I had to sell my mothers house after she went into a care home. Harriett who valued the property was really helpful and explained everything. The team at Caister did a great job and I accepted an offer within 3 days it going on the market. Covid restrictions made visiting the property during the sale process very difficult and, as I live 200 miles away, I relied heavily on Adam for updates and to keep things moving. The process took longer than anticipated but Adam was always available to answer queries and chase others in the chain when necessary. Brooke was brilliant at negotiating a successfully accepted offer on a house. She kept me updated throughout and was thoroughly professional. They have also been brilliant at updating me and arranging and facilitating viewings despite the current difficulties. Following the sale being agreed I was passed to Chloe who was lovely and brilliant. She kept me up to date with what was going on and chased other parties when needed mediating with tact if there were issues.When the estate agents for my sale failed to be proactive in their role towards exchange and completion she took on their role reassuring me that she would ensure that things came together. A bit cocky, wrongly so as they made errors on our names, house name and e-mail address. They were the only agent who we consulted who wanted to award themselves an additional 0.25% “bonus” for “offers over”. When I raised this they said they needed to be happy and motivated… yet all the other agents we consulted happy and motivated with the standard rate commission. They wanted to sign us up to 20 week contract, their standard, I negotiated down to 6 weeks. Most other agents are 2-4 weeks presently. Kept speaking over me when I was trying to speak. Not impressed.

Utterly disappointing, I personally carried out the viewings so Minors and brady only had to pop a few photos online and cut & paste the usual sales bumf, (and this only made the next village look like the better option as all the facilities were listed their), no mention of Farm shop, hairdressers, pub etc etc in our own village. Then I personally sold my own home to the second viewer to do a deal at £450'000 (the asking price,) + £28'000 for Central heated prefabricated outbuildings & other items which we would otherwise have taken, I explained this to a employee as our contract was 1% and 1.25% if the house was sold over £450'000, but here goes because my buyer wanted to add this with the sales price Minors and Brady claim that was not for the extras, it was all for the property? So either they seriously undervalued my home by at least £28'000 or some one just wants to grab a bigger piece of the pie. Then to add insult to injury we were told we would have weekly updates on our chain until completion, not even one phone call from them other than when we contacted them for information. So If you want sell your own home and have no contact from your agent this is the way to go. (Isn't that Purple Bricks!!) Sadly personal touch has gone, made selling our home a miserable experience would not recommend.
