I dealt with Sophie in letting and she was fantastic as were all the staff who made me so welcome. Unfortunately my experience with the maintenance department had totally alienated me from ever using this company again. A few of my complaints are as follows: 1. I paid for digital tv but they did not fix the aerials in the house. 2. The electrics kept flipping and on several occasions I was without electricity for several hours. 3. The front door lock was not working, they sent out a handy man who had no idea what he was doing, as did the aerial man. Eventually I ended up locking myself out and incurred the cost of £170 myself. 4. I was without hot water for 2 weeks and was told I had a kettle and that was by the manager. I might add I had 2 children at home and I work 2 jobs. This was in the summer when we had the hottest day ever recorded. In the end, as I was only renting due to my own home being flooded, my children slept on the floor at our home as they had electric, hot water and the internet. My bathroom was not finished so we all took the risk of the shower leaking. This has left a complete negative for kings. So unfortunate as my initial meeting at the office was so inspiring.

I found working with Kings very slow. I would regularly wait days for email responses and if I called I would always be told I'd get a call back which never came. I'd have to ring/email over 3 times each time to get contact. When I spoke to the manager Sam about this he got quite defensive and told me they legally have over 10 days to get back to emails. I ended up buying the property through them because I loved it so much and had no choice but it turns out none of the heaters work in here which they obviously were not aware of - or worse did but didn't say! Overall not a great experience at all

Lack of communication and failure to act on repairs

As a tenant, I have had the worst experience with Kings. Their customer service is poor, their communication is terrible and as a letting agent they are almost entirely incompetent. From the start of the process, they didn’t even know if they had received my deposit or not which is quite concerning when you’re trusting them with a large amount of your money. Due to this, I specifically asked for an invoice for my rent each month which has yet to appear despite being in the property for four months. Repairs that were reported months ago still haven’t been fixed, and you can only expect to get any information about what’s going on if you are the one to chase it up and send emails. Beyond that you won’t hear from your property manager unless they need something from you or think you are in the wrong. At that point you can expect a generic email template in a different colour and font than the rest of the email, which will be spelt incorrectly and half the time not really make any sense. I was left with no working toilet in the property for ten days due to the incompetence and lack of attention of Kings. They then tried to put the blame onto me for not reporting it despite me having done so. It’s been extremely disappointing that they can’t take responsibility for this failure. The experience I have had with Kings will make me move out of the property at the earliest possible time just to avoid having to work with them again. Do not rent with Kings if you want anything done!!

It has been said that it is quite hard to find decent estate agents. Well funnily enough we managed to find three all working in one office. After months of searching for the right property I received a friendly phone call from Hasan who asked me to give a property we had already seen a second chance. Well I'm glad he convinced me because after the second viewing we saw the potential! We instantly got to work to see if we could strike a deal with the owner. Sam, the branch manager, was extremely helpful, even calling me on his day off to try and assist us as best he could. Once our offer was accepted, we were introduced to Charlie who did all he could to help the process run smoothly and efficiently. Hasan, Sam and Charlie have been incredibly helpful throughout!
