GoogleDon’t even bother...
Booked a viewing with these guys for a property in Padiham. They confirmed and we turned up on time at the property on the day to find another couple stood outside... the other couple asked us if we were from the estate agents as they had been waiting for half an hour with nobody there or any contact from the estate agency.
We rang Clifford Smith Sutcliffe and asked what was going on and why nobody had shown up to let us in for the viewing to which we were told, “sorry, we’ve been trying to contact you all day.” Not a single missed call or email from them at all. They must not have been trying very hard.
Turned out, the property had been sold already by another estate agency and CSS just hadn’t bothered to take it off their listings. Pretty basic stuff that could have easily been done, but instead they took separate viewing bookings, which were both confirmed and then no contact was made at all to cancel. Rubbish.

Thank you for taking the time to write a review on our Google Business Page and whilst we understand your experience was frustrating, your rating seems unfair.
Firstly, the property on Albert Street in Padiham was always going to be popular.
Secondly as you rightly comment in your review the corporate client, the bank in this instance, who instructed two-agents to market the property, specifically require that the property stays on the market until exchange of contracts with a buyer. The fact an offer had been accepted through another agent and that we therefore continued to market the property is acting professionally as our client instructed rather than carelessness.
We will have to disagree on whether attempts to contact you on the number provided were made on that day. We did not / do not hold an email address for you.
