Why has got one of the lowest ratings in the town? Not a surprise. My experience: When I gave leaving notice and asked for references, PavilionProperties(PP) wanted something in exchange before giving any reference. In other words they put me preassure to do some Estate Agent tasks instead of doing themselves. PP didn't care I needed those references asap to secure the new property. Communication is not the best, sometimes you request some information and don't get any repply. When you escalate the issue to the LL then they say they sent an email with the answer, but PP can't prove it. PP pushes, without asking convenient hours for the teenants, their confident builders/decorators ( I suspect comissions are implied) to do scheduled jobs/repairs. Builders/decorators will appear half of the scheduled days and the quality of the job done is poor. Sorry for the LL if had to pay the whole price. This is only a personal feeling: with only a 15 minutes conversation with the manager you have the feeling that something is wrong, a remix of inacurate facts, false statements and persuasion is used by the manager to score you a goal inside an unnecessary game that he seemed to be ejoying. The good, they normally respond fast to any repair needed. Overall impression is that PP prioritises their £££££, whilst most of the nowadays modern business prioritises feedback before profits.NegativeQuality, Professionalism

Pretty dire experience renting a student property with Pavilion. I rented with them over 2 years ago & wouldn't have bothered writing a review because I was just happy to be rid of them. However, this morning, they contacted my housemates & I to request that we pay an 'outstanding energy bill'. Our bills were included in the rent & we moved out in 2019... Moreover, they grossly overcharged us for the end-of-tenancy clean & were generally extremely disorganised, unprofessional and condescending to deal with during the tenancy. They undoubtedly make so much money off of innocent students who don't know any better than to pay *mysterious bills*. Avoid like the plagueNegativeQuality

I was very keen to move in to a room they had available that I liked a lot, but after trying to discuss things with Pavilion I found that they were not very communicative or helpful, and don't provide the best customer service. Their process and the way they do things didn't give me confidence at all, and so I wouldn't feel comfortable having them in control of something so significant as the place I live. I can see from reviews below that many people have had much more significant issues in the past, and so I'm quite wary, especially after my less than reassuring interactions.

I have been a tenant with pavilion properties for about 4 year at two addresses and can honestly say I have never had such a great experience with letting agents. They have gone above and beyond in anyway they can. Francesca, Jack and Jackie, you are all amazing. Thank you for looking after me. Antonio

Thinking of renting a house in the next year? Don’t with pavilion lettings. Hands down the worst experience I’ve ever had with an agency. Poor communication throughout the year to fix house problems. Poorly trained staff dealing with important matters and slow communication when dealing with deposit returns was frustrating, absolutely no communication for 3 weeks in regards to emails and we were told we weren’t allowed any direct communication with landlord for some reason. wont recommend. *edit*NegativeResponsiveness, Professionalism

Thank you for taking the time to leave such positive feedback. We’re pleased to hear you felt consistently supported and that remains a key focus of our service today.

They took quite a lot of money from my deposit regardless the fact that I told them with 2 months in advance, taking advantage of the fact that due to covid I had to go back to my home country, added to this I reported several Problems with the heating tank that they refused to solve, they sent a couple technicians but they just popped by and said this is expensive and then left, overall a terrible experience, they barely respond to emails too.

Horrendous service, if you have a problem with the house usually takes them a couple months to get around to. Massively overpriced and then they try to steal your whole deposit. Don’t bother cleaning the house when you leave as they extort you for cleaning prices. Awful company who takes advantage of students, steer clear of this company. Houses are disgusting we had a fly infestation and a mouse problem whilst paying massive prices. Try any other company rather than pavilion.

If I could give no stars, I would. They were so so bad with our check out - charged us £325 for a professional clean despite the fact that the house was in an absolute state all year, the walls and floor were ridden with mould and the house was so damp all year. The walls in all of the rooms had to be repainted with anti-mould paint, but it didn't exactly work since the mould then just grew through the lino in our kitchen. Most of our reports were ignored - the back door wasn't properly fitted into the frame, so had a crack where woodlouse would get in as well as slugs. They were so rude to our emails when we questioned why the cleaning fee was so high, electing to completely ignore the parts where we mentioned the mould, and just reiterating what they had said before. Then, they also charged us £25 for blue tac marks in the living room, even though we didn't hang anything up in that room at all. Obviously they didn't believe us. They elected to not even take pictures of these marks for the check-out inventory, and I read the tenancy agreement twice over, as well as the terms of the inventory, and the words "blue tac" are not mentioned once, nor the usage of anything of the nature to hang things up. The property manager was beyond rude when I went to hand back the keys, and the whole things is just such a joke to be honest. Absolutely would NOT recommend, ESPECIALLY if you're a student.

DON'T WASTE YOUR TIME ON THESE PEOPLE. My friends and I regret ever having stepped foot in Pavilion Properties. Not only is the entire team completely unorganised, they also have absolutely no sense of customer care or even basic manners. We've had them hang up the phone on us multiple times - completely unprovoked - after speaking like stroppy teenagers who can't be bothered to do their jobs. They also like bombarding you with unnecessary messages every few days, which is SO fun. Cheers for making our experience memorably annoying and unpleasant.

They charged the agency fee twice for every tenant. They had no legal standing but they refused to let us move into the property on the move in date unless we paid them twice. I spent the rest of the tenancy trying to get a response from the office about this issue. Every time I went to the office they would say the person managing my property was out. They would evade all contact with all the tenants in the property, the contrast in behaviour before and after we paid them was shocking. Eventually I was contacted by the person managing my property to inform me they were going to take legal action against me because I had written a bad review about them online. I was able to get some of the money returned in exchange for taking the review down. I'm however not legally obligated to do so, and the money was taken from me fraudulently. I hope they do this to someone one day with the financial ability to take them to court because in my experience this is an exploitative business.

I moved my daughter in Viaduct road 10 days ago, I wished I viewed this property with her and the other 4 young ladies. When they was shown around by pavilion they was told the boys had been living in the property for 2 years and damaged the property, she also assured them it would all be refurbished before they moved in. When my daughter was due to pick the keys up, she was asked to delay the time. they was painting the property that morning. When she got the keys we noticed on arrival that the door had been kicked in previously, she was only given a Yale key, the chub lock had been forced out and the front door was unsafe. When entering the property the smell of damp was obvious, all 5 rooms had locks but no keys, and still no keys have been provided due to the company not having them, the mold had been painted over, the carpets had holes and when you tried to hoover came up in the hoover, the fire door in the kitchen will not close has it has a plug from the fridge freezer to the plug, which hangs over the hob. Fire blanket thrown on the side with the carbon monoxide alarm, all the old wardrobes and side cabinets broken, kitchen cupboard you can’t use due to damp and smells horrendous, all walls damaged but painted badly and quickly over, settee rips all over, no lock on the bathroom door, hold in the kitchen wall that was filled with a sock???? When you turn the shower on fuses the fuse box. Also there was a note from the police advising about a crime outside the property and asking for witnesses. We was informed by pavilion that we would need to contact the landlord, but they are managing this property. After some emails we was contacted and we was told we could ever have a new carpet or a new front door, this is totally unacceptable, all I want is my daughter to be safe we are paying a lot of money for this property, just one months rent would rectify the issues. After 10 days we are hoping for an electrician today, they did t show up last week, so I not hopeful. I will not rest until all these issues are resolved. If your child is at uni and looking for a property please makesure you view the property with them and get in writing from this company that the renovation will all be completed before your child enters the property. I hope today we get a response from Pavilion and get this sorted.

I never write Google reviews but I really felt I had to in this case. Both Pavillion and Goodlord (their partner company) showed complete neglect regarding the tenancy application process and did not provide accurate guidance when needed, with a considerable lack of communication between them which only made the situation worse. Pavillion staff were insulting over the phone and very unprofessional regarding customer care and simple manners. I strongly discourage any involvement with them.NegativeQuality, Professionalism

Do you hate yourself and wish to experience mental anguish for several months? Then Pavilion are the estate agents for you! These letting-agents-dabbling-in-retail have none of the fundamental capabilities or knowhow of someone who can competently sell your home beyond opening the front door and pointing to rooms. You might as well strap your house keys to a dog and shout GO ON BOY, SELL! Evasive to an almost (*almost*) hilarious degree, they often resurface with messages like "sorry, our emails went down" as if it's 1998. In between silences they will straight up lie to you whenever it suits their needs, and be sure to pass on none of the important bits of information necessary to keep a chain intact: while trying to buy a house through Pavilion we ended up losing our first buyer as a direct result of their baffling campaign of misinformation. Don't use Pavilion Estates to sell your home. You're not a monster. You deserve better than that.

I have never had to deal with estate agents of such utter incompetence before. Friendly at face value, but the attitude became very hostile as soon as moved into the rental property. No desire to help with problems. No notice given on at least one occasion when they came to inspect the property (which is illegal). Some furniture had no fire safety certificate (also illegal). Was told after living in the property for 9 months that I had not signed a contract, so I can only presume that they managed to lose it. Any one reading this should avoid Pavilion like the plague.

Can't even begin to explain how terrible this agency is. They should be embarrassed. They treated us terribly, and would leave it months before addressing our issues. They take advantage of Students and their naivety, and really just have a horrible attitude. For the sake of your money, annoyance and stress, please do not come to Pavillion. They will financially bully you, and could not care less about their tenants, as long as they get their money. They were friendly and helpful up until our tenancy started, right when they started getting the money. Its funny seeing their replies to the majority of other poor reviews on here, copy and pasted replies, which could not show their careless attitude anymore. I'd love to see if the Director has seen all this feedback. Either way, its a relief to have finally finished business with Pavilion. Worst agency i've ever had experience with, and will be warning other students, especially freshers about them.

POOR - not poor to fair! ... Pavilion are an awful company, which had I known prior to renting with them I would have avoided completely. Pavilion Properties are happy to lie you and do not acknowledge any of your emails unless you spend the best part of your days calling them, emailing them, and going into their office. They will never fix any problems and didn't seem to care about severe mold outbreak in our house. I RECOMMEND THAT ANYONE LOOKING TO RENT WITH THEM AVOIDS THEM AT ALL COSTS. They are the biggest lying, money-grabbing agency I have encountered in my renting life.

Pavillion are without a doubt the worst estate agents I have ever dealt with. If you take anything from this review, DO NOT RENT FROM THEM. Staff will act professionally right up until they've got your cash, and then essentially offer zero help when the sub-par property they've rented to you starts to fall apart. A matter of days passed before issues became obvious in our house. The oven didn't work, and wasn't fixed for a month, whilst faulty wiring left us with no hallway lights for several weeks. By December, 3 of the bedrooms had mould issues; my flatmate and I had to throw away so many of our belongings as a result, and another ended up developing breathing issues (as nothing was done). The wiring in my bedroom was also faulty. A dimmer switch had been wrongly installed, and would occasionally spark when I turned it on. Despite being a severe fire hazard it took over a month for anything to be done. To add insult to injury we were charged £750 when we moved out for "cleaning costs" (bearing in mind we left it 10 times cleaner than when we had arrived). Afterwards, Pavillion jacked up the price by £10 PPPW and marketed the house as "Brighton's most luxurious student property"; unsure that 1 toilet between 5 and no living room can be called "luxurious".

Badly run, disrespectful towards tenants and untrustworthy. Very poor at communication (probably deliberately so, due simply to negligence). They'll be more polite and somewhat more helpful if you manage to speak to them in person, but watch out for the smirk they always seem to pull. That's the face they make when they know as soon as you leave, they're going to carry on ignoring your emails, lying about when you'll get your deposit back and generally "mugging you off', etc... Go with someone else. Please. Source: First hand experience.

10/10! Pavilion Properties is the best I've had so far, and I'm pushing 3rd year from this September. Great customer service so I don't know about the previous reviews - had the kindest young lady called Fern answer all of my questions and queries on every single issue that I've had. She also guided me and my fellow housemates down the route of getting our deposit back, she's made it so simple and now the money's coming back AND we're getting even more money back because the costs of cleaning etc were lower! Now where else would you see that? Banging agency and would definitely recommend to new tenants especially students. Take my word for it, there's a lot of other agencies out there that take loads of money for nothing, but according to my own personal experiences that hasn't been the case here :) Dhav

DO NOT RENT THROUGH THIS COMPANY. If you appreciate honesty and your hard earned money, stay well away from these crooks. They lied and consistently made empty promises. The property was falling apart despite being told that it would be fully repaired and renovated by the time we moved in over the summer. They would use the cheapest means to fix a problem with their cowboy style handy men.. Hole in the door? Screw a plank of wood over it. Ceiling falling down? Paint it Mould problem? Paint it Vermine problem? Put poison into the floorboards so they would die out of reach and stink Cracked window? Here are some blinds Not only was the property a complete joke and they refused to budge on fixing anything majorly or even subsidising rent they later decided to keep all deposits of then house even after many discussions both written and verbal about receiving our full deposits back (over £400 each x4) they still kept every penny. They are crooks and I would advise any student that is looking to use the universities accommodation agencies, there were no upfront deposits and they were actually helpful throughout.

They get a triple A service from me - Awful agent, Awful landlord and an Awful property! Firstly, we were told we could move out after 6 months which was a lie, we were tied in to a 12 month contract. The landlord also took a very long time to respond to any inquiries that were made. The house was in a disgusting state when we moved in, falling apart and infested with mice! The landlord often claimed that we were lying about issues in the house which made matters even worse. We cannot wait till we move out and I am already preparing for the way in which the landlord will try and niggle his way out of paying us back our deposit. All round awful experience, I cannot recommend enough to not use this company to rent, buy or do any business with at all!!

absolutely awful in every way. they all come across really friendly, they will tell you everything you want to hear until they get your money, then they turn really unprofessional and rude towards their tenants. when viewing the home we were told all the floors and walls were going to be painted and recarpeted (as the floors are full of cigarette burns), this was lies. when we finally moved into our house it was left in a mess. there was a dirty sofa in the living room containing cigarette buts, dirty socks, food and god nos what else under the cushions. the mattresses were yellow from stains! it was just disgusting! we all had to buy our own furniture because the only furniture left in the house had either fallen apart or was old and dangerous. we have been living in an awful damp condition for almost a year now and they have done nothing about it. i really suggest you dont go near them.
