Waste of time and money

Waste of time and money- Sheldon branch! Tried to buy a house they had incorrectly marketed- misrepresentation. Also, when I made the offer, the person I spoke to told me that the seller would only accept under the condition that I use the same solicitor as him- who even does that?! It’s a complete conflict of interest! I refused and used my own.I later, having spent money on a conveyancer, find that they had misrepresented the house as an extension, when it was clearly a new build. Had they confirmed what the buyer was telling them using paperwork, (a basic check) they would have known this, as planning was clearly provided for a ‘new build house’.Legal knowledge was not needed for this, it is a basic check- surely an agent would confirm what the seller is telling them before advertising the property?! And they are in the property business, this should be basic knowledge. It turned out that the seller didn’t have new build warranty, which he could have obtained had he had building controls passed off. But he did not have that either. This seemed strange considering he was in the property business of building houses.Without this paperwork, my solicitor informed me that it would have been really difficult to get a mortgage as the property was a ‘new build house’ without warranty-as a simple check on the council planning site showed. And it would also have been very difficult for the property to be sold in the future, considering the seller could not provide warranty without building controls being passed off- which he clearly did not want to do. I did not want this added expense, as I was already paying the top price of what I felt the house was worth. I would never have proceeded with the sale had they confirmed what they were being told by the seller! When I was selling a house that I previously owned, the property had an extension, and the first thing the estate agent made sure was that I had was all the paperwork for the extension- and rightly so.They later brushed their incompetence under the carpet, without even an apology, and I lost solicitors fees due to their misrepresentation.If you are looking to use this company- they don’t care about anything but lining their pockets!

The Difference is Phenomenal

I have used lots of different Estate Agents over the years and the majority "over promise and under deliver".This is not the case with Ardens. From the initial valuation, through to photos, brochure design and progressing a sale with constant updates they are the most professional company I have used to sell property for me.I would also like to mention that as far as I know they are the only Estate Agent that if you change your mind or anything changes prior to contract exchange they don't charge you anything at all!!Totally amazing and cannot recommend them enough.
