verify your identity and status. When we asked you to re-send them to us the new codes worked. I have spoken the property manager with reference to the maintenance and it is our understanding that there are a couple of non-urgent jobs outstanding. These have been quoted for, by a contractor, and we are waiting for the landlord to give the go-ahead on having the works completed. Our fees for breaking a tenancy cover the cost of finding a new tenant for the landlord and ask any tenant to cover them when breaking a tenancy. When we find a tenant for a landlord it is on the understanding that the tenant will live in the property for the duration of the tenancy. We do indeed ask any tenant breaking a tenancy to pay for rent up until a new tenant moves in, so our landlord is not left out of pocket. My advice would be to not to sign up to future tenancies unless you plan to stay in the property for the duration of the tenancy. I let out a house for four years, and Radcliffe and Rust were the letting agents managing the property. I have never had any complaints about their service, and have always found everyone to be helpful and trustworthy. Any issues reported by the tenants were dealt with in an efficient and reasonable way. I particularly appreciated the advice that David Radcliffe gave me when preparing to let out the house. I was pleased to also be able to use their services as estate agents when the time came to sell.

I moved to Cambridge, UK and had a very hard time finding a place to live. Then I met Ms. Helen Holcombe with Radcliffe and Rust and she was a GOD send. She held my hand through the entire leasing process, as I am from USA, and she made the process go by seamlessly. She continues to be a support system when dealing with any issues with my apartment, even so much as accepting furniture and packages on my behalf because I was out of the country. Very highly recommend R&R but especially Ms. Helen.
