Having been a tenant at one of Pavilion's properties for many years I can safely say that they have always treated myself and my housemates really well. The fact that we have been good tenants has been recognised and reflected in keeping our rent at a really good value rate, and if we've had any maintenance issues they always send someone professional over reasonably promptly to fix it. The people in the office are always nice to deal with, and I'm happy to have had them as letting agents for so long, a relationship I hope to continue.PositiveResponsiveness, Quality, Professionalism, Value

This is the first bad review I’ve ever written and if I could give 0 stars I would. We were tenants with Pavilion for 3 years and were always reliable and considerate tenants. We eventually had to move out our flat which we loved because they wouldn’t see to an issue that made the flat unliveable. Outside of this situation even when we had needed basic maintenance sorted with the property Pavilion were slow and sometimes impossible to get a hold of. We often had to repeatedly ask for issues to be seen to and sometimes they would just not see to the issues at all. Communication was terrible, managing agents lacked integrity, care and empathy. Avoid these people like the plague - they’re money hungry and do not care about their tenants at all.

I have had a great experience with renting via Pavilion - they have been extremely helpful and professional throughout, in particular Rob who went above and beyond in organising everything for me. Fran was also very friendly when showing me around my new property. They have been a delight to work with, and I would highly recommend.PositiveResponsiveness, Quality, Professionalism, Value

Can't fault Pavillion Properties for my rental experience: from initial viewing thru to my vacation last week the team I dealt with couldn't have been more pleasant, professional and helpful. The flat was lovely, well-maintained and reasonably-priced, both in terms of rental and deposit. When I suffered a family emergency a few days prior to my agreed leaving date, they were kind enough to let me stay on for a further week in order to concentrate on making arrangements. I'd definitely recommend them.

Had a very pleasant experience with Pavilion Properties from start to finish with the process of finding and arranging a let on a flat. Rob has been especially helpful, very responsive to all our questions and accommodating to our requests and (unfortunate) delays, he is a credit to the company! Great service so far!PositiveResponsiveness, Quality, Professionalism, Value

I’ve been with Pavillion for 8 years now the first two or three years were absolutely brilliant. We were contacted regularly when there were any incidents that needed resolving and they were fast and effective. However, in recent years their service has dropped off a little .I am editing this review however as they have come back with some good responses .Sometimes you just need to nudge an agent here and there .Fingers crossed all will be well now :) Thanks

I have been renting for 6 years in Brighton. Pavilion properties has probably been one of the best so far. They are very attentive and responsive to any problem the tenant might have. However, as every other agency they tried to overcharge us when it was time to give us back the deposit. The agent sent us an email with deductions invented by him. When asked to provide invoices/receipts of the work done in the flat after our departure, he said he didn't have them as "he agreed verbally" with the cleaning agencies/ electricians, and etc. When we told them we would have seek legal advice, considering they were not adhering to the 2019 tenancy act, they magically provided receipts (which were obviously showing a lower amount to pay). This behaviour deserved to be presented to the authorities but we decided to avoid as both my flat mate and I were already abroad. Pay attention when it comes to get back your deposits and make sure you know your rights as tenants!

I was with Pavilion Properties for the last two years and they have been nothing other than professional, helpful and understanding. They fixed any issues we had with the property as fast as they could and have very friendly, welcoming staff. I believe it to be pretty rare to find a good quality student letting agent, so I would strongly recommend going with Pavilion!PositiveResponsiveness, Quality, Professionalism

Fantastic service, Massive thanks to Jack for coming round and personally changing our locks as the contractor would not have been the same day. Great letting agency, always at the end of the phone and ready to help at a moments notice.

My experience with Pavilion has so far been better than any other agent (and I have dealt with far too many) Francesca showed us round the property. She was very friendly and knowledgeable, giving us plenty of time to view and take pictures and videos. The process has been straightforward. I would recommend this agency for students.PositiveResponsiveness, Professionalism

!!! WILL LET YOU LIVE IN A ROOM WITH DAMP AND MOULD FOR 5 MONTHS !!! !!! (COVID 19) THEIR CONTRACTORS COME INTO YOUR HOUSE WHEN SUPPOSED TO BE SELF-ISOLATING. PAVILION DIDNT EVEN CARE !!! Terrible company. Took 5 months of constantly reporting damp and mould in my room for them to finally decide to do anything about it, at which point the damp had spread across the wall and into a second bedroom. When they did finally get a maintenance guy out, he ripped off all the plaster and then the next day was told to self-isolate. This contractor who was Pavilion Properties’ contractor then came back into the property after being told to self isolate to collect his tools. Pavilion were made aware of this and their only response was “well he’s not our employee what are we supposed to do?” After he broke the law and put Pavilion’s tenants at risk they continued his contract and he came back to the house like nothing had happened. I was then told that painters would come in 2 weeks to paint the wall however 4 months later this still had not been painted. The shower continuously leaked which was reported twice, on the second occasion somebody came out and the contractor was extremely rude and refused to listen to where the leak was from. He then rudely left having not fixed anything. The shower and wall was then directly reported to the landlord when he visited to plant some pathetic flowers and once again nothing ever happened. Finally, I had money deducted from my deposit for drain cleaning which had taken place before my tenancy even started. Pavilion Properties is so much of a shambles they clearly didn’t take the deposit from the people who moved out the previous year so instead charged me. So yeah, if you want an agency who you have to literally harass with emails and phone calls in order for anything to get done then go ahead rent with them. It took the threat of legal action for any compensation to be paid, Pavilion Properties absolutely do not care for their tenants. As students there are plenty of other housing agencies to go with and I would highly recommend you go to another agency. This company is clueless, greedy and pathetic.NegativeResponsiveness, Quality, Professionalism

Nightmare experience - we had so many issues with the house that weren't resolved properly and it would take so long to get anyone out. When we moved in the house was filthy, a smashed window, no WiFi for almost 2 weeks (despite having a bills-included contract) and dirty, broken furniture. The bathrooms were in such poor condition that when we finally negotiated getting one of them changed, the contractors laughed at how bad it was. Mould, mice, broken boiler, broken oven - when we would report our maintenance issues we were spoken to so poorly and got hung up on on a number of occasions. I wouldn't have written a review as I just wanted to cut all ties with them, but after a big chunk of money was taken out of our deposit (after leaving the house in a much better state than we found it) I just want to warn people to avoid!!

Pavillion has been consistently awful at getting back to us regarding our property. We are renting tenants and we have numerous problems which have gone ignored or disregarded.

Upon arriving at my flat at 81 St Aubyns (managed by Pavilion Properties) in September of 2020, water was leaking from the roof in the entranceway and in the living room, the floor was drenched with water. The place was musty and damp. Water damage to the ceiling above the bay window had not been repaired, as was promised by the Lettings Manager. I did not know at this time that the leak above the bay window had not even been repaired. Furthermore, soil-like dirt had falling from an air vent in front of the old fireplace. On further inspection I found that the entire fireplace was filled with soot/dirt which had built up over time, causing mould to grow on the wooden framework behind the wall panel. Assessing the flat the following day, the Managing Director did not agree that there was any problem, implying that I was being pedantic, and that previous tenants has not complained about these things. Rather than address the issues, he offered to cancel our contract, which of course, was not an option at this point for me as I was already in Brighton with a rental van full of my belongings. He did finally concede however, acknowledging the issues, telling me that he would get the bay window repaired and get a chimney sweep to clear the fireplace. He also promised to have one of Pavilion Properties’ dehumidifiers dropped off the following day to ease the humidity and help prevent further moisture damage. He did none of this. All that he promised, he did not follow through with. Instead, I was forced to buy a dehumidifier myself, which I had to run constantly throughout my time in the flat to minimise mould growth. I frequently reported these going issues to no avail. Water would leak from the ceiling above the bay window anytime there was persistent rain. The moulding and wood in that area was spongy and musty from water damage and the paint would flake off, sometimes into my breakfast bowl as I ate! After months of phone calls and emails, on the 28th January 2020, the leak above the bay window was finally repaired. No further action was taken to assess the level of water damage or repair the interior wall structure. Sometime later, the damage was painted over (which soon began to peel off again). In June of 2020, a water leak under the sink was identified and reported, which again, took numerous calls and emails before it was addressed. I was left with bare, water damaged floorboards for weeks, having to wipe away mould growth. Again, no dehumidifier was provided, and no professional assessment of the damage was undertaken. One saving grace was that Pavilion properties did grant me early release of my tenancy in the Summer of 2020, however, this did not make up for the ongoing neglect to their property and tenants.NegativeResponsiveness, Quality, Professionalism, Value
