A very special thanks for Leah Verasammy (Ealing Broadway)

One of the best estate agency I must say. As a tenant we have been almost all agencies in uk as a tenant. But here I came as a tenant and ending up as owner!!! And I must thanks Leah Verasammy from Ealing Broadway branch. She is the most wonderful person we came across.Without her help this journey would never been possible. Since the day we dreamed of buying the house we were living Leah was always there to help. She even help us with our own lawyer when we were struggling with documents and she just call me and offered her help without even asking!! she sort everything out by herself. Honestly There is not enough word to thank or appreciate for how she helped us, her dedication to work for people is just wonderful.

Recently purchased a property with Ginbs Gillespie

My husband and I recently purchased a property with Gibbs Gillespie and we had Leah Verasammy and Rohan Berry from the Ealing Broadway office help us each step of the way. From the beginning, they were responsive, helpful and went the extra mile particularly towards the end when there were a few road bumps that threatened to delay the completion of our purchase. Leah would make the extra effort, taking the initiative to call us and the sellers to find out exactly what the problem was from both sides and ensured that any miscommunication issues were resolved quickly so that we were not left without a place to live indefinitely. We would recommend them as sales managers and property agents!

Successful sale of my apartment!

On the surface, selling my apartment in Ealing should have been simple and straightforward, but it was anything but!In all, it took 15 months to bring to a favourable conclusion, and might have fallen over at a few obstacles, but for the timely and professional intervention of Leah Verasammy, Gibbs Gillespie, Ealing Office.From the time I communicated to GG (who were acting as my letting agent) that I wished to sell up my property, Leah was by my side, laying out the likely progression, timely communication of emerging issues, and suggested solutions. One particularly critical intervention, very late in the process, probably made the difference between a successful outcome, or a reboot of the whole sale process.Very pleased with the relationship she built with me - I think she was as pleased with the completion of the sale as I was!!

I had a very disappointing experience…

I had a very disappointing experience with Pritesh at Gibbs Gillespie, from the property viewing stage right up to moving in. I expressed interest in a property nearly a month in advance to ensure everything would be ready for my move to London and the start of my new job, but the process was chaotic and frustrating. The Gibbs Gillespie portal was faulty and caused significant delays in verifying my details. It repeatedly showed incorrect information about my employment status, making it difficult for Pritesh to believe my explanations. On multiple occasions, Pritesh accessed the wrong profile and provided me with irrelevant information, which only added to the confusion. As the moving date approached, I still had no confirmation that the deal was finalized. This uncertainty forced me to start exploring alternative options, which was incredibly stressful. Throughout this ordeal, the blame was conveniently shifted to the landlord, with claims that they were taking time to approve documents, something I found hard to believe. On the day of moving in, I asked Pritesh for some flexibility to meet me at the property to hand over the keys, as I had a removals van ready to unload my belongings. Instead, I was told I had to visit the Gibbs Gillespie office to provide my passport for photocopying. This delay meant I had to unload everything myself despite having paid for the service. After moving in, my attempts to contact Pritesh about unresolved issues, such as rusty locks and the lack of professional cleaning, have been ignored. If you're looking for a new home, I cannot recommend Gibbs Gillespie based on my experience. The lack of organization, poor communication, and lack of accountability made this process unnecessarily difficult.

Exemplary service by Ms. Divina Cole.

I have been a tenant at a property managed by Gibbs Gillespie estate agents for up to three (3) years now. Our property manager for the latter part of our stay was Ms. Divina Cole. I have nothing but positive feedback to leave here about this lady. If Divina is entrusted with a job, she ensures that no loose end is left untied. Unlike other property managers we’ve had in the past who have displayed propensities to procrastinate, Divina has always been on point. She possesses a pleasant and friendly nature blended with a firm demeanor. Divina has a fastidious work ethic and never fails to follow up once a contractor has been to visit our property for repairs/maintenance. She’d always make it a point to enquire if the job upon completion was carried out to our satisfaction. This is ‘customer service’ at its best!

Are they legal??

My experience with these Estate Agents, together with reading so many negative comments in this section, says it all: Gibbs Gillespie is an agency NOT TO BE TRUSTED and THEY ARE DISCRIMINATORY. Commenting and exchanging experiences with other people who have dealt with these agents, we have come to the conclusion that THERE IS A LOT OF CORRUPTION in this agency, both in the sale of properties and in the rental sector. For example, how can it be understood that a family (that I know) is told that they cannot rent a house for £2600 a month because they have (only-??-) an income of £85000 a year and they think that is not enough (??)...and they do not take into account their savings...BUT they are told that "if they pay 6/12 months' up-front rent in advance then, they are welcome to rent their properties and do not need to look at anything else (?)"...I think this company is not to be trusted. I would not be surprised if only fraudsters and corrupt people can do business with them:One for Another.

Unprofessional Behaviour by Mark Lander & Grace

I went through Gibbs Gillespie for my new property and they were not at all professional. It looked like they’re only bothered about letting out properties and once they let it, they don’t bother to support. Particularly to name here is Grace who is disguise for Gibbs. Her behaviour was extremely rude over the phone and then she tells Marks who calls me and start bashing me for being rude to his staff and disconnected the phone. He didn’t even had a courtesy to listen the other side of the story and he calls himself as a manager. Later when it come to leaving the property, Mark did not cooperate even at all which felt like it was more personal issue rather than showing professional behaviour.

Worse estate agents and customer service at Harrow and Pinner branch, avoid......

This company cheats the landlords and tenant as well. When I moved in, the house wasn’t cleaned and when I called then no answer for days and days. I got the property cleaned professionally by their suggested cleaners at check out, they wanted to charge me £280 and when I showed them the invoice then they were like it’s fine, what the invoice cleaned the property, this company wants to charge extortionate money to the tenants when they leave the property. I would advice all the tenants to be careful with this company. They are so bad that wish I could give them negative rating. Their reviews says it all that the Harrow and Pinner branch service is one of the worst. Directors of the company are not available as well, only interested in taking the money. They are part of the inventory company who works together to get extra money from the tenant. It’s a scam....In reply to the comment:How come when the review went in public then you replied within 24 hours but you never replied to any of emails in the last 6 months ???If you are not part of the inventory company then how come they missed all the items mentioned in the garden for removal wasn’t mentioned in the check-in report ? Landlord and her friend Nero knows the item belonged to the previous tenant but you want to charge me ??? Why should I pay for something for removal for the items belonged to your old tenants who did a big scam at the property ? I was told that more than 10 people were living illegally in a 3 bed house and it was all arranged by your company. Why none of you replied when the bailiffs were coming at my place chasing the 5 of the previous tenants ? This is how you manage the property ? It’s fraud.... Don’t worry as I have the proofs and bailiffs letter for the previous tenants and you and your company will be reported to the media how you want to con tenants.In reply to your comment:You still haven’t answered my question. Why should I pay for something which belonged to the previous tenant and landlord. How come your inventory person not documented while check in and now you want to charge me at check out. I confirmed that landlords agent Nero is aware of that and still you want to charge and keep the money. I sent you the picture that in the inventory list, it says the carbon monoxide alarm wasn’t working, did you ever repaired that ? I sent the pictures of the decking and it was only me who chased the landlord for 3 months to get it done. You did nothing about it. Please stop lying on reviews. I have all the proofs. Keeping my deposit money is considered as fraud and I will be taking your company and the landlord to the court for harassment, ignorance and negligence of health and safety....NO NEED TO JUSTIFY YOURSELF, YOUR REVIEWS ALL OVER THE INTERNET SAYS IT ALL. Dear Ramkrishna,Your complaint has been passed to me for review and I reply to the points you have raised below.Hinch Property Management Inventory Services, who compiled the Inventory, are an independent, industry accredited company. They do not form part of Gibbs Gillespie and they are employed to produce a fair, unbiased report. Upon your exit of the property, the Inventory Check-Out report highlighted that further cleaning was needed. As such we sought to recover costs from your security deposit. . You later informed us that you had engaged one of our recommended cleaners to clean the property. Once you made us aware of this, and provided us with the corresponding receipt, we confirmed the charges were not applicable. We have now taken the issue up directly with the cleaners as the work they carried out is far below the acceptable standard. The Check-Out report also raised other items as tenant costs (items left at the property, gardening, various other items of damage), and the landlord is still seeking to recover these costs from your deposit. We have tried to address these items between our parties, however you do not seem to wish to communicate any further over the security deposit. We would be happy to continue to try to resolve this, however if an agreement cannot be reached, you will need to refer the case to the Tenants Deposit Scheme (TDS), with whom your deposit is registered, for independent arbitration.I hope the above clarifies the matter.Kind regards,Nicholas Edwards MARLAGroup Lettings ManagerIn reply to your further comments:We have been in constant communication throughout the tenancy, including meeting with you at the property in April, and can document communication throughout the last 6 months up to yesterday evening (22/07/2019). The actions and any potential debts of previous tenants cannot be attributed to Gibbs Gillespie, with Bailiffs and debt collection agencies only often authorised to deal with the account holder. As previously stated, we are happy to try to work with you to resolve the disputes over the end of tenancy dilapidations. The process has been pretty poor from…

The process has been pretty poor from the start, especially with communication. I asked to add updated photos, which were never done, and the agents showing the property didn't explain all the features of the property to potential buyers. The move managers communication has been poor throughout and even yesterday when I called the office to ask for the move manager, I was told I would get a call back but have not had a call back. This seems to have been the experience throughout the process and I feel very disappointed with the overall experience with Gibbs Gillespie as I thought I had signed up to a reputable estate agent.

The team for excellent service and successful outcomes

We cannot thank Leah Verasammy and her team, Rohan and Luke at Gibbs Gillespie, Ealing Broadway enough! Communication could not have been better, with Leah in particular. We were kept informed at every stage of our house sale, our many questions were answered promptly and informatively. Leah drove the sale forward proactively, very often working in her own time to ensure all parties were kept up to date. The team secured an inordinate amount of excellent offers on our house, in no small part due to Rohan and Luke’s enthusiasm and skillful management of vewings! We highly recommend Gibbs Gillespie, Ealing Broadway to anyone who wants excellent service and a successful outcome!

Unsupportive

I was renting a property for 3 years. The service received was horrendous. I had a leaking roof for 3 years. (I lived in a flat in the 4th floor) when it would rain there would be a constant leak from the spot light. Yet nothing more than an engineer coming to look at the light was done. Because of this dangerous risk I had removed the light bulb to stop a short circuit and potential being electrocuted. They tried to charge me to put the light bulb back in. They didn’t even want to rectify the issue for the next tenants. Be careful when leaving the property they are looking for any excuse to retain your deposit. I had the apartment professionally cleaned, however there was a bit of dirt on the counter in the bathroom after emptying the property and they were trying to charge me over £270 for this. They have been prolonging giving my deposit back. I received my deposit over 2 months after I moved out.

Very disappointing experience

Very disappointing experience with Gibbs Gillespie. We booked a house viewing a week in advance, received a confirmation email and even had a phone call the day before confirming the appointment. Despite this, the agency called only 5 minutes before the viewing to cancel, blaming a “miscommunication” with the current tenants.

Really helpful & professional service

Once our purchase offer was accepted and Danielle was appointed as our point of contact, she was so instrumental in ensuring the sale went through. She always kept us updated, responded to all calls and requests, and kept in constant contact with both sides solicitors to help whenever we experienced issues that needed resolving. The purchase was not made easy by the sellers solicitor who was really slow, but throughout Danielle helped wherever she could to speed matters up and ensure we reach a successful sale. I was really impressed with the whole experience of our purchase and would have no hesitation n recommending Gibbs Gillespie.

The agency is forcing the NDO option…

The agency is selling the NDO option to landords and forcing tenants to accept it. It means that you are covering an expense that should be covered by the landlord . If you are paying a deposit you get the depostit back at the end of the tenancy. This does not happen with NDO option. You have thrown away about £1500 over a two year rental agreement. Its deceptive and unethical way of operating. Update. I have spoken to the agency and it appears that the landlord misunderstood the options. Happy with agencys response and their dealing with the issue. (My problem is the concept of the NDO option)

Cannot fault a thing

Thank you SO much to Lucy and Danielle for all of your help from start to finish! Your communication / responses and updates were professional, timely and really helpful in progressing my purchase. Great experience

My experience of Gibbs Gillespie has been really positive - each of the team who have supported me during my sale and purchase have been instrumental to getting the transaction over the line. Huge thanks to Sam Robbins for helping me navigate the buying process and getting be back on track when circumstances changed. My Move Manager, Luca Beltrami, was fantastic at pushing the process forward and liaising with the many stakeholders on each side. I appreciated Gibbs Gillespie having a slick processes, too, as not every company has this even in 2023. Moving home is always stressful so I am grateful for their support. Their deep understanding of the market and of people is really strong.
