FacebookWe had an offer accepted on our first home, being sold with E&M Property solutions. During a viewing, they were not very knowledgable on things we would have expected them to know about the property and consequently called the vendor while we were viewing to ask the questions for us. When we put the offer in, we made them aware we were first time buyers but we had an AIP and were not part of a chain. Upon our offer being accepted, I explained we would need to get in touch with a solicitor and a mortgage advisor. After only a week, we had an email stating they hadn’t heard from our bank regarding a survey - I explained again we were in the process of getting our mortgage. During this time, the property remained available online and was not listed as under offer. We kept them updated on where we were at in the process as we had unexpected fees placed on our original mortgage offer but within a day, we had a new AIP, all documents sent and a mortgage appointment booked to get everything finalised. After two weeks, while we were in the process of our mortgage application (the same day we had our appointment with the bank to finalise everything), we received an email saying, ‘unfortunately, the vendor has pulled out of the sale’, which appeared to us as though he had decided not to sell the property. My boyfriend called the office and was told they did not know why the vendor had pulled out. When I emailed and asked for a reason, I was told the vendor had accepted a higher offer as they did not want to wait around with us still being in the process of having our mortgage approved. We have therefore been gazumped and the house was very quickly changed to Sold STC online, which as mentioned before, it was not even listed as under offer for us. This was obviously the decision of the seller but should not have been enabled by the estate agents. I emailed to point out that they were well aware we did not already have a mortgage approved when they accepted the offer, but they chose not to respond. We do not know whether they communicated this with the vendor in the first instance. We are extremely disappointed in the service we have received as they were recommended to us and we have now wasted a lot of time sorting documents with solicitors etc for this property.

GoogleLived in the house for more than a year and had no trouble ever with anything. Any problems in the house, everything was solved within a week max. The rent is reasonable depending on the location. Overall, E&M is the most reliable among any other property agency that I have had experiences with. I give 5 stars for the service and management.

GoogleHonestly absolutely shocking over charge for places what doesn't have the full lot, the heating hasn't worked since day 1, the shower stopped working, there's holes in the window frames they expect stupid money a week for a place which is falling apart, you tell your landlord and they just shrug it of like nothing, worst company to ever go for, ps they're so slow and none responsive absolute shocking

GoogleI have been dealing with E & M solutions since July last year. Started with a full refurb of a very run down property I had just purchased to transform into my first HMO. The co. have always been extremely helpful and professional in all aspects. Even during Covid lockdown they have managed to retain full occupancy. I have no hesitation in recommending Tina & Leanne for refurbs or management and trust them 100%.

As discussed with you in detail, shared accommodation offers up some issues that are out of the agencies control, whilst every effort is made to accommodate all tenants whilst staying with us, we also have to take into consideration other people’s living habits. Shared accommodation is complex and throws up a lot of social issues that may not be resolvable immediately and what seems normal to one person sharing the house may not seem so to others.
