A good business selling service
Selling my cafe through Blacks has been easy from the start. When selecting a broker to go with, Blacks were helpful and considerate with costs. Once working with them, Megan, my point of contact was fun to work with and extremely helpful, she made a complex journey much easier. Thank you Megan and thanks Blacks

Thanks to everyone at Blacks especially Callum who went above and beyond in selling our 39-year-old business and helped to complete the sale in two and a half weeks, Blacks knowledge and communications were excellent and I can’t recommend them enough, also a thank you to Chelsea how covered for Callum for a day, simply five star service.

Sellers beware. We had the misfortune to employ Blacks business brokers to handle the sale of our business. Error after error on their part, including the wrong price within their own advertisements, wrongly described as leasehold , again within their own advertisement via their Facebook page. Despite numerous conversations with Blacks employees , these matters were never resolved. Very poor communication, particularly from their agent Mr Peter Abbot who seemed to have great difficulty in returning a telephone call. If you're contemplating selling your business, find an agent that actually does what they say they're going to do, we completely wasted our twelve hundred pounds . Blacks business brokers, you were truly awful.

We've both been buying and selling property for years and dealing with Blacks has been a real breath of fresh air. Blacks ensured the whole process was a smooth and pleasant experience, they were brilliant. Joanne and her colleagues clearly love what they do and they were terrific not just at advising and negotiating but they were also absolutely superb at keeping in touch. So much so - that we've now just asked them to manage our property once it's renovated. We wholeheartedly recommend using Blacks whether you're selling or buying I have no doubt that you'll be as delighted as we were! Many thanks team! Special nod to Joanne.

Blacks Business Brokers erroneously pursued us for a commission fee to which there was no contractual entitlement
Blacks Business Brokers: Approach this agent with caution. Read their Sole Selling Agreement carefully and ensure they provide full clarity on when a fee becomes payable. This agent tried numerous attempts to try and get us to agree to pay them their full fee even though our sale had fallen through. They continuously accused us of breach of contract, which wasn't true, and tried to bully us in to agreeing to pay further fees, even though we had already paid over £1,000 up front for marketing costs. We ultimately had to submit a complaint against them with the Property Ombudsman, which was upheld, and the TPO were critical of Blacks Business Brokers "for erroneously pursuing the Complainants for a commission fee to which there is no contractual entitlement and for the avoidable aggravation, distress and inconvenience this caused to the Complainants".UPDATE - 26-03-2018 - Blacks tried to have this review removed. This feeble attempt failed, as I have proven to the Compliance team at Trust Pilot that this review is true, fair and honest. It is now classed as a 'Verified' review!UPDATE - Following the response from Blacks Business Brokers (BBB)dated 15-03-2018:I feel I have no option than to update my review following the reply from BBB. The reply just reiterates this company's arrogance and their failure to acknowledge their unfair and unreasonable conduct, and also the findings and shortcomings identified by the Property Ombudsman (TPO)in reviewing my complaint against them. They have just tried to deflect all the failures in their actions and to spin the facts to their advantage.In answer to BBB's first point about T&C's, the TPO Codes of Practice clearly states that BBB should fully explain when fees are payable in all circumstances. They did not do this. A copy of their standard Sole Selling Rights agreement was emailed to us by their director, but they did NOT run through this with us in detail. They then tried to manipulate the truth in trying to get us to agree to pay to them their full fee when our sale fell through, which as the TPO found, they were not contractually entitled to. Our sale fell through in July 2015, and they then tried six different approaches to get us to agree to further fees, including; (1) trying to claim a business had changed hands to our tenant even though they were operating their own business and there was no sale, (2) saying we were in breach of the selling agreement as we had let the property and therefore could not sell it, (3) sending us an invoice stating we had subsequently sold our property, charging us a full fee and giving us 7 days to pay or face legal action. This was factually incorrect as no sale had occurred, (4) claiming that they were entitled to a fee as we had let the property as we had agreed to a 'To Let' agreement, (5) claiming that they were entitled to a fee as they had provided a ready willing and able purchaser (which again was false), (6) and then finally after we had submitted a complaint against them with the TPO, they claimed they were entitled to a 50% withdrawal fee (which the TPO did not uphold as a penalty for their behaviour in this case).BBB state our complaint to the TPO was about claiming compensation, and that the TPO didn’t support our request and further confirmed that their fees were partially due. This is again incorrect. Our complaint consisted of 4 elements which were made in the following order;1. We would like Black Business Brokers Ltd to stop the continued harassment and issue a written acknowledgement that they are wrong and that they accept that under Sole Selling Rights Agreement signed by us on 4th February 2014 that there is no fee payable to them as we have not sold the property. 2. We would also request, for the sake of clarity, that there is a written statement acknowledging that the notice period of the Selling Agreement ended on 4th November 2015 (40 days after we gave notice), and that the only post termination clause that is valid as of today’s date is Clause 10 in that there is only a fee payable should we exchange unconditional contacts for the sale of our property with a purchaser that was introduced by Blacks during the period of Sole Selling Rights within 2 years (ie by 4th November 2017). 3. Written acknowledgement from Blacks that we are not in Breach of The Selling Agreement as has been implied by them4. Financial compensation for the avoidable aggravation over an 18 month period including distress, inconvenience, on-going stress, continued harassment and costs we have incurred due to them claiming fees for various reasons over this period.It was the 4th and last element of our complaint that referred to compensation, and this is was more about a financial deterrent. The TPO did confirm that there was a contractual entitlement to a 'withdrawal fee' under the agreement, however the TPO directed BBB to withdraw their claim for this fee. I have added the TPO's full conclusion below;CONCLUSION OF TPO CASE REVIEW:"By way of resolution to the complaint the Complainants have requested that BBB stop pursuing them for payment of a commission fee for the let of the Property, as well as a letter from BBB confirming the same and that they were not in breach of the Sole Selling Rights Agreement as BBB have claimed. The Complainants are also seeking compensation from BBB for the avoidable aggravation, distress and inconvenience they have been caused by BBB.I have supported the complaint that has been made for the reasons detailed within my Review. As explained within my Review, BBB have a contractual entitlement to payment of the withdrawal charge of £2,000, this sum representing half of the minimum commission fee of £4,000, as detailed under clause 5 of the Agreement. However, in light of BBB’s actions in erroneously pursuing the Complainants for payment of a commission fee to which they have no contractual entitlement, as well as the numerous shortcomings identified in their handling of the same and the avoidable aggravation, distress and inconvenience this has caused to the Complainants, I direct BBB to withdraw any claim for payment for of the withdrawal charge. I also direct BBB to cease pursuing the Complainants for payment of a commission fee to which BBB have no contractual entitlement."Finally, your point about re-registering as a buyer is not relevant. Registering on commercial agents websites is not the same as instructing an agent to market a business or property to sell. For the avoidance of any doubt I would never instruct your company ever again to market my property or business. I strongly suggest you re-read our TPO case findings and readdress the strong criticisms made against you for your actions and erroneous behaviour towards us as stated by the TPO, and to digest the TPO codes of practice for which you clearly do not abide by. These can be found at the TPOS website. Your dismissive nature of all the negative reviews made against you on TrustPilot clearly demonstrates your arrogance and lack of integrity.

Just emailed with a gentleman called Andrew. He was very helpful, found a solution to a possible obstacle and most of all was prompt! I send emails to estate agents here in Spain and never even get a reply! Very frustrating. Andrew was the opposite. So, efficiency is not dead after all. :))PositiveResponsiveness, Professionalism

Your company won't just sit in a list waiting!
I found Blacks highly professional and efficient. I wanted to find a company who actually tries to sell your business, not just list it and leave it on a list forever. Every so often, my contact at Blacks Business Brokers (Joanne Booth - part of Business Transfer Group) was highly active because she kept finding me interested buyers. Also I liked it because I had the chance to keep my business information confidential and each buyer had to sign an NDA before they could see full details, which was important to me. In the end, Joanne found me a buyer. I had some back and forth with the buyer, they were really good and real! But, I declined the first offer and then they came back with the asking price which was a shock to me because it was a demanding price due to company potentials. However, to cut a long story short, I did not have it in my heart to sell the business in the end as I decided to grow it myself with my own staff overtime, and was afraid to commit my time under a new buyer after knowing more. I decided not to sell my business as I did not have it in my heart either. But this proves that Blacks would have done it! So for that reason, I am leaving this review. I would highly recommend Blacks Brokers.
