I was in two minds whether to respond or not, however the more I thought about it, the more unjust I feel your comments are. This transaction has never been straightforward and what amazes me is that most of the delays were caused by you moving the goal posts and subsequently being completely inflexible on anything. This includes a time delay so long it cost the chain to lose a first-time buyer whose mortgage offer ran out which could not be renewed. This somehow became our fault. When another buyer was found out of area, not by us, that buyer also pulled out, still seemingly our fault. At this point despite our buyers offering considerably more than their original accepted offer you sold to someone else by another agent. At that another complete chain was in place but you chose the other party. Meanwhile we continued to push on with the chain to the point where they were all, but for a couple of points, ready to exchange. Our buyers then offered even more on the basis an exchange of contracts could take place by a given date and they were prepared to move in with relatives to meet your now new completion date. The reason they wanted the exchange by a certain date was so they could complete their sale allowing their buyer to save their own mortgage offer, otherwise the rate would increase so high she could no longer afford to move. As you will no doubt be aware the mortgage market is in turmoil currently and your buyers found that unknown to them their lenders criteria had changed and they were no longer able to extend their mortgage offer to tie in with your completion date. Perfectly justifiable reason to request an earlier date but again your inflexibility came to the fore and you decided to drop them again in favour of your other buyer. To be honest how you have treated our buyers has been cruel, they have hung on through thick and thin and done everything they could to buy your house. The following is an extract from our buyers about us: "I will say though that you have been nothing but utterly professional and have had the utmost tact and diplomacy when dealing with such a difficult woman. We thank you for that and the hard work you have put in for us. You’ve gone above and beyond the call of duty in trying to secure us a home."

Bought a property recently via Brian & Russell and we can vouch for their professionalism. Communication was spot on. During the course of the purchase, we met both Brian and Nick who were very responsive to our requests, and when they didn't have the answers to our questions, promised to check and call back - which they did. The whole team was friendly and everyone seemed to know the details of the transaction, and could just pick up the file and run with it in the absence of a team member we had been dealing with. Tracey was particularly helpful in the sales progression and very prompt with queries and general advice. A wholly unfair review. At instruction we were advised that there was a covenant restricting anyone having a dog. This was reinforced when the farmer who put the covenant in place came into our office and told us under no circumstances would this be removed. As we would not agree to either take this information off of our details or not inform prospective buyers we mutually agreed to part company. Not much lieing going on from our side. Buying a house is 100% the most stressful tasks you could possibly set yourself, and me and my wife proved this. Every sell and / or purchase is going to have the naturals bumps and worries throughout, until that contract is signed. What is important for me is having someone help ease those worries and ensure you get up-to-date communication and news on the problems. Russell and Butler recently sold our HMO property in Buckingham, The original valuation was a little high and this did need to reduced which wasted a bit of time.Once the sale had been agreed the sales coordination managed by Tracey took over, Tracey was professional and very tenacious during what became quite a complicated sale, and although at points we thought it would fall through, Tracey maintained a dialogue between all parties throughout the process and managed to keep the sale on track, Having a dedicated sales coordinator is definitely a plus and for this reason I would highly recommend Russell and Butler as a cut above the other agents in the area..

we rented a property of Russel and butler , what a bunch of cowboys. We didn't expect the level of vindictiveness from a so called professional outfit , upon moving out of our property they entered without our permission and took photos before we had a chance to have the property cleaned and ready for checkout , we informed them we would be out of the property and would let them know once everything was in order , they decided to send a letter to an empty property knowing full well we were not living there at that time as we moved the previous Friday , the property was cleaned 3 days after Rachael had been in and taken over 200 pictures anything from dust to a bush in n the garden we went in to the property 3 days after and it was cleaned the keys were posted through the letterbox of the property, then they decided to send us pictures of before the clean and antagonise us into what could be called nothing more than a slanging match. Luckily we have our own pictures of a clean and presentable property on our checkout , although not up to their standards it seems , watch these characters like a hawk any chance to get one over on you they will be rubbing their hands together. We dealt with Debbie , Rachael and Lisa all are a devious bunch whose main aim is to get what they can out of you and seem to enjoy the battle as it were. Looking at the other reviews I'm not surprised at all , be warned all smiles on check in and all out war on checkout , seek legal advice and don't give them an inch or your pockets will be emptied

The Russell and Butler Agent in Buckingham is one to avoid.My daughter lived in one of the houses they managed for six months with a friend from Buckingham University. They were treated poorly because they were young/students the kind of treatment they would not have received if they were adults.Now they are trying to exploit them and to make matters worse they have brought up all kinds of problems with the house and now wants to deduct large chunk of money from their deposits despite the house been very old house.Any student out there wanting to use them should be aware before they go ahead!Thank you

GoogleI had the opportunity to rent from Russell and Butler for a year. I will provide an honest review for those considering renting from them. Prior to the commencement of the tenancy, the agency displayed exceptional speed and efficiency. Unfortunately, problems arise once the tenancy period begins. There seemed to be a noticeable imbalance between tenants and landlords, particularly when it came to international student tenants. Whenever I raised a concern, the agency was unresponsive and took a long time to address my issues. However, they were quick to respond to the concerns of the landlord and neighbours. It's frustrating because as a tenant, I expect prompt attention to ensure my comfort. Regrettably, I was falsely accused of actions I never committed. It is worrisome that they attempted to enter my property without a clear urgent matter, especially since it would typically be considered trespassing. I made it clear to them that entering my property would constitute trespassing and a violation of my rights as a tenant. Whenever I asked about something, the responses I received were often impolite or took a long time to arrive. For example, when I first moved in, they provided me with the option to dispose of my garbage outside using a council garbage bag. I followed their instructions, but they later informed me that it would be best to keep the bin in my house until the garbage collectors arrive due to concerns from the neighbours. I had to clarify to them that my home is my sanctuary, and due to its limited space, the garbage will only impact the odour within the house. Nevertheless, they insisted that I continue to store the waste in my residence. Put simply, their focus was on the welfare of the neighbourhood rather than on their tenant's comfort and peace of mind, despite the fact that the tenant paid for a a comfortable living experience. This has been an extremely disappointing agency to work with, as they showed a complete disregard for my rights and personal boundaries. They have repeatedly violated the law, and I had to rectify their errors due to my background as a law student. After I pointed out their mistake, they acknowledged it , but they never apologise for it. This is a matter of concern, especially for someone who is not a law student. I believe I would be taken advantage of and used solely for the benefit of the landlord and agency, who prioritise maximising profits over delivering a trustworthy service.Therefore, I do not recommend.

We had two quotes from two agents and initially chose the other agent rather that Russell & Butler because we viewed them as more suitable to sell an equestrian home. How wrong were we! Anyway focusing on the positives I can summarise as follows our experience of Russell & Butler, excellent set of details including a video of our property which we were thrilled with, worked with us on the wording for the online property portals and had an excellent set of terms and conditions so that we knew exactly what we were signing up to. We had 2 viewings and both buyers offered and we sold within 72 hours of going to market. We made sure through R&B that the buyers were fully aware of any items that might crop up during searches and enquiries ahead of accepting our 2nd offer including sending some video footage that was passed onto the buyer. This meant we had a totally smooth transaction with they buyer fully aware of what to expect. We were told by our solicitors that we could expect to complete our sale within 15 to 18 weeks but with the buyers, ourselves and R&B fully motivated to take advantage for the buyers of the stamp duty discount we got the sale through in 8 weeks. R&B had excellent communications throughout from Brian one of the Directors, Tracey the Senior Sales Progressor to Alice who raised the invoice at the end. I can honestly say they were 100% and we would happily recommend them to both sellers and buyers
