GoogleI would caution any prospective tenants from renting with Beresfords. They’re very adept and well trained to protect the interests of their landlords, but I’m sad to say that they’ve provided a very poor service to my young family and displayed a shocking lack of care for our wellbeing. To give you a flavour for some of the lowest points of our tenancy: they’ve ignored our pleas for them to damp-proof the bedrooms where our newborn baby and 3-year-old child slept for up to two whole years (blaming the rampant black mould on us failing to ventilate the property when in fact it was riddled with rising damp); coerced us into signing a much longer tenancy agreement than we were comfortable with (insinuating that the landlord would no longer view us as desirable tenants if we asked for a break clause to be written into our contract); forced us to vacate our family home for almost two weeks with no offer of alternate accommodation and insisted the place was ‘perfectly habitable’ despite it being essentially a hazardous building site; and demanded I surrender my set of keys to maintenance workers because they never managed to acquire a set of their own. And that’s honestly just the tip of the iceberg…

Furthermore, as agents we will always strive to look after the best interests of all parties concerned, but certain decisions in terms of what action may or may not be taken unfortunately lie with the landlord who owns the property. GoogleI am a portfolio landlord and used Beresfords in Brentwood to find and reference a tenant. I will not use them again. Their rental valuation for my house was top end. When I queried it they said the market was 'buoyant' and they were confident. I specified that I wanted a regular working family. A succession of prospects were put forward, some did not meet my criteria, some failed referencing. I brought another agent in who recommended a significantly lower valuation. Beresfords followed suit, lowering their valuation and immediately resulting in more interest. They put forward a 'couple' with a child who passed referencing. 2 days later the couple hadn't moved in and the male confided they were not living together and wanted to withdraw from the agreement, also citing an issue with the boiler. To cut a long story short a leaking pipe occurred the night the male decided to move his things in (he intended to occupy the house himself) causing a drama and him insisting on returning the keys and giving up the tenancy. Beresfords charged their full fee and refused any refund. I do not feel they fulfilled my requirements and that a partial refund was due. I feel their main concern was to maximise their fee. I note the response from Beresfords. The crux of my complaint is that I specified that I wanted a regular working family for my tenants. A couple with a young child were put forward but it emerged subsequently that they were not living together and therefore did not meet the agreed criteria. My view is that it was the nature of that relationship that was a major contributor to the failure of the tenancy. To date (end Dec 2022) I have still not received a formal response from Beresford's to my complaint.

Hi Kevin I was naturally disappointed to read the comments contained within your review and wanted to investigate this matter further and reply personally. In our view, the circumstances which you have sited in your review do not reflect fully the accurate series of events. The tenants which we sourced to which you refer went through the same vigorous referencing as any other others would do and this is undertaken by an independent specialist. In this instance, the tenants concerned passed their referencing without issue. The only reason there was a problem was that shortly after collecting their keys and moving in, the tenants had a domestic dispute and subsequently split up. As a result, they were unable to remain in the property together. Unfortunately, this is not something any agent could have anticipated. Certainly, throughout their application for a tenancy they gave no indication that there was a problem between them. Unbeknown to us, you subsequently decided to accept a request from them directly to surrender their tenancy, collected the keys and informed them that the deposit which they lodged with us at the outset could be returned in full. In such instances the normal process would have been for the landlord to have consulted with their agent before taking such action. Therefore, in the circumstances although we fully respect your decision, I consider it harsh to suggest that our staff acted inappropriately. I am sorry that on this occasion we have a different view of things but felt we should have the opportunity to respond to your comments hence this reply. Unlike most lettings agents that we dealt with on our journey to finding our new home, Beresfords were great on communication and actually returned emails and calls, unlike all of their competitors. The only let down was the amount of administrative errors that were made and that we had to chase several times to be corrected before we could move onto the next stage of the process. Subsequent communication face-to-face, by email or on the phone was excellent.They provided us with a valuable range of properties and were positive and efficient in arranging viewings.On finding a property we liked the client was contacted and the sale agreed within 45 minutes, and the required admin was dealt with efficiently.The whole experience was positive and successful, and Saffron and Rob were particularly helpful.
