I requested a viewing of a ground floor…

I requested a viewing of a ground floor flat in Billericay which I told the “manager” would be perfect for me. However, the female “manager” was extremely rude to me and wouldn’t let me view - even though I told her I would have sold my property through them - and it’s very modern and lovely Their loss!! Nasty woman! Not sure of the date. It still hasn’t sold!

Having read your recent review Denise, it is extremely disappointing to note the comments made within. Following a detailed appraisal of your file, and your subsequent contact via phone with both myself, and the local office, file notes outline a different view to your own in terms of how events have unfolded throughout your interaction with our Company. Our internal notes, which include conversations from phone calls and any emails sent and received, are added to the file in ‘real time’ and cannot be amended thereafter. Concerning the viewing you have requested on numerous occasions, we have made our position perfectly clear. We have a duty of care with regards to our clients and our employees and should we have concerns, will not place them in a vulnerable position. With this in mind, we will not be accompanying your viewing and have made our seller aware as to the reasons why. It is also worth noting that you told me several times you had numerous properties and did not need to sell a property to buy onwards. This is contradictory to the comments you have made. To suggest the approach of our Branch Manager was rude is somewhat harsh, given how you choose to conduct yourself. I have been on the receiving end of your abusive language and have made it very clear we will not tolerate such behaviour. I trust this clarifies our position with regards to your request. Absolutely rude.

Paid over £700 for a holding deposit, get told in an email we are not getting it back due to alleged misleading information about a CCJ my partner knew nothing about. Both manager and assistant manager very rude, no empathy, no apology. Why would anybody in their right mind send that kind of money to risk losing all of that if they knew they were lying?!

Hi Sarah I am sorry that you felt our staff were rude to you during your tenancy negotiations and that we would not refund your initial holding deposit. Prior to entering into any tenancy application we provide all tenants with a copy of our Terms of Business and encourage them to read thoroughly. As a business, our staff undertake considerable time in processing a tenancy application and will always explain to tenants that they must be fully transparent when completing their initial application forms, especially in terms of any credit issues. In this particular case I note that you were both unaware of existing CCJs. However, as a business we have very clear guidelines in place at the outset of any tenancy application, especially linked to our standard Terms and Conditions. As I am sure you will appreciate, it would be very easy for every tenant to state that they were not aware that there were existing CCJs in place if this meant the return of their initial deposit. I am very surprised that you found the approach of our staff inappropriate, as the large majority of reviews that we receive from customers make specific reference to the positive attitude and approach of our personnel. Best Letting Service

I have been with Beresfords for 5 years renting as a tenant and always had prompt support from them as they managed the property. Recently I have had serious medical issues and on discharge from hospital I was informed that the landlord was no longer going to rent out the property due to their own personal reasons, this for me could not have come at a worse time. Debbie Barnes from Beresfords was nothing short of amazing as she reassured me that they would find another suitable property in the timescale given she displayed empathy and genuine understanding for my situation. She then seeked out a landlord with a property in my complex and made a move possible. Not only was the property and upgrade of my current one it was far more suitable for my personal needs. Then Christine Sorrell took over and managed all the paperwork, what was great about this experience was the level of communication from Christine, she followed up with emails so I was constantly aware of how the proccess was going, this left me with zero anxiety and reassured. From start to finish I was in a new property within 6 weeks of being informed my current tenancy was going to end. I cannot thank Debbie and Christine enough as they really helped me through a challenging period of my life, finding a suitable property, updates throughout. The reassurance given when leaving my previous property has been managed effortlessly also. If I have to move in the future I will only use Beresfords Lettings from now on, no other company is this good!

Avoid at all costs..shambolic

If I could give a minus rating, then I would. My partner and I missed out on a house we desperately wanted due to the inefficiency of the Brentwood branchWe had viewed the house twice, had a great chat with the vendors and left with the understanding I would be placing an offer as soon as I’d sold mine ( lots of interest and we were negotiating with first time and cash buyers at the time ) I communicated with the agent that this was the case and to keep me informed on any activity around the house. A couple of weeks passed by and thought to myself I’ll just email the agency to check in. To my dismay a cash buyer had visited the property and made them an offer which the vendor deemed acceptable. I asked if they’d actually accepted, as this could have been construed in a couple of diffirent ways. I was dismayed that a simple request was not followed. An explanation of “ I was going to message you when I was back from my visits today”..utter rubbish…I then replied back with an improved offer that I wanted put to the vendor..I chased this up over several days…eventually after calling i then had an email back to say they were on holiday…which is fine, but people pick up emails and calls on holiday…I then took matters into my own hands and left a note at the property for the vendor to call me, because at this stage, I’m absolutely fed up Beresfords ( I’d already had a very frustrating experience with them as a buyer when I bought this current house, but that’s another story..) I then have a call with the vendor directly. It transpires they never had an email from the agency?!! They are legally obliged to present my offer…which they didn’t ??? A phone call from someone senior at the branch explains they left a message on the vendors phone…a solitary voicemail ( on the husbands phone…) but the wife is the one who has been dealing with everything and she confirms that she’s heard nothing from them at all….It’s the vendor’s prerogative to accept the cash buyer ( better position/maybe more £ ) but I’m absolutely dismayed by the level of service and I’d urge anyone to avoid this branch. An awful and frustrating experience.At the other end of the scale, my agent Durden and Hunt, in particular James Gibbon has been a breath of fresh air. Highly proficient and a brilliant communicator!…..Update : Read the response from the customer service manager. What a patronising, condescending, standard template response from someone with no idea of what is going on?!I emplore anyone selling their house to avoid like the plague….……

Following a detailed appraisal of your file, notes of which are added in real time and subsequent conversations with individuals involved, your dependent interest on the property was registered accordingly. We will do all possible to ensure we are in regular communication, but please understand, a busy office will need to prioritise and as such, we may have not had the opportunity to keep you fully informed with events at this particular property. With regards to your revised offer, which again was formally put forward when you were still dependent upon a sale, the office tried to call the sellers whilst they were on holiday. Unfortunately, taking matters into your own heads by approaching the sellers directly upon their immediate return as we were unable to make contact, did not sway their decision. The office would have been more appropriately placed to discuss this with them.Time is of the essence with any potential purchase, particularly as in this case, when a property proves to be popular. Whilst it is in our interest to put forward any offers to a seller, it is ultimately the seller’s choice when deciding which purchaser to go with. Their decision will usually be based on amount offered and the purchaser’s buying position. Unfortunately, in this case, the seller decided to go with another party as the buyers were in a proceedable position.Whilst I appreciate your frustrations, you were not able to move forward due to the fact your property had not sold. It is currently a busy marketplace and unless you secure a sale, you are likely to miss out on any suitable property as other people will be able to proceed.Please accept my apologies as communication could have been better initially, but the outcome would not have been any different. I note with interest, your property remains available on the market for sale, despite recent activity. Embarrassing sexist inspection

During the last property inspection by James from the Chelmsford branch, he met my partner, who was visiting me from outside the UK, and another friend at my apartment. They knew he was coming and politely left when he knocked so he could conduct the inspection without interruption.However, I was surprised by what followed. Just because he saw their stuff in the apartment, I was accused directly of not staying in the property and letting others live there. I was shocked but tried to stay calm as I hate arguing. Where else could I live if I’m paying over £900 in rent? Yes, I had my partner and friend over to support me during a difficult time, and I didn’t think it would be an issue, which is why I had no problem with him seeing their belongings and laptops in the apartment, as we mostly work remotely. I explained to him that they were only visiting but he kept throwing accusations. He said something about other inspections showing that I have more than one bed in the apartment. This is baffling. So what? I am renting a two-bedroom apartment and how come they never complained to me? Is this about doing a better job than his colleagues who have been inspecting the apartment for years ? Is there not supposed to be a bed in a guest room or second bedroom? I have twin sisters and a daughter who stays with my mum in another city and visits me on some weekends? Am I supposed to put her in a hotel?If he wasn’t happy that I sometimes have people over, we could have had a conversation about it or talked about informing the landlord. I would happily oblige. I have lived here for over 4 years but threatening to repeat his visit the following week to ‘check’ that my stuff is visible is insulting.The most embarrassing part was when he opened my wardrobe, presumably to ‘inspect’ it. That’s just wrong on every level. I’ve had many inspections from Beresfords over the years that I’ve lived in this apartment, and no one has ever touched my stuff. He claimed he didn’t see any of my things lying around, but my belongings, including shoes and important letters, were clearly in the apartment. Did he need to see pink items or tampons lying around to prove that I, a woman, live there? Imagine a nearly 40 year old professional having to show him stilettos to prove I live there even though I have never defaulted in my rent payments. I even informed him that I had called a handyman to change a toilet seat which I had broken a few days back and to fix my dresser but he stated that as a tenant, I should not ‘take over’ the apartment. What does that even mean for crying out loud?? I have always kept the apartment in good condition and even have a cleaner that comes to clean forthnightly. So how does me fixing my broken dresser and a removable toilet seat mean taking over the apartment? Do I need the landlord to fix my personal items?I doubt he would walk into a male tenant’s apartment, start opening wardrobes and drawers, and query him about seeing his girlfriend’s belongings.I’ve already informed him that my father, who lives alone, will be staying with me so I can care for him after his upcoming throat surgery. If James doesn’t like this, then Beresfords is free to take me to civil court. I am not going to leave my elderly father on the streets. This so-called ‘FBI mode’ inspection is just ridiculous. I have already decided to move out after my dad is sorted and find another place to rent in Chelmsford, where I don’t have to feel like I am in boarding school.*NoteI keep editing this review because I remember more of the embarrassing inspection and try to add it. I could go on and on but it is already too long as it is, and so I have decided to leave it as it is. There is no point going back and forth. There are so many positive reviews here but my experience was far from that. I hope others have a more positive‘inspection’.*** Dear Beresford’s, thank you for your reply. Like I previously said, I am not going to be going back and forth with what was said and what wasn’t. I come from a very large family and have a daughter who visits me on some weekends. With all due respect, I will not apologise for having two beds in a 2 bedroom flat. I am also sure lots of tenants have sofas which can also double as beds whether it is in use or not. Anyway, since this is a problem for your agency, like I said I will be moving out as soon as possible and hand the property over in excellent condition. I guess every agent has their own rules and I have never had this sort of problem before. Lesson learnt from this whole situation is to ensure that I rent from a landlord or agent who doesn’t mind me having people around. I really don’t like feeling watched or monitored. Thank you.

Dear Dr SloaneI have read the full contents of your recent review have spoken with James and his immediate line Manager and wanted to reply personally.Firstly, I am sorry if you felt James' approach was too intrusive during his recent visit to the property which you currently occupy as a tenant. James and other members of our lettings team undertake hundreds of these types of visits every year. As part of our Service Level Agreements with those landlords who we represent, each related property is visited by us on a periodic basis. These inspections are conducted for various reasons. Firstly, it provides tenants the opportunity to point out any issues that may require attention or air general concerns. Also, we have an obligation to make sure tenants are looking after the properties to an acceptable standard during their tenancies and are complying fully with the terms of their Tenancy Agreements.In isolated instances, whilst on site our staff will identify specific issues which can cause concern. In your specific case it is unusual within a two-bedroom apartment to find beds located in every living space, including the lounge, especially as you are the only person listed on the Tenancy Agreement. During James' visit, when he queried this you explained that your partner and another friend were only visiting which is fine. However, a similar inspection was conducted 9 months prior in November of last year, which also identified two single beds in the lounge, another in one bedroom and a settee/sofa bed in another.Considering that your Tenancy Agreement lists only yourself as a single tenant, then in my view it would not be unreasonable for James to question why there were four beds required over at least a nine-month period, if a partner or friends were only visiting temporarily. In similar scenarios, it would suggest that a tenant could in fact be sub-letting space to help subsidise their rent which would represent a clear breach of their tenancy. James is of the view that at no time did he suggest you were not living in the property, nor did he ask that you open your wardrobe. It was volunteered by yourself to prove to him that you were living in the property. Of course, tenants have the right to have visitors staying with them for short periods of time, but if it is to be for longer periods then an application should be made to the landlord to have such individuals added as ‘Permitted Occupiers.’As agents we have an obligation to ensure that both landlords and tenants comply fully with the terms of their Tenancy Agreement. You assured James that those staying within your property are merely visiting and he accepted that. At no time did he suggest your father was not able to stay temporarily at the property whilst you cared for him.The reason he suggested that another re-visit may be required was to ensure that your visitors that were only in situ for a short period had in fact moved on elsewhere, and in my view it would not be an unreasonable request considering the observations of our personnel over a 9-month period.I hope that my response helps provide a clearer explanation of our role as agents on this occasion, and again I apologise if our actions caused any unnecessary distress.Steven BondManaging Director - Residential Lettings
