Over the past 15 years of being a landlord I have experienced working with all the agents in the area, living abroad I found this a nightmare as being in the property business myself I couldn’t find anybody who was up to my standard - In fact I nearly pulled out of the rental business!!! Then 3 weeks ago I got in touch with Kristian and within this time himself and his team have worked a miracle preparing my property for the market and successfully moved in perfect tenants already!! It has been over 12 months since your review was left and despite asking for more information to enable us to investigate we have not heard from you. At the time we checked our systems and were unable to find a trace of a Daniel G. I do not feel that we are unprofessional nor rude therefore I can only assume that you have either confused us with another agent or this is not a genuine review.

GoogleWe have had a really pleasant experience with Kristian Allan whilst trying to sell our property. Before signing up with Kristian, the property was on the market with another estate agent, but as we were not getting many viewings, we signed up with Kristian. Ever since the first meeting Kristian gave us good honest advice , and we started getting viewings and eventually sold the property. All throughout the process Sophie and Nina, the sales negotiaters kept in contact with us and made the whole process smooth and stress free. GooglePlease don’t rent a property from this company. When you leave they make things up to charge you money, for eg, “a small mark on the kitchen wall” and then charge you £250 for decorating. No matter how perfect the property is when you left it. It’s not worth it, there are plenty of other reputable agents out there.

I would argue that the property was not left in a perfect condition at all! We had to instruct a waste removal company and 2 trips were made to remove the numerous bags of rubbish left behind, some of which had rotting food waste inside. Independent cleaners spent 5 ½ hours sanitising the property and the decorating charges that you refer to were more than fair.
You painted the once neutral walls in a dark charcoal grey and had done such a poor job that we had no option other than to instruct decorators to put things right. The wooden skirting boards had been covered in dark grey emulsion together with the plug sockets and light switches. In the bedroom the paint had to be scraped off the fitted wardrobes.
We deal with hundreds of tenancies that end each year and thankfully we only have to deal with a minority of tenants who treat our properties and our staff with disrespect.

I am disappointed that you have left such a negative review especially after we sold your property for a figure you were happy with well within the average timescales for property sales.
I will however respond to your comments point by point......
We did not charge more than our advertised rates and we are very competitive operating on a 'No Sale - No Fee' basis with no upfront costs. The promotional rate you refer to was just that - a promotion and as such was for a limited time only. It had expired over 12 months before your property went onto the market with us.
Our rates are very competitive in comparison to other local and national estate agents.
On not one single occasion did we as an agency fail to turn up for viewings. Of the 15 viewings we had booked for you, 2 cancelled of which you were informed of as soon as we knew. There was a gentleman booked in who failed to turn up. Whilst we appreciate this is frustrating, we do all we can to minimise these instances by sending out confirmation emails at the time of booking and by ringing to confirm each appointment on the day of viewings.
Your comments regarding "no out of office service" I find particular hard to believe. You had both my personal mobile number and Lisa's number and on more than one occasion you spoke to Lisa on weekend evenings when you were concerned about your onward purchase price (something that was nothing to do with us but we were happy to help you with)
We do have an out of hours telephone answering service and all missed calls are picked up and returned as soon as the office is next open.
We are hardly a "part time back bedroom set-up". We operate from a prestigious office (see photos on Google) and we have a full time staff of 8. Our choice not to have shop fronted premises has worked well for us as lower overheads have meant we can pass savings onto our customers.
Mistakes happen in every business and if genuine errors had occurred I would hold my hands up and apologise.
In this case I know with confidence my staff have worked hard for you and have acted with compassion and integrity. It is a shame that they have felt quite deflated by your comments but when they look around at the many 'Thank-You' cards in the office and lovely reviews on here and on Facebook they can hold their heads high in the knowledge that they are all doing an amazing job.
