We can understand your frustration, particularly when you have set your heart on purchasing a property and there is healthy competition to secure it.
We wanted to clarify two things.
1. Gazumping:- Making a higher offer for a house than (someone whose offer has already been accepted by the seller) and thus succeed in acquiring the property. This does not relate directly to the estate agent.
2. When an offer is made for a property, the estate agent must pass it to the seller promptly and in writing, except those which the seller has told the estate agent not to be passed on - for example, all those below a certain price. The estate agent does not have to give you details of other offers they have received.
We are confident that we abide by the National Association of Estate Agents code of conduct, but more than that in a real-world setting think it is fair that our client, the seller in this instance, has all the information in front of them to make a decision about their property. We will however advise fairly and honestly.
Finally, the shoe on the other foot, we would be more concerned to be answering a complaint from our client that we withheld information regarding any offers we received on their property. That would be unprofessional.

It’s a shame you have chosen this medium to express your frustration. With respect, our specific instructions are to deal with the Executor of the estate only and specifically not yourself, a beneficiary. We have, however, been fair and civil in responding to the various emails you have sent and you are well aware that, due to COVID-19 and Furlough, the buyers of the property have seen a delay to their mortgage monies being made available. You will also appreciate that a global pandemic is something beyond our control?
Given the situation, and this rather unfair review, we will deal only with the Executor going forward and will be unable to provide any further information to any other party.
