GoogleMy family and I have have recently gone through the process of renting a property via Charlene at Sinclair Hamilton, Bromley and I can honestly say we have received the best service we have ever encountered from a letting agency. Over the last 8 years we have had to rent a number of properties from student Lettings to accommodation that supports working in central London and to say it has been challenging is an understatement but Charlene was so professional and it felt like she really cared and wanted to really help us find a home( not all letting agents do this as you are just another tenant to them). So we’ll done Charlene and team at Sinclair Hamilton for helping us find a home and get through the referencing with ease. Highly recommend this company and thank you.

I moved into a property and next day realised that I had thrown away the gas and electricity card without knowing what it was. Everything stopped working in the house and was so nervous. Charlene took it as a top priority and immediately came home, called BT for me, set up my new account and she even drove me to multiple stores for getting the prepaid cards. Katie was very understanding and supported Charlene when she was helping me out. They are absolute star and take all the trouble for getting things sorted. Good luck Charlene and Katie.

After a frustrating 7 weeks with another estate agent, I contracted Sinclaire Hammelton for the sale of my flat. The process of buying and selling property in this country is utterly frustrating and archaic. We had some setbacks, but this had nothing to do with the great agents here. Jack managed my sale. He had great communication and if not available to talk immediately would call me back. He passed communication on between the buyer and myself effectively. Also special note to Emily, whose expertise helped to guide the process from day 1. Fully trustworthy and recommended firm.

I was disappointed in Sinclair Hammelton because: 1. They overvalued the property, which led to our rejecting early offers of more than the property finally achieved. 2. It prolonged the process, as we had to gradually reduce the price over a period of months. 3. They did not make it clear that VAT was chargeable on their commission.
We valued the property using comparable evidence, this data matched the marketing price we agreed. As agents our job is to thoroughly and aggressively market a property for you, which we did. There were higher offers received which you declined, and as time passed the interest diminished which ultimately meant the offer you received was lower than the previous offers rejected. With regards to your feedback on VAT, in 2016 There was a Property Ombudsman ruling stating VAT must be quoted at the prevailing rate, this was confirmed in writing with you both on the contract and in a follow up letter.

GoogleMust be one of the most arrogant Estate Agency around. All employees are very “confident and great knowledge as they are “expert in the branch with many years experience” although, as it turned out in my case, did not know how to open the pedestrian gate from the house. They do not know the market but push their own clients with fixed budgets and pretend to bring loads of prospective buyers to your front door, all with much lower offerings but great expectations for the money they can spend. They are master in lowering constantly the value of one’s property so to fit the budget of their clients which means that every few weeks they suggest yet again a lower price. Already a very bad idea in principle. Mind you, they will not make an appraisal of one’s property just in case but also to be able , every time, to then argue that they never gave a value to the property in first place. The girls have a “call centre” attitude and work on set phrases of which “i assure you” takes the biscuit: that is not even standing on a political platform let alone when selling a property simply because the assurances are worth zero. A bunch of full of themselves individuals with a gift for selling equal to a bear at the North Pole. If you are looking to sell a property go elsewhere unless you want your property sold at a very considerably lower amount because that is what they want to do. They must have a very limited group of buyers all with a fair low budget.

GoogleMy partner and I just completed our first home purchase with the help of Matt Hirst and his team. From my very first phone call to view the property right through chasing things for me while on holiday AFTER completion, Matt has been a breath of fresh air. At the point we met Matt our trust in estate agents had all but gone due to a proposed purchased that had just fallen through, and Matt more than restored our faith. On my first viewing Matt stayed an extra 2 hours after his office hours to answer my long list of questions, he chased everything, responded to everything in a timely manner and always had our best interests at heart. He was proactive in finding information that stopped our solicitors delaying exchange for 3 weeks. He picked up our signed documents and drove them all the way to our solicitors in Gravesend! He even received special praise for his extra efforts from our solicitors. As first time buyers we were nervous at times and he always remained contactable. His knowledge of property and the industry itself was first class, he would either know the answer or know a way to find it out for us. His direct report Luke Goatley was also excellent where needed and in Matt’s absence and was actually the one who handed us the keys! I would highly recommend this office for your next property purchase.

This company is a textbook example of how not to run a business. Terrible at getting back to you. So many wasted hours trying to get them to respond. From the number of times you have to repeat things to this company is like speaking to someone with dementia. No body seems to know what their teammate is doing. I am not sure how they have managed to get any good reviews as we certainly saw nothing worth recommending. Do yourself a favour, make the right choice by giving this company a wide berth.

GoogleWe were recommended Sinclair Hamilton by a couple of groups of friends in the area who spoke highly of them of but wanted to get check prices and test the others in the area and were glad that they were very competitive and gave us most confidence that they would achieve the best price for our property and smoothest process on our sale. Having not moved in 10+ years we were apprehensive of horror stories you hear but were guided through the process and our concerns were discussed and a plan of action put in place which gave us confidence and allowed us to put our attention elsewhere as we trusted all was in hand. The sale process was within timeframes forecasted and achieved a sale price in excess of our expectations (and that of other estate agents in the area). Our key dates for completion regarding school dates were taken on board and was processed in time to avoid any issues. Contact and updates were regular and I do not recall a time when my wife or I rang and could not speak to someone with an update on the first point of trying. In summary we would recommend Luke, Faye, Morwenna and the team at Sinclair Hammelton for a professional first class service that is more than value for money.

GoogleDuring the period January 5 - January 13, 2018 I have visited Bromley, Kent in UK to search for a 2 Bedrooms apartment in Bromley for me and my wife. The search process was very stressfull as the estate agencies were asking for 12 months rent in advance or 6 months rent plus security deposit and a UK guarantor which was impossible for me to find. When I address my apartment search request to Ms. Lara Harker Assistant Manager at Sinclair Hammelton lettings office in Bromley I was very impressed with the professionalism, efficiency and effectiveness of Lara. She has found an excellent property for me and negotiated with the landlord to accept 6 months rent and a security deposit. I will be very happy to write a very positive review for you and your staff on how efficient and quick you have aranged the viewing and rental of the property and the professionalism you showed on our situation while we didn't had employment you were able to convince the owners to accept us as tenants to rent their property by paying 6 months rent and security deposit. Of course due to our situation the rental process didn't completed due to family reasons however the whole process was handled by great professionalism by Lara Harker and her staff. Lara and Kayleigh were very willing and very polite to help me to find the right property and to overcome the 12 months advanced rent that other estate agencies were asking which were a lot of money to pay upfront just because we were planning to move to the UK without having an employment. The UK government needs to reduce the advanced amount of rents down to 3 months for people that are going to UK to find a job. I will definetely come back to Lara Harker to ask her to arrange my apartment rental search once I am back in Bromley. Lara is an excellent professional and very customer oriented person which is what wins me as a customer over other estate agencies that remain in typical criteria. GoogleSH worked really hard to sell our house and were excellent at communicating with us throughout the process. They also sold us our new house and Matt and Luke were both an integral part in keeping the process moving when the conveyancers failed to understand what needed to be done to keep to the dates that all parties had agreed to. If we were ever planning to move again (which we're not!) we would definitely use SH again.

GoogleWhen we first put our house on the market we had all kinds of problems, in fact we dismissed the first agent after one month, then we instructed an online estate agent, no end of problems. Then Russell came to see us, he seemed a lot more enthusiastic and called round again and said he could sell it within a week. After a couple of days discussing it, we rang and said we’d take him up on his offer, needless to say, it was sold in a weekend! We were then passed on to Jak, who I have to say, had a bit of a nightmare few weeks sorting things out. But his patience shone through and we can’t thank him enough for his professional and calming attitude, we wouldn’t hesitate to recommend Sinclair Hamilton to anyone
